Welcome to the November issue of Battersea, Balham, Clapham and Wandsworth Residents’ Journal. There’s nothing like blowing away the cobwebs of 2014 with a brisk walk through some of the area’s open spaces and this month we celebrate the season with a collection of autumnal
photographs taken on our very doorstep. Turn to page 18 for photo inspiration aplenty – it has certainly made me want to dig out my SLR.
Elsewhere, Battersea resident Bonnie Estridge nips round to OBE actress and voiceover artist Miriam Margolyes’ Clapham house to talk about her new television series, supporting local charities and her love of the local community (page 14).
Meanwhile, there are plenty of events happening in the area this month; from bonfire nights to Christmas light switch-ons, flick to page 21 to make a note of all the key dates for your diary. And, if you’re looking to get prepared for the festive season ahead, the White Christmas Fair in
Battersea will provide you with plenty of gift ideas from stocking fillers to extravagant presents (page 10).

Swimming for charityMerton Youth has helped to raise more than £4,500 for Paul’s Cancer Support Centre in Battersea. The 12 passionate participants, the youngest only eight years old, completed the Paul’s Summer Swim on 13 September at Hampton Pool in Middlesex. The swimming team was made up of people who use the centre, volunteers and supporters of the charity, uniting together to challenge themselves for a worthy cause.

Treetop adventureBattersea Park could potentially be home to a treetop obstacle course built by Go Ape in 2015, subject to planning permission. Those who have a fear of heights may wish to stay with their feet firmly on the ground and explore the park’s playgrounds at lower altitudes, as the course looks to incorporate some of the park’s tallest trees. Suitable for children aged six and above, climbers will be strapped to a safety wire and supervised by trained Go Ape staff.

Dogs and dinner jacketsAt the end of last month, Battersea Dogs & Cats Home hosted its annual Collars and Coats Gala Ball at Evolution in Battersea Park in aid of lost and abandoned cats and dogs. The spectacular evening was filled with entertainment and glamour, with dogs and their handlers parading the red carpet with celebrities including hosts Paul O’Grady Amanda Holden and fashion designer Henry Holland.

Challenge acceptedThe Hot Bikram Yoga studio in Balham is raising money for Children in Need. On 13 November, staff and students are being challenged to take part in completing six classes in one day. With fundraisers travelling from all over London to take part, Balham will see those involved spend nine hours in a room where the temperature is approximately 40 degrees centigrade. The charitable meditators will perform a large variety of postures, and the aim is to break the record from last year’s donations of more than £17,000.

Clapham tragedyMacbeth is one of Shakespeare’s most famous plays and Omnibus Clapham is performing an adaptation of it throughout November. Directed by Gemma Kerr, the story is about a country that has been broken by conflict and where loyalties and revenge rub shoulders. This performance is a

A touch of the AlpsBe sure to check out Jimmy Garcia’s newest pop-up restaurant, themed
as an alpine lodge open for business until 25 January 2015. Transforming
an empty unit on Hildreth Street, The Lodge will be Jimmy’s most
ambitious project to date. It will serve fondues, hot cocktails and wild game to locals wishing to escape from the cold. Designer Firecracker Works Limited has decorated the space to bring a hint of the mountains
to the pop-up.

WANDSWORTH
Theatre hotspotThe Tara Theatre in Earlsfield is about to undergo an extensive renovation 37 years after it first opened. Tripling in size and space, it will now seat more than 100 people. The new theatre will also include a rehearsal room for artists and performers to perfect their craft. It is still taking donations for its ambitious plans, which are hoped to be completed in 2015.

Back to the schoolyardIf you’re looking for an exciting place to call home, The Schoolyard development in Wandsworth is worth a look. Community heroesWandsworth Council has searched high and low for the borough’s unsung heroes to present them with a Wandsworth Civic Award on 19 November. With nominations closed, the council will decide which local residents deserve to be thanked for making a difference in the local area. The awards are held annually at the town hall and recognise any contribution to the community such as volunteering, undertaking an exceptional deed or an act of bravery.

Bouncing babiesThe National Childbirth Trust, the UK’s largest charity for parents, is presenting Wandsworth’s Nearly New Sale at the Aspire Centre this month. The regular event is visited by 200,000 parents to buy and sell used babies’ and children’s items. For an entry fee of £2, parents can choose from a selection of toys, clothes and essentials.

Fill up your Christmas stocking in Battersea
Christmas, for a lot of people, means feasting, drinking and exchanging gifts with their beloved family members. The White Christmas Fair, then, is the
perfect place to get into the spirit of things, with a collection of stalls selling gifts, food and drinks under one roof at Testbed1 in Battersea. The full onslaught of festive cheer starts at the entrance to the building, as a path of twinkling Christmas trees lines the way to the door.
For fashion fans, a wide range of handmade silver jewellery, scarves, cashmere clothes and fur hats will be available. Plenty of independent retailers from across the area will gather to present their wares, from childrenswear to decorations for the holiday season. Since food is such a huge aspect of the celebrations, why not start early and take advantage of the Prosecco, Parmesan cheese and
charcuterie on offer and stock your cupboards with festive treats. Plus, no one will mind if you pinch a mince pie or two on your way round.
However, it’s not all food and fashion. If you go in with weather-rustled locks, Uffizi Hair will be on hand to give you a quick blow-dry. The company has set up camp at the fair in the form of a pop-up Blow Bar and you won’t have to make an appointment to use the service. The Moscow State Circus is returning to the UK with a new awe-inspiring show. Taking place on Clapham Common, it is set in legendary Gorky Central Park which is the centre of culture and leisure in Moscow. The show will include a flying trapeze act, roller skating and vertical pole jugglers for the audience to gape and marvel at in the big top. This is the first European tour for the Moscow State Circus and it is set to be an unforgettable experience with something for all of the family to enjoy – it makes the perfect afternoon or evening out.

MODERN-DAY MONSTER
Frankenstein is returning to cinema screens this month in the form of a theatrical dramatisation. Directed by Danny Boyle, the production was a sell-out hit at the National Theatre in 2011 when it starred Benedict Cumberbatch and Jonny Lee Miller. Mary Shelley’s Gothic tale is brought to life on stage as Frankenstein’s monster is cast into a hostile and unforgiving world. Battersea-based Bonnie Estridge talks about the locale, acting and property-developing with Clapham resident Miriam Margolyes
Miriam Margolyes is a true character – a BAFTA award-winning actress who has worked with many great film and stage directors including Sir Peter
Hall, John Schlesinger and Martin Scorsese. Then, there are appearances in iconic productions such as Baz Luhrmann’s adaptation of Romeo and Juliet – in which she played Juliet’s nurse – and appearances as Professor Sprout in two of the Harry Potter films. She has toured the world with her one-woman show Dickens’ Women, in which she plays no fewer than 23 characters from the great author’s novels and has appeared in umpteen West End productions.
A Cambridge graduate in English literature, Miriam – whose father was a doctor – came to London when she was 24 and stayed on many of her friends’ sofas until she rented a flat in Paddington and found a job in radio at the BBC.
Now, this extraordinarily busy 71-year-old has just returned from Bristol having filmed a BBC One TV series Trollied, due to be released this November, in which she plays a supermarket till girl, then she flies to Melbourne to perform I’ll Eat You Last until December 20 for the hit show Bette Midler first triumphed on Broadway.
Yet, somehow Clapham resident Miriam manages to squeeze in the time to support projects close to her heart, such as the recent Omnibus-Clapham appeal, which has successfully created a thriving community arts centre in the old library on Clapham Northside.
Sitting round her kitchen table in her stunning Clapham home, Miriam tells me how she finds herself fortunate to have seen the potential in this area which was down-at-heel, to say the least, when she bought it back in 1973. When a publisher friend suggested that she should take a look at a house that was in much need of renovation in Clapham which he thought could be a good investment, Miriam was initially unsure. ‘Clapham? I don’t think
I could possibly live there,’ she recalls. She adds laughing: ‘I barely even knew the south existed.’ But Miriam braced herself and crossed the river to view the house located near the Common, which was on the market for £21,500. Nine years previously it had sold for £3,000.
‘The property comprised eight rooms, which were all rented out separately as bedsits. Each had a gas meter, a room divider, a cooker, a sink and
a place for the bed. There weren’t even any ceilings, only the walls remained.’
Yet there was something about the place that drew Miriam to it, so she decided to take along a surveyor and was surprised to be told that, in his
opinion, the house was actually a good proposition, despite the damage. ‘I went to see the local estate agent and told him I’d like to put in an offer, but he told me someone else was after it,’ she says. ‘This fired me up even more so I put down a £2,500 deposit, found a solicitor and the deal was secured.’
Miriam could afford it as at the time she was doing a lot of voiceovers, and one of the people who employed her was the late Terence Donovan,

a famous photographer and director of TV commercials. ‘Terry was a lovely cockney guy who may have been a famous photographer, but he had his fingers in a lot of pies and it turned out that he was also a builder and he ended up being my builder.’
Miriam confides that, initially, she was reluctant to move into the house. ‘I was seriously frightened to leave Paddington,’ she says. ‘Having been so happy in my flat I knew that after I’d bought my house in Clapham I had to move on. But I also knew that the building work would take some time, because there was so much to be done. I’d already spent £14,500 – most of it had gone on the basement alone as it was in such a dire condition.
‘I was worried about squatters as no one was living there so I offered friends and lodgers to rent a room for £2 a week. It’s such a big house with five flights of stairs, and various people lived there for two years while the work was going on until 1975 when, at long last, the house was ready and I moved in.’
Now Miriam is much more passionate about the area. ‘I wouldn’t dream of moving. I love my house, the street and the local community. I go swimming at Clapham Manor Baths, buy meat from the best butcher in London, Moen & Sons, buy cakes from the French patisserie and delicious breakfasts from the Pavement Café – all of these are my favourite places and are very near the Common.’
That initial daring house purchase all those years ago clearly gave Miriam the property bug and she has been an extraordinarily shrewd operator in the market ever since.
With a beautiful farmhouse in Italy, a home in Australia where she lives
for part of the year, she also rents out The Gun Emplacement; a
house built in St Margaret’s Bay in Dover by the British army in 1910 and believed to be the nearest house to France. She concludes: ‘Although I
have various properties that I could live in if I wished – I know
that wherever I might be in the world, I’d always come back to good old Clapham.’ n

a night of colourThe annual fireworks display held by Wandsworth Council takes place this month in Battersea Park. The event will have music, food stalls, bars and the fireworks will be choreographed to music. Liza Mitchell of March boutique reveals the new rules for autumn dressing
March boutique began its couture crusade on the Fulham Road two years ago this month. Since then, the boutique has chartered the

Set in Clapham’s newly-renovated Old Town, The Jam Tree blends in well with its surroundings. Aimed at the young, professional residents of Clapham, the décor is colourful and cosy, with deliberately mismatched furniture and
large, exposed light bulb pendant lights hanging low. It’s a typical London gastropub. I thought the menu was, at first glance, a haphazard collection of dishes plucked out of the air at random. However, the restaurant’s culinary repertoire is actually a well-thought-out, original idea with food inspired by Britain’s former colonies. Flavours and influences from Malaysia, Canada and India are abundant on the menu.
Some of the dishes can be eaten as stand-alone mini-meals, or ordered as preludes to the mains with a tempting mix of fish, game and vegetable dishes available. I decided on the roasted quail and oyster mushrooms on toast, and was immediately impressed. It was a perfectly formed plate of food, with a combination of flavours that wouldn’t be out of place in a fine-dining environment. A big, savoury punch of cooked quail on top of a crunchy, thick slice of bread was complemented by the smooth texture of the oyster mushrooms. For casual dining, it’s impressive. I also tried the cauliflower and cumin fritters, which are Indian-inspired and subtly spiced. They went perfectly with the saffron and buttermilk dip that adorns the plate, and after I’d finished, I sat in my chair feeling very pleased with my starters.
The main courses are split into two categories. You can choose from either Dude Food, with the likes of baby back ribs and pulled pork burgers, or the more regular-sounding mains, which range from green Malaysian curry to steak. I opted for the grilled chicken and papaya salad, which I soon found out was worth ordering for
its impressive size alone; a huge amount of chicken adorned with a uniform of blackened stripes nestled in a pile of crunchy lamb’s lettuce. The peach-pink papaya was sweet but not sticky, and its cool temperature made it stand out against the hot chicken. The entire dish came scattered with lightly toasted nuts and topped with chicken crackling – a deliciously salty morsel that highlighted all the other flavours and had me making loud noises of appreciation, much to the annoyance of my neighbouring diners. It was one of the more summery options on the menu, and it worked well. The Malaysian yellow curry, Udang Masak, is also worth a try. It’s a fine example of
simple, authentic Malay cuisine, with savoury flavours offset by the sweetness of pineapple chunks and served with long-grain rice.
Desserts at The Jam Tree are offered with recommendations for an accompanying digestif – a
nice touch, considering the fact that it’s meant to be quick and easy ‘pub grub’. The lemongrass and red berry posset sounded intriguing enough for me to order it. Its tart, sweet flavours of summer were highlighted by the slightly spicy lemongrass, and the overall effect made it seem as though I was sitting in a meadow eating big, juicy strawberries. For a heavier option, the salted caramel brownie with salted caramel ice cream is enough to send chocoholics into a spiral of gastronomic delight. Some would argue, and I am inclined to agree, that a meal isn’t complete without a good wine, so I chose the Spanish house white which was zesty and fruity. The entire experience was topped off by the very attentive staff who knew the menu well and offered some great advice when choosing dishes. n

A well-rounded educAtion
Situated on a quiet residential road in the heart of Clapham, The White House Preparatory School’s imposing Grade II-listed building certainly makes an
impression. An 1850s Thomas Cubitt-built villa, the co-ed school teaches children from the ages of two-and-a-half years old to 11 and has built up an excellent reputation over the years.
Founded by Mary McCahery in 1985, the establishment’s inception developed when she was looking for an appropriate nursery for her daughter but couldn’t find one that suited her requirements. ‘I was a Year 6 teacher, but I decided to re-train and start my own nursery, which grew very quickly,’ she tells me. ‘For a number of years I kept it as a pre-prep for children up to the ages of seven, and then when the school acquired this building I decided to expand.’ With these such ambitions I ask Mary whether there are any other plans in the pipeline to increase the size of the school. ‘No, we are focused
on single-form entry because it means that every child can make a significant contribution to school life. I like that fact,’ Mary says. Her daughter Laura McCahery, who attended the pre-prep nearly 30 years ago, is vice principal
and a Year 5 teacher at the school, agrees: ‘It’s this ethos that makes The White House School what it is and we have a lot of siblings who attend.’
As well as promoting a family atmosphere, the school prides itself on the excellent academic results of its Year 6 pupils. Not only do they achieve places at leading London secondary schools but many of them also attain music, arts and sports scholarships. This is due to the outstanding sporting and creative credentials of the school where pupils are offered ‘free choice’ on a Thursday afternoon when they can take part in either sport, theatre or art classes. The children also have an hour of sport every day and swimming lessons each week. The teachers also organise outings to places including The National Gallery, the Bank of England and the Royal Albert Hall, and trips abroad for the Year 6s. The Year 4 and 5 classes annually attend outdoor activity camps in
the Spring term, there are trips abroad for the Year 6 class, and this year the children are particularly excited about their upcoming Spanish trip to Seville.
With the school’s 30th anniversary fast approaching and many of the pupils going on to study at top schools, there’s plenty for Mary to celebrate. She concludes: ‘It has been a great journey and I’m very proud of what I’ve achieved thus far.’ I, for one, can only agree… n

I’ve browsed online where there are a lot of cheaper options, but I’m not sure what the quality of the products is like. I’ve looked at C.P. Hart in Fulham, and West One Bathrooms on Garratt Lane in Earlsfield, but I have found them too expensive for our budget. I also have a baby on the way so we don’t have much disposable income. Can anyone suggest reasonably priced bathroom supply stores?

I had a good experience at Bathrooms at Source on Garratt Lane. It’s a family-run business and its customer service is very good. I rang the store a lot over the course of a few months and found the staff very helpful with any issues I had and they kept to my tight budget.

Burge & Gunson in Colliers Wood is great. The prices are similar to those online and the store has a big showroom. The people who work there can tell you which suppliers stock products in certain sizes. Bathstore is fine if you only want to see a few mid-range options, but if you want a bigger choice then I’d advise looking elsewhere.

There are lots of bathroom shops in Fulham. The Bathroom Discount Centre on Munster Road is similar to Burge & Gunson, but the showroom is smaller. I also like the Alternative Bathroom Company on Wandsworth Bridge Road.

If you want something traditional, it’s cheaper to have your cupboards built, or use the Savoy range at Bathstore rather than buying a full suite. I found Bathstore’s products to be of a very high quality for a great price. The Bathroom Discount Centre has a far better choice of fixtures if you want to spend a bit more money on certain items. I now have a Bathstore hand shower which feels much more solid and it was roughly the same price. The Bathstore customer service was wonderful and the staff also helped me design the layout of the suite.

Places like Bathroom Discount Centre and Burge and Gunson aren’t going to help you design the look and layout of your bathroom. These stores act more as suppliers of the various parts rather than design specialists. If you want a design service you need to go to Bathstore, C.P. Hart or West One Bathrooms.

As the colder months draw in, it’s important to ensure properties are maintained to a high standard so they can withstand the wind, rain, cold and other wintry weather that can have a devastating impact on even the
most secure of homes. This month, between 21 and 28 November, the Society for the Protection of Ancient Buildings (SPAB) is championing its annual National Maintenance Week. The campaign is aimed at property owners to raise awareness of the simple tasks that can be carried out to help protect homes and businesses against
bad weather. It shows how a small bit of tender loving care now can save huge costs to homeowners later as cracked pipes, faulty drains or missing roof tiles usually worsen in cold weather and the consequent repairs can be costly.
This year’s crusade for better home maintenance is fronted by Loyd Grossman, who believes that ‘good maintenance is simply good common sense’. SPAB recommends an ‘MOT’ approach to maintaining properties; essentially a thorough check-up of all of the most vulnerable areas of a building.

RoofCheck the roof for damaged or slipped tiles. A gap of any size can let in water which can get into the framework of a building and the electrical fittings within walls and roofs. A simple check and replacement of an out-of-place tile can stop costs piling up if trusses become rotten. GutteringAutumn can cause blockages in drains and guttering. when this happens, water can’t drain away sufficiently and this can produce problems. Clearing out the guttering can drastically reduce the risk of water damage, and it’s a relatively easy task to undertake. Fitting guards to the tops of pipes will significantly lower the risk of leaves and other debris entering the pipes.
Windowswood-framed windows can be susceptible to rot and general deterioration, especially in the winter months. washing down the paintwork on the windows is advisable, not only because it prolongs the life of the finish, but also because it offers a chance to have a thorough check for decay.
VegetationVegetation growing on a house can be problematic, so it should be pruned, cut back or removed to avoid it causing damp and creating structural damage. If it’s up high on the property, SPAB urges homeowners to use ladders carefully and never work at a height unaccompanied.

The question: ‘How can I add value to my property?’ comes up time and time again. I’m often asked by clients how they can change the interior to get the maximum value for their property without spending too much money. The
look and feel of a home can make a massive difference – sometimes even a simple slick of Farrow & Ball paint can work wonders.
Take the flooring, for example. A carpet may have seen a lot of wear and tear over the years; in this case I’d recommend that the client lifts it up and sands and exposes the floorboards instead – this look is still very much on-trend, and we’ve even done it in our recently refurbished Lavender Hill office.
Lighting is another big factor that can make a difference when selling a property. It’s important that there isn’t any harsh lighting; instead choose lamps to give a softer, cosier feel. Another factor is the colour of the rooms; although you may love your lilac bathroom, prospective buyers might not, and they may find it tricky to see past it. It’s factors like these that can make a big difference.
When it comes to dressing a property, I recommend that sellers make sure their flat or house doesn’t look bare. It can often be
difficult to sell a place that doesn’t have any furniture in it, and properties that have previously been rented out often need a little TLC. The trick is to make sure you keep your costs down and don’t get carried away; after all, these improvements should only be done to help sell or achieve the maximum price for your property. Sometimes prospective buyers can’t see past the choice of décor or envision how the space could potentially look, so it’s important to make sure the property is in good decorative order.
In terms of buying and then selling for investment purposes, we’re seeing a high demand for properties on Wandsworth Road as this area is starting to be developed and is near to where the new Nine Elms tube station will be. n

The latest premium residential address in Clapham Old Town is proving popular with tenants. The team at Savills Lettings has successfully let 13 properties in the Macaulay Walk development, including heritage conversion

For his latest instruction, Sam Sproston is taking potential buyers back to school. Not literally of course; the school in question was gutted and extended by a property
developer a few years ago, before the current owners completely transformed the place into an impressive and spacious family home.
After being buzzed in through a private gate, stone steps lead the way up to an entrance hall that is more in keeping with a continental villa than an old classroom. All traces of the building’s didactic roots have vanished; walls have been removed to create a huge, open-plan layout that emits a wonderful sense of flow. ‘This is far from your typical Wandsworth townhouse,’ comes Sam’s opening gambit, as he stands in the entrance half, dwarfed by a statement light fixture that cascades from the lofty ceiling.
‘In most other properties around here the options to extend are rather formulaic. You either go up into the loft, extend the kitchen out to the garden or dig down into the basement, and the end results, while often very impressive, follow the constraints of more familiar Victorian and Edwardian architecture. Here, it is a completely different story. What makes this property so unique is that the owners have created such a lateral space. It’s functional too.’ Downstairs, there is a guest bedroom suite and a self-contained studio apartment, complete with its own separate entrance, which would be perfect for a nanny.
‘Traditionally we have experienced a drift of
prospective buyers from north of the river, attracted by the prospect of more living space and good schools on the doorstep,’ Sam explains. ‘By doing this, buyers are typically upsizing on attributes, such as off-street parking and a bigger garden. This property blows buyers away because they expect to find a bigger version of what they currently have in Chelsea or Fulham, and it’s nothing like that.’
This year has been a tale of two halves for the Wandsworth office, from the competitive spring time market that saw the prices of premium properties rise significantly, to the calmer autumn that the office is now experiencing. ‘We were hit by the Scottish referendum and then the following week everyone was talking about Mansion Tax, so the wind was taken out of the sails a bit,’ Sam admits. With a General Election on the horizon, Sam and his team have noticed two veins of thought among prospective buyers. On the one hand, some are looking to move now while mortgage rates seem to be very good and stock more plentiful, while others want to hang on until the spring to see what the outcome will bring and re-evaluate the market then.
Despite this divide, stock levels are good and there is now more choice for buyers. ‘Recently we’ve sold several properties discreetly,’ Sam says. ‘We had a house on Patten Road that we marketed at £2.95million and after five or six viewings it went to sealed bids and achieved more than £3million. Once the sale went through we had people ring up and say they hadn’t realised that it was on the market, but we had been instructed to keep it quiet,’ he continues. ‘My advice to buyers is to get in touch and keep us updated with your criteria. We view all the best properties. You could come to us and say, “we want to live on such-and-such a road and our agents might know half of the residents
living on that street and can ring them to ask if they have any intention of selling.’
The next few months are an exciting time for Knight Frank. Following on from the recent opening of the Chiswick office, the agency will soon be expanding to SW4 with an outpost in Clapham Old Town arriving in early December. ‘We discovered the other day that we have sold properties in Clapham since 1982, but we are only just opening an office there,’ Sam says. ‘It’s been a long time coming.’
As the viewing draws to a close, Sam casts an approving glance over the space – an impressive 5,680 sq ft expanse – and sums up the savvy reasons for moving to Wandsworth. ‘Just north of the river properties regularly trade for more than £1,500 a sq ft, and usually have little by the way of parking or outside space. When you compare that to this, which is £863 a sq ft, it’s a no brainer,’ he concludes, shutting the door to the old school building. There is a lesson to be learned here. n

If Rymer Irens had a ‘how to found a successful estate agency’ manual it would go like so: wait for the right deal to come along and grab it with both hands – then invest in the best staff
possible. This is the refreshing approach that has kept the Wandsworth-based agency, which now boasts two local offices, moving forward for the last four years.
‘The history starts with my brother Duncan and his business partner Ben Rymer who worked together
for a number of years before the opportunity to start out on their own arose. I arrived about 18 months later,’ Angus explains. ‘My background is in corporate finance, I was based in the City for years. I’d helped a number of entrepreneurs and watched
them enjoy the fruits of their labour and, after a while, I wanted to do the same,’ he says.
‘After a placement in China, I returned home and joined the team. It wasn’t long before we gelled and a partnership was formed. Duncan is my brother but Ben might as well be the third sibling,’ Angus admits. ‘We all bring such different skills to the table and there is no way the business could work without the three of us.’
Longevity is the watchword at Rymer Irens and since day one the team has always wanted to retain its position as a small agency tailored to operate at the higher end of the market. ‘We started out as an ant and have grown without losing our identity,’ Angus says proudly. He puts the success of the Bellevue Road office down to the team’s pragmatism in responding to the needs of clients, rather than sticking to a rigid blueprint. ‘In the same way that Bellevue Road was opportunistic, the perfect chance came along to open a second office at Nightingale Lane. We do have aspirations to grow, but only if the right opportunity comes along,’ Angus assures.
The ambition is clear: to be the local, independent agent of choice. ‘We see ourselves as being embedded in Wandsworth and want to know what more we can provide for our clients.’ Angus believes that this autumn is a good time to buy. Rymer Irens has registered a healthy chunk of new stock and property prices have cooled somewhat. ‘Estate agency is very market-driven and the one thing that you can’t do is change the market forces. The market soared to a peak earlier this year, but it couldn’t continue that way,’ Angus explains. ‘There has been a period of reconsideration when buyers and vendors are taking into account the huge property rises of the last few years; many might have been waiting several months for circumstances to change.’

no point in having hundreds of applicants. I’d much rather have one good house, one good applicant and then that’s it, deal done.’ Although Angus admits that things might remain a little unsettled in the run-up to next year’s General Election, he is hopeful that conditions will stabilise post-May.
‘Prices remain competitive across the Wandsworth postcode. There has been a lot for buyers and vendors to digest,’ Angus continues. ‘If you had a house worth £1million three years ago, effectively you would have been earning up to £10,000 per month just for holding onto the property. This means that three years on it could achieve £1.36million. Thirty per cent of our business is now property valued at more than £2million.’
The office is also seeing a lot of enquiries from applicants who sold earlier in the year and then moved into rented accommodation to bide their time. Angus acknowledges that today’s so-called ‘generation rent’ means many people don’t look to buy until they are into their thirties, but he disagrees with the suggestion that this is a cultural shift or that more people are looking to rent rather than buy, like our European counterparts.
‘If you go back more than a century to the early 1900s when the majority of homes around here were built, 95 per cent were rented,’ he reveals. ‘I don’t think we’ll return to that. We are a nation of shopkeepers, after all. We like to own our properties; it is in our nature.’
Back to the 21st century and Rymer Irens is hoping to build on its success thanks to its tight-knit team. Angus believes the agency’s single biggest investment should be the staff. ‘Invest in the right person and you invest in the business as a whole,’ he reasons. ‘There is a trend now for estate agents to rely and invest too heavily on their corporate brand image, marketing themselves as all things to all people, often at the expense of attracting and retaining better talent within the industry. I believe that what our clients want in an agency is intelligence about the local market. At our Nightingale Lane office we have a negotiator, Tim, who is fantastic – in fact, he’s probably brighter than the three of us put together,’ Angus jokes. ‘If we could just clone more Tims.’ n
