The entire Southwest Colorado real estate market, measured by the number of transac-tions and dollar volume of sales remained strong to complete 2013. Looking specifically at the Residential Market in 2013, the number of sales increased 22% over 2012 and me-dian price increased 10%. Land sales also saw an uptick in sales numbers as well. Overall, the Days on Market have fallen drastically as well illustrating that the market has turned from a Buyer’s to a Seller’s Market. Brokers are often heard saying “we need more inventory” – a refreshing change from just a few years ago when there was a glut of unsold and foreclosed homes on the market. An improved Real Estate Market was recognized across the different facets of our area in 2013.

Early 2014 indicators point to a vigorous market ahead of us. In town residential remains very strong and demand continues to increase for property across the county including the Bayfield area. New construction is also experiencing a surge as available inventory con-tinues to tighten for preexisting homes. Land sales will most likely see yet another increase in 2014.

As in 2013 and years prior, the underlying reasons people buy property in our area have not changed: community, recreation, climate, business opportunities, progressive and fi-nancially sound government practices, and active business leadership to name a few.
