USEThis document explains the proposal of a detached residentail bungalow on vacant land situated to the rear of the home owned and resid-ed in by the applicant.
AMOUNTThe area of the proposal site totals 514m2TheGrossinternalfloorareais100.7m2.TheGardenis166m2,theremainderisbinstore,driveway,parkingandturningarea.Theapplicantalsoownsanadditional1500m2compiringofthierhome(Silchester1)thenewlybuitlydwelling(Silchester2)andtheen-trance drive/ parking.
LAYOUTThereisoneaccesspointtothesiteavailable,whichhasbeenutilised.Thisisformedofadrivewaybetweentwoexisitngproperties,oneofwhichisownedandlivedinbytheapplicant.Theother,iscurrentlybeingconstructed,andnearingcompletion,alsoownedbytheapplicant.
Thepositionandlayoutofthehousehasbeenconsideredinsuchawayastomaximisetheflowofthesiteregardingaccess,andparkingfortwocars,thisalsoincludesaturningspace.Binstoreshavebeenplacedatthefrontofthepropertyforeaseofuse.Thereisalsoaproposed covered and secue bike shed for at least two bikes.The house has been located on the site in such a way as to create two gar-dens. One private space for the use of the master bedroom. The main garden has easy access from the main living spaces and is South fac-ingtomaximisethequalityoftheoutsidespace,andalsotheenhancetheamountoflightpenetratingintothemaininternallivingspace.
Althoughthisprivatesiteisfairlysecuregiventhefencedboundarytothesite,theadditionofsecurirtylightsandagraveldriveofferanadditional deterrent to intruders.
Thehouseitselfhasbeendesignedanillumiatedoverhandforweatherprotectionforvisitorsandwhenreturninghomewithaporch(in-cludingcupboard)entranceleadingontoacentralhallway.AnaccessibleWCissituatedontherightuponentrywhichiseasilyaccessedfromthelivingspacesopposite.Thisstudwallcouldberemovedandreconfiguredtomakeanaccessibleshowerroom/bathroom.Theopenplanlivingareahasaspaciousandsociablefeelofferingplentyofroomforafamilykitchen,diningareaforeightpeopleandacom-foratble lounge area. This both the dining area and living room are served by large bi-fold doors leading out onto a decked terrace and a secluded Southern facing garden.
Fromtheentrancehall,thereisautilityroomwithafurtherexittotheoutside.BoththeUtilityroom,andtheWCformabarriertocreate a seperated quiet end of the house for the sleeping quaters. Along to the right down the hallway are the 3 bedrooms and a family bathroom,whichincorporatesabathandaseperateshower.Themasterbedroombenifitsfromitsownen-suiteaswellaspatiodoorac-cess onto its own private terrace and garden. Each of the bedrooms has its own built in storage.
Thelayouthasbeenconsideredtomakeitaccessbileandwide950mmdoorshavebeenusedforallroomseachwithatleast300mmnib.
WindowsfacingtheadjacentpropertiestotheEasthavebeenminimised.TheWCandBathroomareobscureglazed.Themasterbedroompatio doors are closer to the boundary and therefore vision obscured from the main houses. This has been demonstrated by way of a 3D model creating views to prove the absolutley minimal overlooking nature of windows onto and from the proposal.

SCALETominimisethevisualimpacttotheexistingpropertiesthedecisionwasmadetokeepthistoasinglestoreybuilding,whichkeepsitlow-erinheight,althoughthefootprintofcourseneedstobelargerbecauseofthis.The proposed bungalow is 15.5m distance away at its closest point to either of the existing houses.Theproposedbungalowmeasures14.7mlongx7.55m.Theeavesstartat2.55mandtheridge5.1m.This sits adjacent to the two existing two storey pitched roof houses. Theoriginal1930’shouselabelledSilchester1:Footprint=7.4mx9.84m.Eavesmeasuring4.7m,andaridgeheightof8.75mfromtheGroundLevelattherear.The newly constructed Silchester 2 Footrpint=4.06mx9.64m.Eavesheightof4.71mandaridgeheightof8.3matrear.ThetheSouthEastistheadjacentlargebungalow‘Lynnmoor’.Thismeasuresapproximately12mx8.4plusaconservatoryandotherex-tensionsnotincludedhere.Theeavesofthishomeare2.35mhighandtheridgeapprox6.9mhigh.Thispropertyis14.6mawayfromtheproposal at its closest point.Totherearofthesite(West)islocatedHolyTrinityCofESchool.Theschoolhasaservicestypeoutbuildingwhichbacksontothesitesome7.2maway.Theproposalwillhavenoimpactonthisbuilding.
LANDSCAPINGThe landscaping has been carefully considered to give maximum privacy to both the existing properties as well as the new house. Theentrancedrivetothenewproposedhousewillbeflankedby1.8mhighfenceswhichriseto2.0montheapproachtothedwellingarea. Lights along the entrance route will offer visual security and a gravel drive act as a deterrent to any would-be intruders.2.0mhighfencesandgreenplantedscreeningofferasoftaestheticandnaturaledgetotheboundary.Deckedareasoutsideofthemasterbedroom and the main living spaces offer a great inside/outside connection between the spaces. There are also grassed lawns and plant-edborderswhichcreateusablerecreationalzonesaswellasbeingsoftandgreentolookonto.Dividing fences seperate the parking from the garden and also hide the bin store and recycling from view.
APPEARENCETheproposalisoftraditionalconstructionformat,usingbrickandblockwithapaintedrenderfinish(satonalowlevelplintheofgreystockbrick,)althoughwithacontenporaryfeelinkeepingwiththeothernewpropertyadjacent.Theroofisgreyslate,thewindowsareuPVC,Anthricitegreyincolour.AgreyuPVCfrontdooroffersoptimalthermalresistance.Timberdecking along with lots of shrubs and plant screening give this development a natural feel which is also private.
ACCESSSilchesterDriveiswellservicedbytransportlinksandislocatedajoiningtheA220HorshamRoad.Itisabout250mfromtheA23andabout2kmfromtheM23.EqualdistanceintheoppositedirectionisIfieldStationwhichconnectsatThreeBridgestothemainlinetoLondon.Silchester Drive is a private drive owned and managed by the Applicant. It currently services two properties Southview & Lynnmoor owned by others as well as Silchester 1 & 2 owned by the applicant.Thesitecanhousetwoparkedcarswhichcanmoveindependantlyofeachother,andallowsenoughspaceforadisablepersontomovebetween the car and the house with a level threshold. Thesitehascyclestoragefortwoormorebicylces.Bothcyclists,carsandpedestrainscanenterthesitebyfootusingthedriveway.Busesrunfromtheendoftheprivateroad.Thisincludesaserviceevery20minsintothetowncentre.Thisstopalsohasaregular‘Fast-way’servicetoGatwickAirport.Crawleytownisa25minwalktothecentrefromhere.
