General Notes

o All materials and work practices shall comply with, but not limited to theBuilding Regulations 2006, the Building Code of Australia 2010 and allrelevant current Australian Standards (as amended) referred to therein.

o Glazing, including safety glazing, shall be installedto a size, type andthickness so as to comply with: BCA Part 3.6 for Class 1 and 10 Buildingswithin a design wind speed of not more than N3; and BCA Part B1.4 forClass 2 and 9 Buildings.

o Waterproofing of wet areas, being bathrooms, showers, shower rooms,laundries, sanitary compartments and the like shall be provided inaccordance with AS 3740 -2004: Waterproofing of Wet Areas in ResidentialBuildings.

o These Drawings shall be read in conjunction with any House EnergyRating (HER) report and shall be constructed in accordance with thestamped plans endorsed by the accredited Thermal PerformanceAssessor without alteration.

o Step sizes (other than for spiral stairs) to be:

- Risers (R) 190mm maximum and 115mm minimum- Going (G) 355mm maximum and 240mm minimum- 2R + 1G = 700mm maximum and 550mm minimum-with less than 125mm gap between open treads.

o All treads, landings and the like to have non slip finish or suitable non -skidstrip near edge of nosing.

o Provide balustrades where change in level exceeds 1000mm above thesurface beneath landings, ramps and/or treads. Balustrades (other thantensioned wire balustrades) to be:- 1000mm min. above finished surface level of balconies, landings or thelike, and- 865mm min. above finished surface level of stair nosing or ramp, and -vertical with less than 125mm gap between, and- any horizontal element within the balustrade between 150mm and760mm above the floor must not facilitate climbing where changes in levelexceeds 4000mm above the surface beneath landings, ramps and/ortreads.

Wire balustrade construction to comply with BCA2010 Volume 2 Part3.9.2.3 for Class 1 and 10 Buildings and BCA 2010 Volume 1 Part D2.16for other Classes of Buildings.

o Hand rails to be 865mm minimum above stair nosing and landings.

o Window sizes nominated are nominal only. Actual size may vary accordingto manufacturer. Windows to be flashed all around.

o Where the building (excludes a deta ched Class 10) is located in a termiteprone area, the area to underside of building and perimeter is to betreated against termite attack.

o Concrete stumps:- up to 1400mm long to be 100mm x 100mm (1 No. H.D. Wire)- 1401mm to 1800mm long to be 100m m x 100mm (2 No. H.D. Wires)- 1801mm to 3000mm long to be 125mm x 125mm (2 No. H.D. Wires)- 100mm x 100mm stumps exceeding 1200mm above ground level to

be braced where no perimeter base brickwork provided.

o For buildings in marine or other exposure environments shall havemasonry units, mortar and all built in components and the like complyingwith the durability requirements of Table 5.1 of AS3700-2001 MasonryStructures.

o All stormwater to be taken to the legal point of discharge to the RelevantAuthorities approval.

o These drawings shall be read in conjunction with all relevant structural andall other consultants ’ drawings/details and with any other writteninstructions issued in the course of the contract.

o Site plan measurements in me tres – all other measurements in millimetresu.n.o.

o Figured dimensions take precedence over scaled dimensions.

o The Builder shall take all steps necessary to ensure the stability andgeneral water tightness of all new and/or existing structures during allworks.

o The Builder and Subcontractors shall check and verify all dimensions,setbacks, levels and specifications and all other relevant documentationprior to the commencement of any works. Report all discrepancies to thisoffice for clarification.

o Installation of all services shall comply with the respective supply authorityrequirements.

o The Builder and Subcontractor shall ensure that all stormwater drains,sewer pipes and the like are located at a sufficient distance from anybuildings footing and/or slab edge beams so as to prevent generalmoisture penetration, dampness, weakening and undermining of anybuilding and its footing system.

o These plans have been prepared for the exclusive use by the Client ofMcam Building Design P/L (‘The Designer’) for the purpose expresslynotified to the Designer. Any other person who uses or relies on theseplans without the Designer ’s written consent does so at their own risk andno responsibility is accepted by the Designer for such use and/or reliance.

o The approval by this office of a substitute material, work practice, variationor the like is not an authorisation for its use or a contract variation. Anysaid variations must be accepted by all parties to the agreement andwhere applicable the Relevant B uilding Surveyor prior to implementing thesaid variation.

STORMWATER

100 mm DIA. Class 6 UPVC stormwater line laid to a minimum grade of1:100 and connected to the legal point of stormwater discharge. Provideinspection openings at 9000mm C/C and at each change of direction.

GENERAL NOTES

The building materials listed in these reports are the minimum requirement needed to achieve the

listed Star Rating required. All State, Territory & Federal; building standards and regulations still

need to be adhered to.

All insulation is to be supplied and installed as per Australian Standards & required regulations.

Holes, rips and penetrations through Sisalation, Reflective Foils and Insulation Wraps must be

sealed or repaired.

Insulation batts and blankets are not to be compressed when being installed and all voids must

be completely filled.

Insulation is to be laid over all manhole lids, ensuring a continuous layer of insulation. No ceiling

penetrations have been entered for man holes. Glass window and glass door sizes are not to be increased; it will change the rating of this

report.

Total System 'U-Value' - The glass windows and/or glass doors supplied must equal and/or can

be less than the 'U-Values" listed in this report.

Total System 'SHGC' - The glass windows and/or glass doors supplied should not be greatly

reduced or increased (a 5% variance is acceptable) than the Total System 'SHGC' Values listed in

this report.

All downlights and exhaust fans that penetrate the ceiling must be sealed.

If any details are changed on this project as listed above then this report may be invalid and will

need to be re assessed to meet the minimum star rating required; there will be an additional

cost to re issue this report and also re stamping the amended working drawings if required.

(NCC 2016: V2, BCA) This Thermal Performance Assessment meets the 6 Star Rating required

as laid out in the NCC 2016, BCA V2, Class 1 and Class 10 Buildings

(NCC 2016: V2, BCA) It is also the responsibility of the developer, builder and/or owner builder

that the following sections of the NCC 2016, BCA Volume 2, comply; 3.12.1.1 Building fabric

thermal insulation; 3.12.1.2(c) & 3.12.1.4(b) Thermal breaks; 3.12.1.5(c) & 3.12.1.5(d) Floor edge

insulation & Part 3.12.3 Building Sealing.

(NCC 2016: V2, BCA - Victoria) In the case of a new Class 1 building, it must have either a

rainwater tank connected to all sanitary flushing systems or a solar water heater system.

See above for ceiling penetration calculations or a re-rating is required.
