Description• Originally a Medieval Hall house, believed to be dated from

approximately 1380, Speargate is a handsome period house in an edge of village setting.

• Constructed with stone elevations under a Cotswold tiled roof, the current owners have undertaken an extensive restoration and renovation program. The house boasts a wealth of period features which include exposed beams, mullion windows and stone fi re surround.

• The entrance hall leads to the dual aspect drawing room with open fi re place, carved original beams and window seats. The dining room links to the kitchen/breakfast room which benefi ts from a Smallbone kitchen with fi tted painted units, induction hob, electric oven and dishwasher. Beyond is a TV room/snug with wood burning stove and bespoke pantry and utility room. To the rear is a boiler room, cloakroom and timber framed conservatory with views over the garden.

• Stairs lead to a small galleried landing and the dual aspect master bedroom with en suite bathroom. Two additional light and airy bedrooms, one of which is en suite, and a separate shower room complete the fi rst fl oor.

• An offi ce has been created at the northern end of the house which benefi ts from its own separate entrance. A paddle staircase leads to the fi rst fl oor where there is an impressive guest bedroom with vaulted ceiling, free standing bath, enclosed w.c. and basin.

• The house sits in the middle of its plot and is approached through a wooden fi ve bar gate over a gravel drive with turning circle. The garden is situated to the rear of the house and is mainly laid to lawn with attractive fl ower beds bordered by box with hedging providing privacy. An attractive stone wall surrounds a productive vegetable plot with a greenhouse adjacent. There is a log shed, potting shed and garden shed as well as an old well which has a pump allowing the water to be used for irrigating the garden.
