    Planning permission has been granted for a new (AUD)$600 million super tower which includes a six-star hotel at its peak. Rising 108 levels and 388 metres, Australia 108 will be the tallest building in the Southern Hemisphere.

    Located on Southbank Boulevard within Melbournes most desirable arts, dining and entertainment district, the project has been designed by Fender Katsalidis Architects, the same practice that successfully delivered the 92-storey Eureka Tower in 2006.

    We are delighted to have our planning approval finalised, and the ability to forge full steam ahead with the project. This includes finalising apartment designs and advancing negotiations with hotel operators, says Founding Director Nonda Katsalidis, who is co-designing the tower with his partner Karl Fender. Australia 108 has the ability to define Melbourne, and signify our coming of age as a dynamic and progressive international city. Nothing like this exists in our part of the world

    a prestigious residential tower with a six-star, luxury hotel offering a wide range of services and facilities such as bars, observation lounges and restaurants, he continues.

    The hotel will occupy 18 levels of the tower, with guestrooms on floors 83 to 101. A spectacular double-height Sky Lobby on level 83 will feature two restaurants, two bars and lounge areas. Located in the starburst points that crown the building an architectural feature inspired by the Commonwealth star on the Australian flag these spaces appear to hover over the city, with sections of glass underfoot enabling visitors to see all the way to the ground in a larger version of Eureka Skydecks Edge.

    A glass-enclosed Star Bar on level 108, suspended between two pillars near the pinnacle of the building, will offer panoramic views of the city. The hotel will also feature a swimming pool, spa and gym, as well as a fresh food market and caf at the lower levels. The remainder of the building will be given over to apartments and customised penthouses.

    Corporate Account Manager - EMEA, the most notable overhaul is taking place in the bedroom, as verified by the increasing popularity of tablet solutions offering complete room control from one touchscreen. Thanks to the latest technological developments, lighting is no longer a stand-alone element of the guestroom experience, but rather an integrated component within a rooms overall design philosophy. We can expect to see a lot more Room Management System solutions in the near future where lighting, shades, thermostat and locks are fully integrated to provide increased comfort in the room, efficient energy saving, reporting, and interfacing with property management systems, Lebrun predicts.

    It is a theory supported by Chelsom, who explains: A hotel room is no longer just a room to sleep in it has become multifunctional; a place to eat, sleep, work and relax. Lighting schemes need to reflect the variety of uses and generate the correct light levels to meet all functions of the guestroom.

    There have also been aesthetic changes within the lighting industry, with clients expressing an interest in what Chelsom refers to as the industrial look. There has been a much more functional look and feel to products lately and I predict there is a lot more of this to come; think exposed mechanical joints, over-sized switches and visible engineering, he says.

    Yet despite an arguably more fashion-focused approach to hotel lighting, the key elements for clients remain comfort, and guest satisfaction. Thanks to technological advances, lighting arrangements are slicker than ever. Brands are exploring iPad solutions for the guestroom with concierge and hotel service directories as well as controlling guestroom devices such as lighting, shades, thermostat and AV, says Lebrun, adding that in addition to providing a contemporary, chic service, the process is also part of a larger trend to declutter guestrooms and develop a less formal and more direct line of communication with guests. Wireless technology is also gathering interest for renovations or new builds thanks to the ease of installation and its contribution to the overall hotel energy saving strategy.

    It is this focus on energy-saving strategies which is driving many of the technological developments in the hotel lighting world. Thanks to the progress made in LED technology, incandescent and halogen light sources now account for less than 10% of hotel lighting, with many bulbs capable of lasting for more than 30 years. Yet there is always room for improvement, particularly in the gaps left unfilled by LED products. As Chelsom points out: LEDs will not fulfill every lighting function in a hotel, especially

    where the guestrooms are concerned. For example, they are great at task lighting, concealed back lighting and mirror lighting, but are cost prohibitive and often dont work so well for table lights, wall light and floor lights.

    What is clear is that hotel lighting choice, in addition to contributing significantly to brand image, looks set to remain under the spotlight as an environmentally friendly, technologically advanced, financially beneficial hotel design component for some time yet. As Lebrun sums up: Lights are no longer just on or off.

  • Sleeping AroundIn the latest pop-up craze, abandoned sea containers have been converted into mobile hotel rooms, complete with fixtures and fittings from a host of international suppliers.

    Until recently, scores of empty sea containers were left rusting away at the port of Antwerp in Belgium. That was until a group of friends set about converting them into luxury hotel rooms to provide unique accommodation for adventurous guests. The 20ft containers are equipped with all the mod cons, including an iPod docking station and Dyson air conditioning system. Co-founders Geoffrey Stampaert, Didier Opdebeeck and Ellen Wezenbeek collaborated with a number of sponsors to furnish the rooms, which feature a floating box-spring bed dressed in high

    quality linens, and en suite bathroom with Duravit sanitaryware and XXL Hansgrohe Raindance Shower. Belgian design in the form of furniture by Extremis, innovative lighting by Dark and fabrics from Tende by Aristide complete the interiors. Additional containers housing a sauna, lounge and dining room accompany each cluster of guestrooms. The concept can be found occupying unexpected locations from skyscraper rooftops to alpine ski fields to Greek islands.
