PAYMENT REMINDERS
Please remember that if you do not pay your
Home Site Payment or Home Payment by the 5th of
each month a $30 late fee applies to each payment.
Please make sure you get those checks in the box
on time. A resident’s payment shouldn’t be late
more than 3 times in a 12 month period, this is just
cause for eviction. If you fall behind more than 2
months it does go to court where you pay the court
fees.
Credit Cards
Sterling Estates office now takes Visa, Master Card, Discover and American Express. It is a $10.00 fee to use this services. $10.00 fee is
better than a $30.00 late fee.

Storm Warnings Spring weather can bring ugly storms. Residents are encouraged to go to the Church of God Prophecy on Division Street for shelter. One of the employees will be there to open the basement. We only unlock the doors when we get an alert that we are under a Tornado Warning.

Calling All Veterans Wednesday, July 1, 2015 6:30 pm at the Adrian
College Nicolay Baseball Stadium. Post 275
Baseball is inviting all Veterans to a special
ceremony. This ceremony is to honor those who
served our country. All Veterans present will
receive a commemorative gift from post 275

Pesky Ants Ants are some of the peskiest insects and during the
summer, they can become a big problem in your home.
As the weather warms up, you’ll be able to find ants
around your food and in your garden wreaking havoc on
your life.
Most people turn to Raid and other insecticides to get rid
of ants, but we just discovered there’s a simpler, less
smelly way of getting rid of those pesky insect.
Avoid calling pest control and turn to Borax, a
household stain remover.
Prepare some hot water, grab the honey and sugar, and
get started! In a cup, pour in six teaspoons of your sugar
and six teaspoons of Borax. Then, add the boiling water
and mix it all together. Add honey once the sugar has
dissolved — this will give ants all the reason to come
have a little taste. Next, let your mixture cool and add it
to a spray bottle. Recycles an old laundry spray bottle.
Spray a trail of ants outside of your home. The ants
digest the Borax and they immediately die off.
Looks like all it takes for your summer to be ant-free is a
few household ingredients and just five minutes. I think
we can handle that!
Basic Biking Tips for Children
The basic set of rules for beginning bicyclist are:
1. No playing in the road.
2. No riding on busy streets.
3. Stop and look before entering a roadway to cross or for any
other reason.
4. Bicycle ride with traffic regardless of whether it is on the
road, on the shoulder or on a sidewalk. [In situations where the
infrastructure or other factors force you to ride toward traffic,
adjacent to it, it is EXTREMELY IMPORTANT that you
approach every intersection (road, alley, driveway, parking lot
access, etc) with extreme caution and prepared to stop
instantly.]
5. Stop for all stop signs and obey all other traffic signs and
signals.
6. Make your own decisions (don't do something just because
a friend does)
7. Keep at least one hand on the handlebars at all times -- two
is better.
8. No riding at night -- even in broad daylight bright cloths are
good.
9. Even if you are doing everything else safely and right
(please do), it is a good idea, and sometime the law, to wear a
bicycle helmet. Bicycle gloves are a second good piece of
personal protective equipment.

cheap remodel, he just can’t make up his

month home site lease and the obligation

Sterling Estates cannot take your home
back, but will get a judgement for back rent,
and a Judgment lien on your home and
judgement for site rent for the balance of
rent due. Which when registered will affect
your credit. This does not apply if you sell
your home to remain in the Community.
The right of First Refusal applies to all those
that move out of the Community which
includes the judgement full rent clause
against the seller.
The other option is selling your home to
remain in the Community will net you more
$$$$ and keep your home in the
Community. The Right of First Refusal
applies to all residents who own their home
and or are leasing their home if sold to move
out of the Community. That includes the
right to get a judgement against the seller for
the site rent due for the balance of the lease
and or a year of Home Site Rent.
If a resident sells their home to remain in the
Community and all Home site rent is up to
date at the time of sale, then none of the
above applies.
Selling your home to remain in the
Community will net you more $$$$ than the
FLIM FLAM MAN and keep your credit
from being damaged.
