Case Study 1:Family relocation

What we didFamily with two primary school age children, movingfor the start of the school year in September.The father works for a multinational energycompany, with headquarters in Canary Wharf.

SituationBriefing: we spent an hour on the phone going through the family’s requirements and constraints, the children’scurrent school level, their knowledge of English, etc.

Property Search: following a further client briefing andbased on the confirmed school and the office location, we:- identified potential areas for the family to live in - organised a day of viewings in August- assisted until the tenancy agreement was signed

Settling in Package: once our clients found theirideal property, we organised their council tax, homeinsurance, broadband, TV, and utilities. We also advisedon GP registrations and where to buy a vacuum cleaner!

Families with children: as soon as possible in orderto discuss and agree school choices and the registrationprocess which will impact on the choice of areas to live in.

Individuals and couples: we recommend startingat least 8 weeks ahead – earlier if possible of thedesired move-in date in order to identify potentialareas to live in and budget constraints.

How much are school fees?

Independent British and international schools command fees ranging from£8,000 to £30,000+ p.a. dependingon the school type, the age of thechildren and the school’s reputation.

State schools are free.

How much rent can I “afford” as a tenant?

“Affordability” as calculated by agents is 30times the monthly rent. So, for example, toafford a monthly rent of £2,000, applicantswill require a minimum annual income of£60,000. This can, however, vary by landlord.
