  • Architectural Manifesto

    The Arrogance in Architecture

    Methaphorically speaking, arrogance in architecture, simply put means, buildings should be seen from a far and interact with the city skyline without seeming too megalomanic to its surrounds yet still be comfortable enough for the man on the ground at an intimate scale.

    Oftenly the building super-imposes itself to its context, where every building thinks very highly of itself. It is almost as if it says Hey look at me, I am here an exaggerated sense of its own importance. Vs. Architecture thats experiential, that takes you on a journey, you feel it, stroke it. My architecture, I believe negotiates between the two.

    Now that I have your attention, I believe my architecture is in its nature prominent, intimidat-ing and dominant masses and voids which are to their core rigid/rectilinear. At the same time I believe it should be intimate , experiential and offer sentimental memories.

    Architecture is not just the four walls of the building. It entails a lot more than that, the fine and rough textures of the materials, light Gods 1st daughter, the different emotions evoked by all the different spaces, the scale, the multiplicity of form, proportionality of the building and more importantly the whole journey of the design process.

    The paraded final building down to its core needs to serve its function and purpose, keeping its psychological and social awareness/consciousness engaging the public in a systematic and premeditated journey through the building and its thresholds along the different planes.But then again one must never forget the possibility of designing white elephants

    I am writing this letter to inform you of my interest in the BAS (Honours) Programme 2015 at the University of the Witwatersrand. I have submitted my application to the university.

    I currently hold a BAS degree that I obtained/completed at the University of the Witwa-tersrand in 2013. I developed an interest in Architecture and Engineering(Structural) late in my high school career, the decision to pursue architecture instead of engineering wasnt an easy one but today I can happily and honestly say it was the best choice. In my 3 years at WITS I have not only expanded my knowledge and love for architecture but I have grown as well into a bright young male looking forward to the day I become a permanent resident in the field of architecture. The gap year I spent at, Jeremy Steere Architect, a small practise in the Zululand country side has equipped me with the necessary skills and expo-sure to complete both my Honours & Masters Degree.

  • Project 1 : Vrededorp Row House

    The Brief :

    Based on the urban development framework of Ikemeleng and 2610 South Architects, we were required to design two proposals of a row house for our allocated site in Vrededorp, a typical Vrededorp stand is approx 15x15m. Scenario A the site has to accomodate two 7.5m wide units, Scenario B the site has to accommodate three 5m wide units. These units must be designed so that they can be repeated on other plots along the same street.

    Special focus should be on :

    - the design of a series of thresholds from public to private (in section and elevation) - the arrangement of programme through design and its adaptiblitiy, flexibiltiy - the light conditions, every room needs natural ventilation and light - the design of the faade and materials used - inside and outside relations (entrance, courtyard, garden) - vertical volums (sectional development) - effective, yet spatially integrated circulation (no dark, dead corridors) - strategic postion of the staircase

  • The Design Concept

    Site Context

    Pixels.....Pixelating Pixelation of an image means having Pixels that have been zoomed in so they are large enough to be seen from a normal viewing distance. Each Pixel is a sample of the original image, more smaples typically provide a more accurate representation of the orginal. The intensity of each Pixel is variable depending on its location .

    In Simple Architectural terms, the concept Pixels Pixelating means creating form that resembles the pixelating effect of an image in plan, elevation and in section. The Pixelating effect thus creates a square-like building form which creates protrussions and reccesses in the building form of the Row House. The challenge with the translation of the concept to building is being limited to rigid rectalinear shapes that figuratively represent the pixels. In its surrounds, the concept, means reproducing base floorplan so the whole street looks like it is pixelating

    Vrededorp and Pageview are two adjoining suburbs located in the heart of Johannes-burg. Vrededorp bears the physical and social scars of both the failed politics of apartheid era neglect and lack of service delivery. In addition , in common with many other inner suburbs, the area has in recent times been lighted by multiple facets of urban decay:

    -Crime -Unemployement -Lack of Social Facilities -Squatting

    The project for design was to try mend these problems created by apartheid, create suit-able housing for a specified population group of your choice .

    The decision I took was to try provide ac-commdation for a middle class family and try attract young proffessionals to live in Vre-dedorp by creating interesting modern homes for the masses.

  • Project 2 : CBD Hotel_X

    The Brief :

    This project asks you to design a guest house/ hotel that offers affordable accommodation (short and longer term) in the retail district of Johannesburgs CBD. The quest for affordability should by combined with intelligent planning and quality spaces, aimed at a specific target group identified through field work and contextual analysis (for example: travelling entrepreneurs, local traders, new arrivals, week-boarders, suburban workforce, other visitors). The ground floor has to offer trading space, that is possibly run/ managed by some of the longer term residents. Concepts for a variety of constellations of what it means to be at home in the city should be envisaged. A contextual ap-proach is required.

  • The Design Concept

    Site Context

    Yin vs Yang Yin and Yang describe polar opposites or seemingly contrary forces interconnected and interdependent, all objects have Yin and Yang too, Light will not be understood if darkness didnt exist as shadow cannot exist without light.

    In the language of architecture Yin vs Yang represents the difference between positive and negative spaces. For Positive space(Mass) to be understood one has to know and see negative space(Void). The aim is to create contrast between the two spaces for people to notice the difference between the two thus already defining the form of the building. The conceptual development of the form starts with a solid rectangular prism, then slowly start to stra-tegically take out voids in response to solar orientation, public realms & programme. The translation of conceptual form into section made it easier to continue with the theme of oppositions even throughout the sections.

    Our site located in the retail district on the corner of Kerk and Rissik Street, with a Formalized informal belt of street trading shelters on Kerk Street. The site is surround-ed by new developments and a surprisingly large amount of vacant buildings. The Johan-nesburg CBD contains a lot of small pockets of activities that are fragmented around the whole city. The belt of trading shelters acts as the link between these activities on the axis of kerk street . The greenery and the scale of the adjacent street to the site cre-ates a comfortable urban environment. The site is located opposite one of the main arte-rial routes of the Rea-Vaya buses. The brief required the provision of accom-modation for the lower class and upper class without segregating the two from one another by this thought came the idea of the inter-locking modular rooms catering for all classes in one living space. There are 4 modular room types with many variations depending on class and period of accommodation.

    Our Site Located in the retail district on the corner of Kerk and Rissik Street , with aformalized informal trading shelters on Kerk Street . The site is surrounded by newdevelopments and old vacant buildings .

    The buildings in the Johannesburg CBD contain no form life in them so my conceptualdesign idea is to create life in the buildings and contrast at the same time , I achievethis by using a Rusted Steel Screen perforations in it which symbolizes the "death"around the Joburg CBD and have creepers growing on the screen which will symbolizethe new life the hotel will bring .

  • Project 3 : Rosebank Firestation

    The Brief :

    The project asks for the design of a fire station in Rosebank with additional uses, that respond to its context on an urban and programmatic level. The design of the building has to be integrated with the urban design approach developed in the public part of the project. A large part of the project required a Urban Design Framework proposal of Rosebank to work in tandem with the pro-posed building

  • The Design Concept

    Site Context

    The Urban Terrace The urban terrace figuratively means creating public spaces within the perimeters of the building and liter-ally meaning to have outdoor spaces (green or not) in the elevated levels . By these elevation of terraces one creates the super-relation between the public , the terrace and the private . The spaces create many viewing points of the programme of the whole building from public viewing to enclosed private viewing . The Concept has been carried out through the building , having Mezzanine Levels at different heights over looking each other , the firestation and the office atrium .

These transport networks include THE TAXI , THE BUS and THE BIKE with the aim being making a greener Oxford Rd. and Rosebank in the bigger picture it is imperative that public transport be encouraged more than private .

    The proposal includes, reappropiating 2 lanes of traffic (on on either side, ongoing and oncoming) , making the 4 lanes remaining smaller so that traffic can be slowed down enough to accommodate the pedestrian and the bike , adding a BRT Lane and Station on the Biermaan and Oxford Junction, adding 2 bicycle lanes

    A Greener More Efficient Rosebank

    URBAN PROPOSAL

    The proposal aims to accommodate 3 transportation networks into Oxford street and potentially pedestrianizing it , although StudioMAS dont plan on pedestrianizing Oxford Street when they did their UDF they didnt have to consider a Public building in the form of a firestation so it is only logical that a public building be facing a pedestrian street , so that the building has a connection to the street and its immediate context .These transport networks include THE TAXI , THE BUS and THE BIKE. With the aim of making a greener Oxford and Rosebank in the bigger picture it is imperative that public transport be encouraged more than private .

    The proposal includes , taking 2 lanes of traffic (on on either side , ongoing and oncoming) , making the 4 lanes remaining smaller so that traffic can be slowed down enough to ac-commodate the pedestrian and the bike , adding a BRT Lane and Station on the Biermaan and Oxford Junction , adding 2 bicycle lanes and planting some trees on the street edge to shade the street for the pedestrian throughout the day and the addition of WORKING pedestrian crossings , thus redefining the street section .

    With the Gautrain terminal near by it is also expected to have pedes trains from the terminal going to work into the firestation making it a must to pedestrianize Oxford street . This makes the street comfortable enough to walk in without fast moving traffic and where the pedestrian is of more importance then the car .

    RIDE THE BUS TO WORK and get free WiFi With the proposal of a 2 Lane BRT Network passing through Rosebank from Parktown-Braamfontein to Sandton which is connected to the main BRT network of Johannesburg. The proposal aims to decreasing the time it takes to get to work from suburb to suburb in Record time . The advantages of using the BRT system far outweigh those of using your car , No being stuck in traffic jams , as there is a provided lane strictly for buses , Lowers you Carbon Footprint and ENCOURAGES SOCIAL INTERACTION AND NETWORKING amongst other passengers .

Taxi Routes are often spontaneous , undecided and unpredictable but in this case I have noted a lot of people/workers walking to a from the taxi rank via Oxford Str and in certain cases passengers are picked up on Oxford street . This ensures that Oxford will be with pedestrians throughout the day .

    With the Rosebank Taxi Rank less than 200m away from the site , its only logic to try and capture as many of these pedestrians that are commuting through Oxford and Biermaan Laan to the proposed firestation . By doing this , it makes more people willing to walk if there is a destination to go to and the destination in this case will be the firestation .

    There are a lot of bad connotations surrounding the taxi industry but in reality it is one of the safest and quickest ways to get from A to B in and around Johannesburg

The envisioned forecourt on the ground will act as a continuation of the sidewalk , mainly the public realm , a nice thresh-old bringing you into the Cafe/Coffee. Opening up the ground floor to the public gives the pedestrian the feeling of being welcomed to experience the space . Public facilities like the Cafe/Coffee Lounge with glass screening from the fire trucks is a design feature that gives the public an intimate experience with the firestation in operation that is unique to this firestation .

    The Landscaped Terraces on the 2nd floor , roughly 9m above , the street level over looks the new Green Street forming an interesting connection between the two (Street and Terraces). The terraces already creating an interesting relationship with one another make the Street connection even better . The terraces also give a wonderful panorama of Rosebank , the same idea was incorporated into the circulation shafts which are glass screened to give you that nice panoramic view of Rose-bank and the surroundings when going up or down the building .

    URBAN PROPOSAL

    The proposal aims to accommodate 3 transportation networks into Oxford street and potentially pedestrianizing it , although StudioMAS dont plan on pedestrianizing Oxford Street when they did their UDF they didnt have to consider a Public building in the form of a firestation so it is only logical that a public building be facing a pedestrian street , so that the building has a connection to the street and its immediate context .These transport networks include THE TAXI , THE BUS and THE BIKE. With the aim of making a greener Oxford and Rosebank in the bigger picture it is imperative that public transport be encouraged more than private .

    The proposal includes , taking 2 lanes of traffic (on on either side , ongoing and oncoming) , making the 4 lanes remaining smaller so that traffic can be slowed down enough to ac-commodate the pedestrian and the bike , adding a BRT Lane and Station on the Biermaan and Oxford Junction , adding 2 bicycle lanes and planting some trees on the street edge to shade the street for the pedestrian throughout the day and the addition of WORKING pedestrian crossings , thus redefining the street section .

    REDEFINING THE SECTION - ROSEBANK URBAN PROPOSAL

    Biermann Laan

    Jellicoe Avenue

    Oxford Street

    URBAN APPROACH IDEA

    Oxford Street , Jellicoe Av. and Bierman are all part of taxi routes , thus making Oxford Street a pick up and drop-off street for pedestrians travelling to and from work . The idea is not to pedastrianize Oxford Street but to make it comfortable enough for Taxi commuters and Gautrain commuters to use the street to travel to and fro the firestation plaza . To catch as much commuters on oxford one has to open up a portion of the ground floor completely to the public for direct access . Biermann is more pedestrian active road making it ideal to put a working pedestrian crossing on the Biermann and Oxford junction , so that pedestrians from both streets have ac-cess to the building .

    On the Left : A figure sketch section of Ox-ford . This street is too wide and too vehicle busy to be a fully pedastrianized street as too many cars pass as its on of the main roads linking Sandton to Parktown . The idea is to make it comfortable enough at all times of the day for pedestrians to walk to the building whether from the Guatrian or Taxi stop , this could be achieved by doing the same thing done on Tyrwhitt Avenue using trees and plantations to screen of the west-ern sun on act as a threshold between the traffic and the pedestrians

    Above : The figure shows 3 different section approaches on Oxford street to make this street more comfortable and more shaded throughout the day , still inviting and catching commuters from the taxis and the Gautrain and the pedestrians on Biermann Laan . Closely looking at the scale of Oxford , it is evident that sacrificing a single lane of traffic for bicycles is not a feasible solution rather having the bicycle lane coming from Biermann Laan on to the entrance to the public square on Oford Street . The bicycle lane on Biermann will link the taxi rank , shopping centre and residential areas .

    Proposed new street section , widen middle kerb by taking a portion of the sidewalk on the Paragon side which is roughly 4-5m and displacing it to the kerb . To grow trees on each side of the street to help screen off the sun during mid day and creating a threshold between the vehicles and the pedes-trians .

    CONTEXT

    The Urban Terrace

    The urban terrace figuratively means creating public spaces within the perimeters of the building and literally meaning to have out-door spaces (green or not) in the elevated levels . By these elevation of terraces one creates the super-relation between the public , the terrace and the private . The spaces create many viewing points of the programme of the whole building from public viewing to enclosed private viewing . The Concept has been carried out through the building , having Mezzanine Levels at different heights over looking each other , the firestation and the office atrium .

    The Programme to create a multi- purpose firestation for the public and the firemen . The public are screened off from the firemen at work with a glass screen , meaning they have full view of what is happening on the ground . The same idea is repeated throughout by mezzanine levels over looking the bays and the public spaces . This was done to give the public a reason to come to this plaza and make them feel part of the firestation . There are restaurants , offices , apartments , a library and an auditorium in the public square above the fire station . In order for this complex programme to work I separated the programmes and all joint by skywalks leading to a roofed green terrace .

    The proposal aims to accommodate 3 transportation networks into Oxford street and potentially pedestrianizing it , although StudioMAS dont plan on pedestrianizing Oxford Street when they did their UDF they didnt have to consider a Public building in the form of a firestation so it is only logical that a public building be facing a pedestrian street , so that the building has a connection to the street and its immediate context .These transport networks include THE TAXI , THE BUS and THE BIKE. With the aim of making a greener Oxford and Rosebank in the bigger picture it is imperative that public transport be encouraged more than private .

    The proposal includes , taking 2 lanes of traffic (on on either side , ongoing and oncoming) , making the 4 lanes remaining smaller so that traffic can be slowed down enough to ac-commodate the pedestrian and the bike , adding a BRT Lane and Station on the Biermaan and Oxford Junction , adding 2 bicycle lanes and planting some trees on the street edge to shade the street for the pedestrian throughout the day and the addition of WORKING pedestrian crossings , thus redefining the street section .

    With the Gautrain terminal near by it is also expected to have pedes trains from the terminal going to work into the firestation making it a must to pedestrianize Oxford street . This makes the street comfortable enough to walk in without fast moving traffic and where the pedestrian is of more importance then the car .

    RIDE THE BUS TO WORK and get free WiFi With the proposal of a 2 Lane BRT Network passing through Rosebank from Parktown-Braamfontein to Sandton which is connected to the main BRT network of Johannesburg. The proposal aims to decreasing the time it takes to get to work from suburb to suburb in Record time . The advantages of using the BRT system far outweigh those of using your car , No being stuck in traffic jams , as there is a provided lane strictly for buses , Lowers you Carbon Footprint and ENCOURAGES SOCIAL INTERACTION AND NETWORKING amongst other passengers .

    The proposed BRT Lanes are connected to other transportation networks in the Rosebank CBD , the Taxi Rank , Gautrain Service are all within a 200m radius from the proposed sta-tion in Rosebank .

    7 REASONS WHY YOU SHOULD TAKE THE BUS :

    1. Cost - Cheaper then using your Car 2. Coverage - Goes every around Johannesburg3. Time - Saves you time 4. Reliability - Always on time , one breaks down 10 more waiting to take its place5. Its More Green 6. Free Wi-Fi 7. Flexibility Above Figure : Showing the di erence between using a bus rather then your own automobile

    RIDE THE BIKE TO WORK and get fitFaster and easier than walking , This proposed bike lanes on either side of the street edge act as the threshold and buffer zone for the now slow moving traffic and pedastrians on the road . This makes it more comfortable for the pedestrian to walk on these new proposed streets .

    By adding bicycle lanes this reduces the width of the road , sparking a chain of reactions - first the amount of cars on this road will decrease because they cant be accommodated anymore in this road , second - with less space for the car and more space for the bike this encourages people to use the bike a lot more finally lessening the CO2 emissions in the Rosebank CBD and the adjacent suburbs .

    OFF THE STREET SECURE BICYCLE PARKING :

    By replacing car parking with bicycle parking on The street edge around all of Rosebank further Super imposes the idea of riding the bike to work Instead of driving . It shows that the bike is su-perior and more important than the car

    RIDE THE TAXI TO WORK and your appreciate life

    The proposal aims to include the taxi in this UDF , considering how important the taxi in-dustry is to transporting people on short distance trips around the CBD and its outskirts it would be negligent if they where ignored . Taxi Routes are often spontaneous , undecided and unpredictable but in this case I have noted a lot of people/workers walking to a from the taxi rank via Oxford Str and in certain cases passengers are picked up on Oxford street . This ensures that Oxford will be with pedestrians throughout the day .

    With the Rosebank Taxi Rank less than 200m away from the site , its only logic to try and capture as many of these pedestrians that are commuting through Oxford and Biermaan Laan to the proposed firestation . By doing this , it makes more people willing to walk if there is a destination to go to and the destination in this case will be the firestation .

    There are a lot of bad connotations surrounding the taxi industry but in reality it is one of the safest and quickest ways to get from A to B in and around Johannesburg

    FROM CONTEXT PROPOSAL TO DESIGNWith pedestrians flowing from the bus stops , taxi Rank and Gautrian terminals , Oxford Street will be filled and buzzing with vibrant life . The challenge now is capture these pedestrians into the building . The envisioned forecourt on the ground will act as a continuation of the sidewalk , mainly the public realm , a nice thresh-old bringing you into the Cafe/Coffee. Opening up the ground floor to the public gives the pedestrian the feeling of being welcomed to experience the space . Public facilities like the Cafe/Coffee Lounge with glass screening from the fire trucks is a design feature that gives the public an intimate experience with the firestation in operation that is unique to this firestation .

    The Landscaped Terraces on the 2nd floor , roughly 9m above , the street level over looks the new Green Street forming an interesting connection between the two (Street and Terraces). The terraces already creating an interesting relationship with one another make the Street connection even better . The terraces also give a wonderful panorama of Rosebank , the same idea was incorporated into the circulation shafts which are glass screened to give you that nice panoramic view of Rose-bank and the surroundings when going up or down the building .

  • Project 4 : ZRE House Franks

    The Brief :

    Zini River Estate, Located on grassy reclaimed canelands overlooking the ocean, estuary and riverine forest to the north of Mtunzini and the Ongoye Mountains. The clients wanted the house to look like a retro-modern dutch farm house exploiting the sneaky glimpses of the Ongoye mountains to its west and the sea to its east. The house is orientated around a central green courtyard that pro-vides outdoor pause space for the ever so common windy days that plague the beautiful landscape of Mtunzini. A verandah that wraps around the whole house was a must to reduce the solar heat gain during the hot summer days and ensure cool naturally ventilating rooms.

  • Project 5 : Zini Town Square Proposal

    The Brief :

    The current over crowding of Mtunzinis tiny town centre fuels this proposal as we aimed to design a piece of the street with special focus on accommodating the pedestrians and public transport. The 3 Storey development housed the parking at basement level, commercial leasable space on the street level & accommodation on the first floor. The client wanted a building simple enough to be built in 12months and in use soon after but political and social issues have been the biggest hin-drance for breaking ground.

    The proposed building works in tandem with the existing buildings to create a visible and experien-cable public realm, this is achieved by making the sidewalk wider with trees to soften the threshold between sidewalk and road in efforts to make the square more pedestrian friendly and walk able. The general aesthics of this building were our efforts to challenge the norms of shopping malls by creating a naturally lit, naturally ventilating building.

  • Project 6 : Trainstation Renovation Proposal

    The Brief :

    This green architecture project gave us the chance to set-up a design-build studio and to design whatever we wanted to in groups of no more then 10. Special consideration needed to be put to various strategies of sustainability concerning the layout and design as well as the theoretical im-plementation process.

    We were given the chance to find an empty plot or find a building to upgrade and we opted for the latter. Our building of choice was the Old Trainstation located perpendicular to the Nelson Mandela Bridge on the Newtown side.

    The idea of the renewel of the old Johannesburg Train Station is to create a homeless shelter under-neath the iconic structure as well as a public park in front of it and urban farming behind.

  • Village Concept

    The Village concept arises from the idea of trying to stear away from a dormito-ry envirnment by creating individual units of 1-3 beds and placing them in a random type fashion witin the site.

    Movement around the Village is not re-stricted to corridoors, nor are the units in a pattern.

    The bathrooms for women and children are purposefully seperate from the male bathrooms for safety reasons

  • Park Concept

    Carr street, South of the site is a bustle of pedestrian activity.The placement of public benches, trees, and small market stalls are to serve the pedestrians on the street, as well the residents of brickfields across the road.

    An urban landscape with unique segregated spaces and circulation would service the larger newtown area as a much needed public park. It to the south of the train station structure where the current driving practice yard is.
