We are almost five full months into 2014 and selling activity in Scottsdale Ranch has, thus far, been very brisk. Values continue to increase, although incrementally.

Year over year we are seeing shorter time on market and higher values. ➢ There was no board meeting in March.

➢ Accepted the 2013 Audit Report as prepared by Butler Hansen PC.

➢ Approved the Car Cover Amendment and the Animal Provision Amendment for inclusion on the 2014 Annual Election ballot.

➢ Agreed to research the acquisition of an AED (Automatic External Defibrillator) for the Community Center.

➢ Appointed the Teller Committee: Pat Chermak, Nancy Brandl, Nancy Jacobson, Gaby Nations, Loretta Colgan.

➢ Appointed accept Mike Breslin to the Ancillary Committee.

➢ As a result of voting amongst the board of directors, the following slate of officers for 2014-2015 is: Matt Metz, President; Michael Breslin, Vice-President; Brian Munson, Treasurer; Jeannine Mona, Secretary.

Annual Assessment Late Feesannual assessment invoices were mailed out to all Scottsdale Ranch residents in mid-December with a due date of January 1, 2014. The 30-day grace period gave residents adequate time to make payments, as payments were not considered delinquent until February 1, 2014. all payments received in our office after January 31, 2014 were considered late and have been assessed a late fee. Starting February 28, 2014, all accounts not paid were assessed additional interest, at a rate of 12% per annum, or $3.40 per month until it is paid. If you still have not yet paid your 2014 assessment, a lien may be placed on your property and further collection action may be taken.

Scottsdale Ranch has many owners who live here part-time and many who receive mail at an address other than their Scottsdale Ranch property address. It is very important that we also have the best contact information on file for your property including your mailing address, at least one email address and the best phone number that one can be reached at. Please take a minute to check with our office at (480) 860-2022 or update your contact information on our website if anything has changed. Contact information is extremely important with regards to the safety, maintenance and financial standing of your property.

Scottsdale Ranch also has many renters who occupy properties throughout the Ranch, both on a short and long term basis. If you own a property in the Ranch and lease out your home, please be sure to provide our office with your tenant’s contact information. We have a Renters Notification form that you can complete on our website at www.scottsdaleranch.org under Documents, Real Estate or you can stop by to pick up one of these forms at our office. In addition to wanting the contact information for who is occupying the home should there be an emergency with the property such as a water leak, we also want renters to feel a part of the community and stay up-to-date on everything going on by receiving our magazine, monthly email blasts and other association communications. It is important that they too know what is happening in terms of events and activities and safety concerns, but also so they can remain aware of pertinent reminders regarding code enforcement, property maintenance and the architectural standards. This bi-monthly magazine publication is only mailed to the owner’s mailing address that we have on file, so if you are a renter or an owner with a tenant occupying your property, please contact our office at (480) 860-2022 so we can manually add you to both our mailing and email list. Together, we can all ensure that all of the residents of Scottsdale Ranch remain connected and properly informed.

a seven member Board of Directors governs Scottsdale Ranch Community association (SRCa). The Board establishes the basic policies of the association and oversees the operation of the professional staff. The Board of Directors meets the fourth Tuesday of every month at the Community Center. These meetings are open to the membership. SRCa’s Board employs an Executive Director who oversees the administration, landscape and building/lake departments including a full-time, on-site administrative staff and a contracted landscape maintenance company, who all work behind the scenes to implement the mission statement.

Here on the Ranch we strive to keep our communications fun, innovative and in relation to our everyday lives. Recently, we had a resident inspire a brand new section to our magazine, called “Did You Know”. This column will be included in the Home & Landscape section of our magazine and will be a range of home tips and tricks that we can all benefit from. It is my hope that residents will submit tips and tricks they have found beneficial so that we can share with our Scottsdale Ranch residents. I stumbled upon these smartphone apps that are very helpful around the house and I wanted to kick off “Did You Know” by sharing them with all of you!

Houzz Interior Design IdeasThis highly-rated app—4.5 out of 5 stars in the apple store—lets you discover ideas for your home through a large database of design ideas. You can browse photos by style, room and location, and save them to a virtual idea book. You can also f ind product and local professionals, and read articles by renovation experts. You can save your ideas for off line access and ask for advice from the app’s community. available free in both apple and android stores.

MyPantoneThere are many paint color apps, but this one lets you save colors based on their PaNToNE ID and create colors palettes from inspiration. You’ll be able to share the exact hue you like with designers, manufacturers, family and friends. It suggests complementary colors too. available for $9.99 in the apple store and $7.99 in the android store.

iHandy CarpenterThis app turns your phone into the tools you need to complete your improvement project. Happy summer, SRCa owners and residents,

I am honored to have been elected by your board of directors to serve as president this coming year. I look forward to my second year on the board and the opportunity to help improve our remarkable community.

First, a warm “welcome!” to our newly elected board members, selected by you, our residents. Mike Breslin brings experience leading one of our sub associations and has been elected vice president for this coming year. Lea Diamond has already demonstrated her activism by starting and leading our Mom’s group. and many of you will remember Brian Munson who is returning to the board after a long hiatus; he will be serving as treasurer this year.

of course, we welcome back those board members who are continuing their elected terms. Bill Howard is completing his term this year, and we thank him for his service as treasurer last year. Jeanine Mona is starting her fourth year, and will serve as secretary this year. and Mike Vandermark is also entering his second year on the board and has been instrumental in helping us generate ideas for how to make SRCa even better.

Your board works closely with our executive director, Kathe Barnes, and her superb staff, Suzanne Cox, Jennifer Pearson, Kassie Sheerin, Ricki Stamos, and Belle Worthley. This team ably handles the vast amount of administrative responsibilities that are needed to keep our community running smoothly, freeing the board to set policy and direction.

We also have many committees, all staffed by you, our residents. If you already serve on one or more of these committees, we thank you. If not, we encourage you to get involved by volunteering to serve on one or more of these teams. Consider joining one of our current committees: ancillary, architectural, communications, election, finance, governmental, lake or social. another way to get involved and meet more of your wonderful neighbors is to participate in some of the many social events coordinated by our committees and staff. These committees, along with the SRCa staff and your board, share a common goal; help keep SRCa the best place to live in the Valley by preserving and enhancing property values and quality of life.

This year, we’ll begin building on some of the great ideas generated in our Cafe Conversations, which should help make our community even better. as your new board begins working together, expect to hear more specifics on our priorities for future activities and improvements.

If you haven’t been to either of the last two Scottsdale Ranch annual Meetings, you don’t know what you‘re missing. We admit, the old format of meeting was rather “boring” but as the past two year’s annual Meetings proved - the new format is a fun social event on the Ranch and a great chance to meet members of our community.

once a year, residents of Scottsdale Ranch are invited to join Scottsdale Ranch Community association (SRCa) staff, board candidates and other guests to celebrate the past year. This year, we were in the company of our wonderful landscapers, DLC Resources, as well as, Commander Chris Hall and Lieutenant Michael anderson from the Scottsdale Police Department - Via Linda District. The evening was full of awesome raff le prizes, fun trivia questions and prizes, food and drinks, a recap video of 2013 and, of course, the 2014 election results.

We kicked off the night with our grand raff le prize, presented by President Ken Miceli, for a brand new Samsung Galaxy Tablet 3.8 16GB donated by our friends at DLC Resources. For those of you who don’t know, DLC Resources is the reason our common grounds are kept so pristine and luscious thanks to their efficient and friendly landscaping services. Board Director, Matt Metz then thanked outgoing board members, Ken Miceli and Steven Hillman, for their dedicated service to the SRCa Board and presented them each with plaques to remember their years served. Teller Committee member, Nancy Jacobsen, then welcomed newly appointed board members, Lea Diamond, Brian Munson and Mike Breslin to their 2-yr. term on the board.

as the evening went on, we gave away more gift certificates to restaurants and stores in the Mercado at Scottsdale Ranch. a huge thank you to The Egg I am and Goldies for your donations. What great community partners! also, we would like to thank the SRCa Teller Committee for their cheerful efforts counting ballots to help us to accurately collect election results. Scottsdale Ranch “super mom”, Lea Diamond, has been nominated by her fellow residents for this issue’s Residents’ Corner. She started Scottsdale Moms’ Group and has grown the group to over eighty members who gather monthly for Bunco and other fun activities she coordinates in her free time. “Not many women would take on such an initiative, but as the group continues to grow and grow, it is a testament to her efforts”, says fellow Scottsdale Ranch resident.

Lea, mother of two, has been a resident of Scottsdale Ranch for many years and is excited to be a part our community. any resdiential community marvels at a resident like Lea. She has helped residents move into their neighborhoods seamlessly giving the opportunity for young families to network within the community. SRCa staff had the opportunity to ask Lea about her achievements on the Ranch and if she had any words of wisdom for residents interested in starting a community group such as Scottsdale Moms.

How long have you lived in Scottsdale Ranch?We have lived in Scottsdale Ranch for approximately 12 years.

How did the idea come about for the Mom’s Group and why did you want to start it?Scottsdale Ranch Community association initiated having a mom’s networking group where moms could meet at a coffee shop and network with other moms. There was interest, but no one could come to the meetings, including myself. as a mom of two young sons, I knew the closest I would get to a coffee shop was going through a drive-thru window while two boys screamed in the backseat for donuts and cake pops. I was also privy to mom hours (not being able to meet during school carpool times or the very sacred nap time). I took the initiative and contacted the association with suggestions that we change the coffee date to a park play date; where kids could play and parents could chat informally and instead of calling it a networking group, which sounded more of a business group, I thought it should simply be called a mom’s group.

How did you initiate contact and spread the word about the group? I had a small database of names and some others I knew would be interested. I decided to create a Facebook page instead of doing evites or emailing everyone invitations. Most people were Facebook members and with that forum I could have a designated group, for free. My thought was that it would be platform for getting input from members on which events they would be interested in, best times people could meet and also have the ability to easily change something if it didn’t work. My intention was to use the page not only to post events but also a forum for the community; to ask questions and get advice, for encouragement and support and of course to establish friendships.

Are you surprised by how quickly the group has grown? I am and I’m not. For a year, there weren’t too many people involved or coming to events. I tried different playdates, different times, an art class, and different interesting events with guest speakers, etc. I knew that if I could establish a small core group, word of mouth would catch on and

more and more people would join the group. once a person accepted to come to an event, I felt a responsibility to find a way for women to feel comfortable going to an event where they wouldn’t know anyone. I wanted members to leave feeling welcomed and wanting to return and refer other friends and build the group.

I hosted a group play date one day at the park and after months of events that received little attendance, this particular time was high in attendance and to my surprise a lot of people seemed to click. I acknowledge that it was hard to keep a conversation with people running chasing after our little ones. That is how the monthly Bunco group was formed. In theory, playing Bunco was always just an excuse to get to know each other. That’s what we tell our husbands anyway!

What benefits have you seen from it?I believe you can never have too many friends. We have all benefited, myself included, by getting to know a large group of women that otherwise would maybe not have crossed paths. In our group, we have gym partners, happy hour groups, a coffee group, people to go shopping with and people to call when you are sick or having a bad day. In the group, we have ladies who work, some that stay home, some that do both. We have ladies of different demographics and ages and yet, we all have “the Ranch” in common. We all want our kids to be safe where they live, we all want to feel like we are part of something bigger than ourselves, and we all want to feel a sense of belonging in our community. We have shared in each other’s lives; been there to welcome new babies, supported each other through some challenging times. I’ve been involved in other mom’s groups and I feel like we surpass them all. This group of ladies is all so welcoming and down-to-earth. We are great moms and great friends and love our community. I feel lucky to know them.

Are there any goals for the group in the future?We have networked with some of the restaurants and other shops at the Mercardo. It’s always fun to experience something in your own community and share it with others. I hope to work with local restaurants and shops more in the future.

How would you recommend other residents go about starting another community group?Just do it, be patient. It will catch on.

Preparing for Monsoon SeasonProper tree pruning practices are important when attempting to limit storm and wind damage. During monsoon rains, the wet ground makes trees more susceptible to failure due to what we call the “sail effect”. The sail effect happens when trees have been primarily lifted – meaning the tree foliage has been trimmed for clearance. While removing low hanging branches for clearance is an important aspect of tree care, performing it alone leaves the majority of the tree’s weight in the top half – making it more susceptible to wind damage because the wind can’t move through the canopy. The key pruning practice in preparing your trees for monsoons is crown thinning. Reducing the thickness of the canopy, while also pruning for needed clearance, allows wind to move through the tree, reducing the amount of force strictly pushing against the canopy.

BARKING DOGS

Many calls are received in our office about barking dogs. Some of these barking dog issues are easily dealt with by a phone call or a quick courtesy letter, but most are not. We have found that in most cases, it is best when neighbors can work together when addressing such issues. While our office will alert the homeowner of the neighbor concerns, the Scottsdale Ranch CC&R’s do require specific documentation of a nuisance prior to proceeding with any formal action to gain compliance.

Not only is a barking dog nuisance a violation of the SRCa CC&Rs, it is also against the Scottsdale City ordinance which states:

“No person shall keep a dog within the City limits which is in the habit of barking or howling or disturbing the peace and quiet of any person within the City.”

Here are some suggestions for calming barking dogs:

• Askyourselfwhythedogisbarking.Isthedoglonely,frustrated,calling to other dogs? Spending more time with the dog, and providing toys and playing music or other soothing sounds may help.

• Thinkaboutthetimeofdayorwhatoccurswhenthedogbarksexcessively. Can any disturbing noises be eliminated, or masked by a barrier or soft music?

• Werealizethatyoumayownadoginparttoalertyoutostrangersand danger. However, unprovoked and excessive barking defeats this purpose. By teaching your dog not to bark unnecessarily and/or for extended periods of time, you’re training him to be of better service to you.

• Obedience training can be very successful for dealing withnuisance barking:

a. Train the dog yourself---there are special interest classes at both the Scottsdale Parks and Recreation Department and Scottsdale Community College

B. Many good training tips can be found in books at the library and on the Internet

C. Use professional training services (in the Yellow Pages)

• Monitor the dog while you are home; assess the problem, ifbarking persists, tell the dog to quiet.

• Teachthedognottobarkbysquirtingwaterinitsface(possiblywith a water bottle, not a high pressure hose) while the dog is barking inappropriately. Say “quiet (name of dog)” when you are squirting the dog. Be consistent with this and pet and/or reward the dog after it is quiet for a short while.

• Keep the dog inside the house, in the garage (if temperaturepermits---summer is not recommended), or inside the house in a kennel cage during times of barking. Even large dogs usually adapt well to being kenneled for reasonable lengths of time.

• Movethedogtoasideofpropertyawayfromneighborsorawayfrom the noise that is bothering the animal, if one exists.

• Dogs are pack animals, and bynature require companionship.Walk and play with the dog as opposed to leaving it alone in the yard for long periods. This will also help the dog become more familiar with its surroundings, gives the dog necessary exercise, and makes time for interaction with you.

• Don’t make too big of a fuss with your dog when leaving orreturning home. over-excited dogs are more likely to bark. Plus, they may begin to associate your leaving with nervousness.

• Contactotherknowledgeablesourcessuchasyourveterinarian,arizona Humane Society, or an animal trainer, for additional ideas about behavior modification.

Prevent West Nile VirusWith mosquito season almost here, it’s important to take precautions against a potentially serious illness—West Nile virus. This widespread disease can be a threat to humans, animals and several species of birds in the U.S., particularly during the summer through late fall when mosquitoes are most active. Mosquitoes bite infected animals and then transmit the virus to people.

SymptomsWhile more than three-quarters of people infected with West Nile virus won’t get sick, those over the age of 50 are particularly susceptible. according to the Centers for Disease Control’s website, those who experience the effects of West Nile virus may suffer f lu-like symptoms such as fever, headache, body aches, nausea and vomiting. Some people also develop swollen lymph glands or a skin rash on the chest, stomach and back. In a few very severe cases, which usually require hospitalization, the patient may experience disorientation, tremors, convulsions, muscle weakness, vision loss, numbness and even paralysis or coma. In extreme cases, these symptoms are irreversible.

What We Can DoUse an effective insect repellent diligently during mosquito season. Since mosquitoes are particularly active at dawn and dusk, wear long sleeves and long pants, or just remain indoors during these times. Eliminate standing water in buckets, barrels and unused f lower pots on your porch or in your yard, and drill holes in tire swings so

water can drain. Turn over kids’ wading pools when not in use, and change the water in pet dishes and bird baths every 48 hours. Make sure window and door screens are in good repair and that gutters are free of debris. Use netting over baby carriages and strollers.

also, have authorities drain private or community swimming pools that are not in use, and cooperate with our local health department’s mosquito abatement program.

One More Caution From the CDCSome bird species, such as crows and blue jays, are particularly susceptible to West Nile virus. If you find a dead bird on your property, don’t handle the body with your bare hands. Contact the local health department for instructions on reporting and disposing of it. Based on the results of those who voted in the last ballot/election, the following CC&R provisions are effective immediately: Car Covers are no longer allowed on any vehicles that are parked in a driveway or on a street within Scottsdale Ranch.

Within article IV, Section 2(v), Parking, the following language has been added to the end of the current provision:

“No parking is allowed on a Lot or Parcel except in those areas designated by this Section. Furthermore, no vehicle that is parked on a driveway on a Lot or Parcel or on a street in Scottsdale Ranch may use a vehicle cover, regardless of whether such cover is intended for temporary use or otherwise and regardless of the cover’s color or whether it is custom made for the vehicle.”

Changes to the provisions of the CC&Rs to prohibit livestock or fowl such as chickens to be raised or kept on any property located in Scottsdale Ranch.

article IV, Section 2(b), animals now reads:(b) animals. No animal other than a reasonable number of generally recognized common household pets, shall be maintained on any Lot or Parcel, and then only if they are kept, bred or raised thereon solely as domestic pets and not for commercial purposes. Domestic pets are generally not kept, bred or raised to provide offspring or any type of food or other product, whether or not such offspring or product serves a commercial purpose.

No animal shall be allowed to make an unreasonable amount of noise or to become a nuisance or annoyance to other Members or Residents. a nuisance shall include, but not be limited to, any pet leaving the owner’s property unattended and/or unleashed, failure to clean up after one’s own pet on the owner’s Lot or Parcel or allowing one’s pet to defecate on or damage another property or Common area.

No structure for the care, housing or confinement of any animal shall be maintained so as to be Visible From Neighboring Property.

Pets must be fed indoors; preferably, inside the residence. No Member or Resident shall feed any domestic or wild animals (including, but not limited to, birds) outdoors, or shall allow such domestic or wild animals to feed outdoors,

or shall take any action or inaction or place any object or structure on the Dwelling Unit, Lot or Parcel that would attract such animals at such times and in such numbers that such feeding attracts or may attract predators, creates an unreasonable disturbance, creates an accumulation of droppings, or causes damage to Neighboring properties or other Dwelling Units, Lots, Parcels, or Common areas. The fact that a particular animal is typically fed outside a residence shall be evidence that the animal or bird is not a generally recognized common household pet.

Upon the written request of any Member or Resident, the Board shall conclusively determine, in its sole and absolute discretion, whether, for the purposes of this Section, a particular animal is a generally recognized common household pet, or whether such pet is a nuisance, or whether any action or inaction of a Member or Resident in relation to the animal on the Lot, Parcel or Common area is a nuisance, or whether the number of animals on any such property is reasonable. The Member or Resident submitting the request for determination of whether the animal is a nuisance or whether any action or inaction of a Member or Resident in relation to the animal on the Lot, Parcel or Common area is a nuisance shall keep a log and documentation of proof of the nuisance for a minimum of two (2) weeks. In addition, Members or Residents submitting a request for determination of any of the above shall provide any other documentation required by the association. any decision rendered by the Board shall be final and enforceable in the same manner as other restrictions contained herein.

The association is not required to enforce this Section, or to bring a legal or administrative action to enforce this Section. However, should the association bring a legal or administrative action to enforce this Section, the Member or Resident submitting a complaint would be required to testify and provide documentation relevant to the complaint. The association does not prejudice or waive its right to enforce this Section, should it not enforce this Section or should it not bring a legal or administrative claim, as to any particular animal(s).

Some may not be aware, but located right within Scottsdale Ranch’s own boundaries, located over at the Scottsdale Ranch Park on the corner of Via Linda and Lakeview Drive is our very own Desert Garden Park. This beautiful park was designed to enhance the understanding of the Sonoran Desert, of botanical processes, and of the geology and soil materials indigenous to the nearby McDowell Mountains. The Garden Park features three zones: a hummingbird nest for the low desert area, a saguaro and bat sanctuary for the high desert area, and a butterf ly garden for the riparian community area. The park is free and open to the public.The Desert Garden Park first opened in 2003. Scottsdale Ranch played an intricate role in the development of this amenity. Back in 1979, the developer of Scottsdale Ranch donated 64 acres of land to the City of Scottsdale for a General Public Use area in the heart of its master-planned community. The City of Scottsdale actively pursued various parties to build a public use facility on a five acre parcel on the corner of Via Linda and Lakeview Drive. The SRCa Board of Directors, staff and a special volunteer Park Committee, comprised of SRCa residents, spearheaded fundraising efforts and proactively participated in the development of this site. The garden has since been a treasured amenity for Scottsdale residents. If you haven’t already, be sure to take a few moments to go and experience this great area.

Important Lake Serena Updates and RemindersNew SRCA Lake Membership CardsLake Serena is a private lake that allows only residents of the Ranch to utilize the lake for fishing and boating. In order to access the lake, all households are required to have a Lake Membership Card showing that they are in fact members of the community. The SRCa office now features a permanent, waterproof card where the cards never expire and the identification number corresponds to your property. These new cards will serve as a lake badge with a convenient lanyard to hang them in your home and easily carry and wear around your neck. We can provide a maximum of 2 cards per household so it is the responsibility of each home to share these amongst your family. only one pass is required per family or resident when using the lake for boating and fishing. These cards are available free-of-charge in our office.

SRCA Boat Stickers Requiredall privately owned boats including: pontoon boats, kayaks, paddleboats, canoes, row boats and any other permitted watercraft is required to be registered with the Scottsdale Ranch administrative office before using on Lake Serena. all boats that are utilized on Lake Serena are required to have a Lake Serena boat sticker. These stickers are available for no charge in our office and just require you to submit a brief application with information about your boat. Not only does this serve as a way to ensure that only Scottsdale Ranch members utilize our private lake for boating activity, but in the event that your boat drifts away or was lost in a storm, we can easily identify and contact the owner.

*If you’ve purchased a boat from a previous SRCA resident, it is important that you now register the boat in your name and with a new sticker that corresponds to your property so we can contact you should there be any issues.

Boat Launch KeyMembers of SRCa who wish to have access to our boat launch located behind the Community Center have purchased a key to the launch ramp gate. These keys are changed out every so often to ensure that the gate is secure and accessible only to current residents of the Ranch. If you don’t already have a key and are interested in getting a key, they are available for a $50 deposit fee which is refunded to you when you return the key to our office.

Scottsdale Ranch Yacht ClubThe Scottsdale Ranch Yacht Club is open to all members of Scottsdale Ranch. This fun group meets monthly November thru april for a wide array of dinner events at the Scottsdale Ranch Community Center. Membership is $250.00 per person, as well as a one-time registration fee of $45.00 per person for new mem-bers. Membership is limited to the maximum capacity of the Community Center.

PREPARATION:Season the chicken with 1/2 teaspoon salt and 1/2 teaspoon pepper. In a heavy, large skillet, heat the olive oil over medium heat. When the oil is hot, cook the chicken until browned on both sides. Remove from the pan and set aside.

Keeping the same pan over medium heat, add the peppers and prosciutto and cook until the peppers have browned and the prosciutto is crisp, about 5 minutes. Add the garlic and cook for 1 minute. Add the tomatoes, wine, and herbs. Using a wooden spoon, scrape the browned bits off the bottom of the pan. Return the chicken to the pan, add the stock, and bring the mixture to a boil. Reduce the heat and simmer, covered, until the chicken is cooked through, about 20 to 30 minutes.

If serving immediately, add the capers and the parsley. Stir to combine and serve. If making ahead of time, transfer the chicken and sauce to a storage container, cool, and refrigerate. The next day, reheat the chicken to a simmer over medium heat. Stir in the capers and the parsley and serve.

Each month, the Scottsdale Police Department gets questions about burglar alarms. one of the biggest issues is response to false alarms. as some of our residents make their way out of town, it is important to reacquaint themselves with alarm systems and learn what can be done to minimize the chances of setting it off accidentally.

What is a False Alarm?a false alarm is any alarm caused by human error or equipment problems resulting in a police response, with no evidence of an actual crime having been committed.

What are the most frequent human errors that cause false alarms?
