UK house prices rose by 0.3 per centover the month in August to

£233,776 pounds according toAcadametrics*. Versus a year agoprices are up 3.2%, with the numberof first time buyers up by more than30% over the year.

The number of sales exceed 70,000for the second month in a row. Pricesare up £883 in the last month andare £7,275 higher than a year agodue to a substantial boost inmortgage lending to first-time buyers.

Landlord costs look set to fall as remortgaginglooks more attractive

Ever since the credit crunch hit in 2008, remortgaging has been an increasingly unfeasible option for most buddinglandlords.As is often the case this way of thinking has ended up being a self-fulfilling prophecy as stagnation in the marketcontinued.Yet this appears to have gone as far as it can as rates appear to be reaching their most competitive levels in fouryears. The current range of BTL lenders SVR's shows that rates are peaking at 4.5%, with some even going as highas 6.58%.It should of course be noted that there are other fees associated with remortgaging a property, but a positive netsaving can still be achieved after these costs. In fact, some BTL deals as high as 85% LTV are available out there.Not only that, but many are calling for tax breaks for landlords, in particular the Council of Mortgage Lenders(CML).They argue that in many countries, including Germany, France and the USA, depreciation and rental losses canbe offset against income and in some countries, capital gains tax rates actually fall the longer a landlord holds onto a property. The CML are now calling on the UK government to follow suit and introduce similar tax cuts forlandlords. source: arla.co.uk

24% of parents plan to help their children buy first home

A new piece of research from Family Investments hasfound that nearly a quarter of parents surveyed saidthey would help their children get on the housingladder by acting as guarantor. Two thirds of parentssaid they would help their children by giving them themoney outright.A previous piece of research from Lloyds TSB hadfound that parent-funded house-purchases for FTBs arebecoming increasingly common. Not only that, butthis new trend is not limited to first-time buyers. Two-fifths of second steppers are now turning to theirparents for financial assistance.Moreover, the Family Investments research also foundthat this new trend of parents funding second-steppersalso included parents remortgaging their own homesand putting the equity of their own homes at risk.

Even more concerning was evidence that few of thosesurveyed had detailed knowledge of guarantormortgages. Of the 53% who had heard of them,under half of those were able to correctly answer trueor false questions about elements of that particulartype of mortgage.

The Family Investments researchers surveyed 529parents. Of that number, only four said they hadreceived support from their own parents via aguarantor mortgage. These results only serve tohighlight the dramatic shift in the mortgage marketthat has taken place over a generation. As it stands,first-time buyers find themselves in a position wherethey are only eligible for high LTV mortgages, andeven then they are required to have an additionalguarantee. source: naea.co.uk
