Letter from the Chair:
Making Vision a Reality
As we conclude another tremendously successful year and I reflect on all of the accomplishments that we achieved, I find myself in a state of awe. When I think about the hallway renovation project - and the degree of difficulty in managing a project of this size, scope and complexity; the myriad of social and recreational activities available to our residents, and the highly regarded and critical dining program, I am amazed that all of this was achieved with such a high degree of success and service. Intuitively, I know it is the result of the incredibly talented and dedicated staff that Bracondale is fortunate to employ. The manner in which they conduct themselves with our industry partners, contractors, suppliers, and most importantly our residents is exemplary. The expectations that they hold themselves to is underpinned by a culture of respect and compassion and a prevailing attitude of caring deeply about their work and the people that they serve.
As the Chair of the Board for Bracondale, I take inspiration from the work and dedication of the staff and attempt to hold the Board accountable to be equally as committed and dedicated. To this end, the Board has been developing ambitious goals for the future to ensure that we are able to continue to provide an extremely high level of service to the community. We also want to make sure that we are well positioned and resourced to seize opportunities as they present themselves and overcome challenges as they arise. Finally, on behalf of my fellow Board members, I would like to thank all of the staff and volunteers for their dedication and hard work over this past year.

Executive Director’s Report: To Triumph
In 2017, we celebrated Bracondale’s 35th anniversary and Canada’s 150th Birthday. In order to commemorate both events, we installed murals on 6 of our floors. The murals depicted Canadian settings from Western to Eastern Canada. We hope that our residents and staff will be filled with warm memories as they see familiar landscapes from across Canada.
In 1979, Reverend Gordon Hume, Minister of St. Matthew’s United Church, gathered members from the surrounding United Church congregations of Timothy Eaton Memorial, Deer Park and the local community to plan affordable housing for seniors. These members of the Bracondale House Committee were aware that many seniors in their congregations needed an affordable, secure place to live and a place to consider “home”. With funding from CMHC (Canada Mortgage and Housing Corporation) and approval for the zoning plans of the buildings from the City of Toronto, they designed a small housing building for families and a high-rise building for seniors. The seniors’ building included comfortable suites and facilities such as the kitchen, dining room and spacious lounges on the ground floor. Additionally, the lower recreation area had a kitchen, medical suite and hairdressing salon for the seniors to take advantage of. From that time, we have offered units at market rent. Alternatively, with funding from the City of Toronto, we also offer rent subsidies for seniors and family tenants with low-income.
In 1982, tenants started moving into Bracondale. The buildings were designed to fit within the community to reduce the stigma typically associated with affordable housing. As a result, our tenants have integrated into the community and easily established their own networks and personal connections within the local community.
Upon completion of our building, the staff consisted of three people: the Administrator, a part-time program coordinator and a superintendent. In 1997, with funding from the Ministry of Health, we expanded our staff from funding that we received from the Ministry of Health for our supportive housing services. Today,
Bracondale has grown to 17 staff members which consist of the office, janitorial and the supportive housing team including the Personal Support Workers. Amongst our staff, we have been fortunate in maintaining a strong culture of service, respect and teamwork for many years. Our residents inspire the work that we do. We love hearing stories of happiness after residents begin new chapters in their lives with us. Tenants make new friends and take advantage of the many social activities offered at Bracondale.
Throughout the years we have managed our assets to ensure that our buildings are well maintained. This includes annual inspections of the units to carry out necessary repairs, renovating units for new tenants and our Reserve Fund Study which gives us a good understanding of the condition of our building. As our CMHC mortgage ended in October 2017, we will be able to allocate more money to our reserve fund which will allow us to pay for the identified major capital projects in the coming years.
In 2017, we started and completed the renovation of our hallways. This was a huge success. The staff members of the company, Cooper Gordon, were so helpful, kind and respectful of the residents’ needs during the renovation. The residents were patient with the demolition and remodelling of the hallways

that interfered with their daily lives. Additionally, staff members worked well with Cooper Gordon and the residents in keeping everyone informed about scheduled work. In addition, staff helped residents move safely through the hallways so that they could continue to do their daily activities. We are extremely pleased to receive so many compliments about how the hallways look so elegant. One of our resident’s grandchildren asks when he can come to “the hotel”.
Early on, the Board and staff recognized the need to provide more services to assist our residents to continue living at home. We noticed that many of our seniors were moving into long-term care homes in order to receive more care. After many years of advocating for funding, we received financial support in 1997 from the Ministry of Health for supportive housing. Now, with funding from the Toronto Central LHIN (Local Health Integration Network), we continue to offer the following services: shopping help, homemaking tasks and meal delivery. In addition, we provide care services such as help with dressing, bathing, and medication reminders. We know that service options in the community can be overwhelming for our senior residents. Therefore, our supportive housing team works with individual residents by connecting them to healthcare resources and services which are specific to their unique needs.
We have always appreciated the importance of providing opportunities for seniors to engage, connect and feel supported within the Bracondale community. By providing social and recreational activities such as the exercise classes, art and music programs, shopping and dining-out trips we support physical and healthy activity. Also, food is often the key to bringing people together, making connections and building community. Our communal dining program was created to ensure that seniors had an option for nutritious and affordable meals that they could all enjoy.
This year, Robert Weppler, Lynne Lamb and Marija Padjen have ended their terms as Board directors. Their donation of time and expertise has helped make Bracondale a stronger organization to take on the challenges of the future. I would also like to remember
Linda MacDonald who died in January. Linda not only served on our Board and Advisory Committees, she also volunteered in the office, assisted in the billing for the meal program and with her expertise as a nurse worked with me to develop care policies to improve the lives of our residents.
I want to take the opportunity to thank the Board members who volunteer their personal time to provide us with sound governance and vision for the future. We are fortunate to have such deeply engaged individuals with a valuable array of expertise related to the work that we do. I would also like to thank and acknowledge the work of the staff, and all of our volunteers including the members of the Advisory Committee who provide the activities that so many of our seniors enjoy. Bracondale has had a long reputation of being a warm, welcoming place to live. It’s the attitude and enthusiasm of our residents that makes this place special.

Across Generations...
Baba Torres was an original tenant in the family building. Prior to that, Baba’s mother, Anna Algriph, was one of the first residents at Bracondale. Bracondale was situated in a convenient location close to other popular St. Clair West necessities. Living in Bracondale also allowed Anna to be close to Baba who had young children at the time.
Through Anna’s encouragement, Baba moved to the family building. There was a communal aspect where parents would watch others’ kids, partake in sleepovers and even host their own version of the Olympics. Reflecting on her time at the family building, Baba shares that, “Everybody knew everybody...very social.”
It didn’t take long for staff to notice Baba’s exceptional skills and she became Housing Manager in 2002. Discussing her time as a manager, Baba said it was a wonderful experience that allowed her to get to know the residents and staff more.
Baba emphasizes that Bracondale makes a priority of meeting the needs of seniors by providing critical programs and resources to encourage independent living. This includes the essential dining program that provides residents with a chance to socialize with one another. In addition, Baba states that Bracondale
addresses, “The needs of the people in the community, in Toronto, it’s impossible to find an apartment or live anywhere that they can afford.”
Although Baba has retired as housing manager she stays busy as the on-call superintendent. In addition, Baba is a resident of the seniors’ building, and she notes that the vibrant community at Bracondale keeps her engaged. Finally, Baba is happy to share that, “it’s (Bracondale) a wonderful place to live, every time I come into the building it gives me a feeling of contentment.”

Hallway Renovation We are pleased to share the results of our major hallway renovation project. This is our first
major renovation since the opening of Bracondale in 1982. Construction began in January
2017 and was funded through our capital reserve fund.
Corridor Walls
Existing wallpaper was removed in order to install
new wall paper. In the process, dry wall was skimmed
and levelled. Walls were also reinforced to support
new railings. Chair rails and silver handrails were also
installed. This was coupled with the installation of
new LED lighting sconces.
Corridor Floors
We removed the existing carpeting on the corridor
floors. The floor was grinded and levelled. New
commercial grade carpet tiles and carpet baseboards
were also installed.
Elevator Lobby and Elevator
Iconic Canadian murals were installed on floors 2-7.
Ceramic tiles were installed in elevator lobbies from
floors 2-7. Lockable aluminum notice boards, hands-
free sanitizers, directional signs and benches were
installed on each floor. In the elevators, new tile
flooring, LED lighting, stainless steel and laminate
walls were installed.
Main Floor
New ceramic and mosaic tiles at mailboxes, a
refurbished emergency board and a brushed
aluminum LED information board with the SMBH logo
were installed.
Fire Safety
New Fire Safety Plan
Apartment doors
Each door underwent asbestos remediation above
each door. Energy efficient LED lighting was placed
above each door. Doors and door frames were
painted. Brushed stainless steel corner guards,
brushed aluminum apartment numbers and new
handles/locks and new medical oxygen signs were
installed.

Barbara Bailey was one of our first tenants at Bracondale! At the time, Barbara was joined by her two sisters who also had an apartment at Bracondale. While at Bracondale, Barbara faithfully served on the Advisory Committee as well as the Board of Directors. Her role in both groups led to the successful implementation of various programs. Always offering a caring hand to others, Barbara provided meals and shopped for many of her neighbours. What attracted Barbara’s sisters and herself to Bracondale was that, “it was a nice place, a convenient place.”
When Barbara moved to Bracondale, she was very pleased with the building and she noticed that the office staff were pleasant. When discussing what she thinks the founders’ intentions were in building Bracondale, Barbara said, “They were looking for seniors to have a comfortable home.” Although Barbara was very close with her sisters, she also formed relationships with other tenants and staff. Barbara was still working and was not
as involved in Bracondale’s programs. However, Barbara knew that she can go to staff with any questions or concerns that she had.
With the introduction of new programs in the early nineties, Barbara made use of the shopping services and communal dining. Barbara emphasizes that the dining program is a necessity for seniors. Barbara was also involved in the exercise classes, painting and the doctor which she says is now her own personal doctor. In addition, the computer support program makes her feel more independent.
Overall, Barbara feels that the friendly environment has led to the long-term success of Bracondale. Barbara shares, “ I don’t think other residences have the facilities that we have and the programs that we have. I think we have an excellent staff here looking after us. They’re friendly and helpful.”
