NOW THIS AGREEMENT WITNESSETH AS FOLLOWS4



1. The period of lease shall be _______ months commencing from _____________ (dd-

*. The lessor or his agent shall ha!e a right to inspect the shop at any hour during

the day time.

erchandise and not use the same for any other purpose. (The lessee shall not

enter into partnership) and conduct the business in the premises in the name of

the rm. The lessee can only use the premises for his o%n business.

0. The lessee shall not ha!e any right to assign$ sub-let$ re-let$ under-let or transfer

the tenancy or any portion thereof.

. The lessee shall not carry out any addition or alteration to the shop %ithout the

pre!ious consent and appro!al in %riting of the lessor. The lessor shall be

entitled to all the benets and impro!ements so made.

1.. 3f necessary the lessee shall %hite %ash and paint and carryout minor repair to

the said shop let out at his o%n cost. 4ny damages to the property should be

corrected by lessee.

11.. The lessee on the epiry of the lease period of _______ months shall hand o!er

!acant possession of the ceased shop peacefully or the lease agreement can be

rene%ed for a further period on mutually agreed terms.

12.. The lessee shall pay the monthly rent and amenity charges and if default being

committed in the payment of such rent$ etc. e!en for a period of a single month

or in default of any of the terms or conditions the lease shall come to an end. 5n



such default the lessor shall ha!e a right on entry and obtain deli!ery of !acant

possession.

the items of %or8$ things$ articles$ e9uipments$ installations of the lease pursuant

to the reno!ation %or8 done by the ,essee on the said premises and hand o!er to

the ,essor the said premises in good order and in the same layout$ as far as

possible$ reasonable %ear and tear$ force ma#eure and unforeseen calamities

ecepted.
