report offers plenty of detail, so don't be alarmed. The most important page is our

observations page:

The Observation page. This is where most of your repairs will show up that the

Inspector believes needs to be done, such as water leaks or something broken.

The Recommendation page. Is just that, a recommendation. You don't have to do

any of the things on this page, however, the Inspector will recommend to repair certain

items in order for the property to maintain its value. You are purchasing an investment

in your future, it needs to be taken care of so it does not loose value.

INSPECTION PROCEDURE:

The Inspector will perform the inspection in the same manner at all times.

Starting from the front door and working his/her way around to the right of

the property until he is back at the front door. This procedure will be done outside

of the Home. Once inside the home, the Inspector will work from the front door

and make his/her way to the right of the home following the walls.

This is in the same manner as the exterior of the home.

The inspection is a Visual Inspection, however, the Inspector does have tools

he/she uses to help in the inspection. The inspector has over 6YRS. Of experience

performing Residential and Commercial Inspection. The Inspector is most concern

with making sure the roof is not leaking, the walls are not going to fall down, or that

the home does not have a major issue that will effect you living in the home.

Even thought the Inspector is not too concern with a broken molding or a loose handle,

the Inspector will most likely make note of it on the report so as to bring it to your

attention.

When the Inspector is done, He /She will go over the inspection and bring attention

to any major condition found during the process. The report will be send to you

with in 24 hours of the inspection by email.

Found home has Galvanized Pipes which have been associated to some health issues in some parts

of the country. Should you be concern we recommend doing a water sample test for your information on

condition of water.

Need to seal flashing and area behind to prevent further water damage and wood rot to trim

panels.

Front porch shows signs of water starting to cause damage to tiles and base, will need to seal

all areas where water can get in to prevent further deterioration.

All exterior outlets need to be GFCI protected for safety.

Suction line for condenser needs to be properly insulated.

Need to make sure water does not puddle on foundation and flows away from home.

All gutters should drain on to a hard surface and away from home to protect the foundation.

Found base of power mast has a lip which can hold water and may create roof leaks over

time.

Found flat roof shows signs of water puddling which over time will create damage to roof and

allow for roof leaks.

Flat roof will need repairs to prevent further deterioration.

Found a few shingles sticking up, need to be glued down and sealed.

Metal gates on windows are a fire hazard and safety issue if they can not be easily removed

in an emergency.

Recommend repairs to ramp entrance to prevent further deterioration and trip hazards.

Condensation should drain a minimum of 18" away from home to protected foundation. 18

1st bedroom closet door needs a service and alignment for ease of use. 25

Found air handler coils are dirty and recommend service for better performance and prevent

condensation dropping on to filter and ground. 26

Found outlet has Hot and Neutral reversed, will need repairs. Also, outlet should be GFCI

protected for safety. 27

Encondensant lightbulbs in closets can be a fire hazard. 28

Found some of the closet doors are missing the floor guide needed for ease of use. 29

Just for information, Windows are very hard to open and close, maybe lack of use. 30

Found some of the doors hit on the frame when closing, need alignment to prevent future

damage to door and frame. 31, 34

Found 3rd bedroom door panels are coming apart and will need repairs or replacing. 32

Some of the ceilings, through out the home, show signs of previous repairs. 33

All outlets near sinks need to be GFCI protected for personal safety. 35, 42

Bathroom has no exhaust system, recommend using a fan to allow for air flow to prevent

moisture building up on walls and causing mold. 36

Found a few loose outlets in the home, should properly secured them as needed. 37

All wire splices need to be properly secured in a junction box with a cover. 38, 50

Found kitchen sink was backing up and not draining properly, recommend having a licensed

plumber check system. Recommend having sewer scope done because of age of home. 44

Kitchen window spring is broken and will need repairs or replacing. 45

All wiring need to be covered up with drywall or run through a conduit for safety. 46, 47

Found hinge is loose and should be properly secured. 48

Found signs of dry wood termite damage. Need to have a licensed pest control company check

home and assess situation and make recommendations for repairs as needed.49

Need to make sure all airducts are properly sealed to prevent condensation from forming which

can create mold over time. Also, airducts should not be laying on the insulation 51

because it will also create condensation.
