TALISMAN ENERGYTalisman Energy needed to immediately secure 15,000 SF of Class-A space in Houston’s The Woodlands submarket. Talisman wanted to be in this high-profile, tight-occupancy submarket because they had entered into an agreement to purchase certain operations of a firm located there. After two upward adjustments, Talisman estimated their actual long-term need would be at least 130,000 SF. > Our Solution

At the time of the first contact, Class A vacancy in The Woodlands was under 5%. Nonetheless, Colliers immediately identified 15,000 SF and within 60 days a 70-page lease had been executed by both parties. Using our proven processes and tenacious negotiating skills, we assisted Talisman with two expansions, drawing on tightly structured expansion language embedded in the original lease. We also leveraged the landlord’s desire for flexibility to pursue a significant prospective tenant in return for Talisman acquiring improved expansion economics and structuring.

> What was the result for the client?

Ultimately, Talisman executed a two-year lease with the maximum amount of market concessions, structuring, and delivery for an entire 70,000 square foot building. Simultaneously, they executed a 12-year lease for 150,000 square feet in a not-yet-fully-designed Gold LEED office tower.

CIRRo ENERGYCirro Energy (Cirro) delivers superior customer service and electricity savings to tens of thousands of customers across the state of Texas. In 2008, Cirro was acquired by Dominion Resources (NYSE: D). With an impending lease expiration and a need to consolidate its operations, Cirro needed to evaluate its lease relative to the market and its new needs. > Our Solution

Colliers entered into renewal negotiations and concurrently surveyed several munici-palities and submarkets for alternative locations that would meet Cirro’s expansion needs. After several tours, and numerous RFP’s, Cirro Energy chose to relocate and sign a ten-year lease for 24,555 SF. > What was the result for the client?

Cirro benefited from a consolidation to a single floor, turnkey finish-out at Landlord’s expense, additional fungible tenant allowance, expense cap, expense audit rights, increased parking ratio, extended base building hours, renewal and expansion options, termination and downsize options, top of building signage, extended free rent period and a well below market net effective rental rate.
