LOCATIONStation Yard is located just west of Dumfries in Dumfries & Galloway in south-west Scotland. The region is stunning, with a mosaic of deciduous woodlands, watercourses and an abundance of open grassland. The Cairn Water, upon which Station Yard sits, is formed by the confluence of the Castlefern, Craigdarroch and Dalquhart rivers, flowing for 11.5 miles into the River Nith in Dumfries. There are local amenities and good transportation links available in Dumfries, just 7 miles away.

The property is shown on the location and sale plans to the rear of these particulars and can be found on OS Sheet 1:50,000 Number 79, Grid Reference NT 341 134.

ACCESSFrom Dumfries, travel north-west on the A76 for approximately 3 miles. Turn right onto the B729, signposted Dunscore and Moniaive, and continue for a further 4.5 miles, keeping left at the fork signposted Newtonairds. Turn right onto the minor road over Drumpark Bridge to Station Yard Woodland, which is on the left.

Access into the woodland can be gained from point A1 on the sale plan via a stock gate.

DESCRIPTION Station Yard is a Lowland deciduous, riparian woodland. It is dominated by hazel, alder, sycamore, ash and rowan. A few veteran oaks are dotted throughout the woodland, which suggests that Station Yard has been established for some time.

The woodland is registered with the Native Woodland Survey for Scotland and, furthermore, forms part of the Integrated Habitat Network as a Core Native Woodland. The age and diversity of the woodland allows it to support a wide array of local wildlife and adds to the biodiversity of the area.

Station Yard would be ideal for a conservationist or woodland hobbyist. There is outstanding potential to turn the woodland into a perfect weekend retreat. A small cabin could be erected (subject to planning permission) to really make the most of the stunning surroundings. Prospective purchasers must make their own enquiries with the local authority in relation to obtaining planning permission.

SPORTING RIGHTSSporting rights are included with the sale; however, there are no riparian fishing rights on the Cairn Water.
