8 North is an 11-storey mixed use development located in the prestigious Sydney suburb of St Leonards, comprising of 64 luxury apartments, 88 car parking spaces and commercial office space at ground level.

An innovative element involved the use of Dincel formwork technology used to form load-bearing shear walls. This system significantly reduced overall project time and costs.

All of the apartments feature high quality finishes including stone kitchen bench tops and splashbacks with a feature timber pelmet light. Hardwood timber flooring is used throughout the lounge, kitchen and entrance areas. In the bathrooms, there is feature tiling, frameless glass shower screens and ‘floating’ vanity units.

This integrated social housing project provides affordable housing for low-to moderate-income earners as well as for the elderly and disabled. It also includes commercial/retail spaces on the ground floor.

Environmental considerations were a key priority for the client, the project was designed to include a range of innovative environmental features.

To avoid further delay and to overcome hard rock in the basement that proved difficult to excavate, Lahey changed the development methodology to have the structure redesigned with a pour break between the east and west. This meant we could develop the east while still excavating the building up the basement on the west.

As communication was vital in this project, we appointed a Community Liaison Officer to efficiently manage all relevant community and stakeholder engagement.

Some significant budgetary constraints for Wyndham Vacation Resort meant this project was fast becoming unachievable - until Lahey Constructions were engaged to deliver an innovative design and construct solution.

We re-designed the project within budget objectives to meet agreed performance and quality criteria, with an emphasis on value engineering and providing alternate design solutions. The end result is a sophisticated, contemporary purpose-built resort that takes full advantage of the picturesque natural surrounds. The development includes 60 self-contained apartments, which provide unique and private spaces in which to unwind and indulge. They are strategically positioned so that every aspect provides uninterrupted views of the coastal rainforest landscape.

Quay North is a deluxe apartment complex located in the Port Macquarie CBD, offering a choice of deluxe style two or three bedroom self-contained apartments.

Conveniently located to restaurants, shops, recreational facilities and the beach, Quay North overlooks the picturesque Town Green area and boasts stunning views of the Hastings River and ocean.

The development is set over five storeys, and also includes a basement carpark, ground floor retail and restaurant space, commercial office space and back of house areas. Levels one to three include 30 apartments, and level four includes six apartments and a penthouse. All of the apartments feature high quality finishes and fittings. Each apartment is also air-conditioned with security access.

Demolition of the existing post office and Country Women’s Association building was undertaken prior to commencement of excavation of the basement area, which included bored piers and sheet pile walls. Suspended slabs to ground and level one are insitu post tensioned slabs, and the remaining slabs (including the roof) are traditional insitu slabs.
