The Sofia office of Stephen George International serves as a centre for operating in the Balkans and Eastern Europe. the office was formed from a fusion of two local practices and stephen George

international. the combining of expertise is seen as a logical progression for the company

and of huge benefit to our clients.

alexander daw - director

alexander daw is an english architect and has operated in Bulgaria since 2005.

during this period he has been involved in a number of projects throughout

Bulgaria, working as a design consultant. in 2005 he founded oscar architects and

has succeeded in attracting a varied client base from uK based reit’s to Bulgarian

developers and local government.

tihomir Kazakov - director

tihomir Kazakov is one of Bulgaria’s leading young architects and was asked to join

stephen George international as our primary partner and director of the sofia

office. he founded Grupa Kazakov in 2004 and has demonstrated some exceptional

design skills through this period of operation.

Weston Ottmoor: A Carbon Neutral Eco Town

Weston Otmoor, Bicester, Oxfordshire

Weston otmoor near Bicester was one of the successful entrants for the

Government’s eco-towns programme. stephen George & partners masterplanned

the site as part of the development consortium.

macrobiotic power generation is proposed for the new community, which will be

linked to greenhouse horticulture. a by-product of the process is organic fertiliser

which can then be used to provide nutriment for a market garden enterprise.

materials should be naturally renewable and as far as possible should be locally

sourced to reduce the energy input relating to their transport.

energy efficiency in both the design and construction of the development at every

level will be maximised. material resources and their carbon footprint will be

calculated to establish as near a zero carbon footprint as is realistic.

Liverpool Docks Redevelopment: World Heritage Site

Waterfront City, Liverpool, Merseyside

stephen George & partners won mersey docks harbour Board competition to

masterplan a major, mixed-use urban village in Liverpool’s victoria docks. this is

part of a World heritage site which includes the famous Liver Building. parking

proved to be a major issue in this high-density urban area. We came up with an

ingenious solution. our plans involved draining the old dock, concealing a multi-

storey car park in its depths and then forming a shallow lid of water over the car

park to retain the appearance of the original dock. this innovative design included

plans for buildings - hotels and a casino - appearing to rise up out of the docks.

Littlecombe, Dursley, Gloucestershire

in 2002, stephen George & partners was appointed masterplan architect for a new

37.5 hectare sustainable urban Community in dursley, Gloucestershire.

taking on board the clients aims and objectives, our design transformed the steep

valley brownfield site into a model of sustainable urban development.

this includes 600 new dwellings, 17,000 sqm (182,990 sqft) of industrial space

(including the relocation of the remaining factories on site), community facilities and

a training centre. energy efficient design was stipulated at all stages and includes

one of the largest biomass district heating systems in the uK.

the site will achieve an overall Co2 saving of 30 per cent.

The Bridge, Dartford

the Bridge is an exemplary mixed-use development which forms part of the thames

Gateway and fulfils the government’s vision to “kick-start the process of turning

europe’s largest collection of brownfield sites into living, breathing communities

where people are proud to belong”.

the 100 ha (264 acre) site includes 176,000 sqm (1.89 million sqft ) of commercial

space and 1,500 homes, in addition to leisure facilities, a shopping centre and

primary school and an innovation Centre for start up businesses.

our designs integrate the mixed-use elements and minimise dependency on the

private car. fastrack, a pioneering bus system, links the Bridge with dartford,

Gravesend and the Bluewater shopping and leisure complex. its buses run on a

dedicated route that avoids local traffic and includes a new bridge over the m25.

Grange Park, Northamptonshirethe design brief called for a new community encompassing residential and

commercial development, including retail, recreation, community and education

facilities. the site, adjacent to Junction 15 of the m1, occupies 40 ha of land for

mixed housing and 30 ha for employment, interlinked with country parks and

greenways.

through the establishment of a strong design framework, a balance between

individual identity and overall unity has been achieved in both the residential and

commercial zones of the development. major infrastructure and enabling works

have ensured the village centre, housing and industrial zones are easily accessible,

but protected from motorway noise by structural embankment planting.

St Luciathe extensive Grand anse Beach development is a leisure, tourism and residential

based scheme centred around a new equestrian centre and horse race track.

alongside the racecourse are apartments associated with racing. premium apartments

have balconies overlooking the race course. apartments facing away from the race

course overlook an inland beach, complete with a promenade, palm trees, shade

canopies and recliners.

the existing beach (anse) is to remain intact and undisturbed in order to protect the

habitat of the leatherback turtles. it is felt important that the context of the beach be

retained and protected with a belt of landscape, which enhances the beach setting.

views from the beach looking inland should be framed by this landscaped edge and

used to screen the new development areas from the beach. the beach and its setting

are thus protected.

the residential areas beyond the racecourse are encapsulated by a new and the

existing forest. the forest provides shade and shelter to each residential hamlet.

Within each hamlet extensive tree planting is undertaken to help contribute to the

shading/cooling of the immediate environment. Water features by way of private

swimming pools, public fountains and watercourses also help to cool the immediate

surroundings. natural cooling takes place by utilising/taking advantage of the

prevailing winds.

New Stoke Village, Coventry, West Midlands

the 32 ha former peugeot car manufacturing plant was transformed as part of an

extensive redevelopment programme. the proposals include a new uK headquarters

building, a technical centre and sports and recreation facilities for peugeot.

the balance of the masterplan contains a new residential quarter, district centre,

office and retail facilities.

RAF Upwood

the project will comprise a mixed use commercial and residential development

implemented in several phases. planning permission will be sought for approximately

650 dwellings, for a local centre, and for employment development. the project

seeks to provide a sustainable development providing additional housing and

employment for the area. the provision of housing will include an appropriate

proportion of affordable housing.

at this stage a single wind turbine and biomass boiler are being considered for the

development. development proposals are considering the Code for sustainable

homes (Csh) and it is planned that the development provides Code Level 4 or 5

housing.

RAF Alconbury, Cambridgeshire

the masterplan for this former airbase will provide 9,000 new houses on the 413 ha

site. the site has significant ecological constraints and contains a number of listed

buildings which will be retained as part of the proposals. a new rapid transit system,

retail, community and education facilities will ensure that the development is fully

sustainable.

in addition to the residential element a new business park will provide significant

employment opportunities.

Heanor

prepared as a response to Local authority/parish Council requirements to fulfil a

perceived housing shortfall within the heanor parish.

the land was a former open cast coal mine that was abandoned in the 1980s and

subsequently filled in and then left to establish its own wildlife habitat. our brief was

to provide a new housing settlement which linked in with the existing community

but had to have an identity of its own that enabled it to provide a fulfilling living,

social and community spirit in its own right. development was restricted to specific

areas to avoid contamination and the ‘high Wall’ left by the historic coalmining

activities. the development avoids the ‘high Wall’ and areas of worst contamination,

which in turn has helped define the new ‘village Green’ around which the new

development occurs.

Introduction

our work in the commercial workplace sector goes back to the founding of the

practice in 1970. Later work has covered the commercial spectrum, from small

speculative offices and control rooms to headquarters buildings. this brochure

illustrates our recent work in the commercial offices sector.

our interest in sustainable design is equally lifelong; we were commissioned to

research passive solar energy collection by the european Commission back in 1978

recognising the need to adhere strictly to budgets, we have developed strategies for

sustainable design that are cost-effective for our clients to implement.

many recent projects have required us to assemble a brief for the building which

meets the client’s unspoken aspirations and needs. this has meant working closely

with developers, funders and planners to develop a brief which meets the project

team’s needs and budget.

this close relationship with developers and other stakeholders is the basis of a good

design. We aim to add value to ensure that the timescale, budget and brief are met

with a sustainable design for a beautiful building.

Nottingham Business Park, Nottinghamshire

following a competition, stephen George & partners was appointed masterplan

architect for this comprehensive 47 ha business park. the scheme consists of 74,320

sqm of high quality offices in a countryside setting.

the integration of the built form into the existing and new landscape was an

overriding consideration in our design concept. this, linked with a comprehensive

programme of on and off site infrastructure works, has created a development of

distinctive character and quality.

Pegasus Business Park, East Midlands Airport, Leicestershire

stephen George & partners was appointed to evaluate the existing masterplan for

pegasus Business park, to implement changes and carry the scheme forward to

completion over an eight year period.

the 24 ha site, adjacent to the m1 and east midlands airport, has a capacity for

65,000 sqm of B1 and hotel use. the development has involved extensive on and

off site infrastructure, including services, drainage, road creation and plateauing.

Working closely with all disciplines within the design team, a coherent and cohesive

masterplan strategy has been developed, creating a high quality business park

capable of attracting inward investment and corporate relocations.

Grove Park, Leicestershire

a major business park of some 42 hectares providing a net developable area of 32

hectares in the heart of the east midlands at Junction 21, m1/m69 interchange, with

just 3.6 hectares left for office development.

With the parkland setting providing an excellent office campus environment and a

separate area for warehousing and industrial buildings, Grove park is the premier site

for new offices in the midlands.

Grove park will ultimately comprise approximately 116,000 sqm. of offices,

production and distribution space, together with the four star marriott hotel.

the site includes generous amounts of landscaping, including a 2 hectare lake.

We also have the highest car parking ratio of 1:20 sqm, superior building design

combined with excellent construction completes an ideal business environment.

Chellaston Business Park, Derbyshire

the proposed indicative masterplan shows a possible layout of buildings and spaces

which illustrates how the site could be developed to achieve a positive high quality

development. Based on assessment of location and site conditions, the masterplan

envisages a high quality development that aims to sit comfortably within the

landscape by using a combination of water and landscaped areas as key elements to

enhance the scheme whilst responding to its surroundings.

Within the overall design framework, individual plot development will respond to the

needs of the occupier. Key buildings will be designed to enhance the development

through key focal points and vistas to create a sense of place, public and private

realms and formal and informal spaces.

Centrica, Blythe Valley Park, Solihull, West Midlands

the design for a regional headquarters building for Centrica provides 11,148 sqm

of office space on three floors, with a large three storey atrium at its heart. to

meet Centrica’s requirements, the building had to be operational within a 54 week

programme.

to achieve the tight time scale, the building was designed as a simple ‘h’ form

enclosed by a skin of curtain walling, which allowed early access for the fit out

contractor. a second layer of external shading, walkways and feature panels gave

the building a strong architectural presence.

this office for 1,200 staff houses a range of functions, including a customer care

centre, regional conference facilities, cyber café and office space.

Probation Service, Cobden Street, Leicester

the probation service needed a new building to bring together departments housed

in unsatisfactory accommodation around Leicester. the brief included workshops,

meeting and training rooms, interview rooms and offices for staff.

there are two blocks of accommodation, each with bookend stair towers, staggered

on plan and connected by a central core of circulation and services. the concept

responds to the site shape, to changing views of the building on the approaches

from east and west, and to the principles of environmental design.

passive principles of thermal storage and night time cooling avoid the need for

air conditioning. a plan depth of 12 metres and careful window design result

in predicted daylight factors generally above two per cent and effective natural

ventilation (predicted using Computational fluid dynamic modelling). predicted

energy consumption is 50 per cent of a typical office building and 10 per cent better

than current ‘best practice’.

following a competition, stephen George & partners was appointed masterplan

architect for this comprehensive 47 ha business park.

overriding consideration in our design concept. this, linked with a comprehensive

We have recently secured planning permission for the next phase of the development

consisting of four fully naturally ventilated offices. the next phase was designed to

meet nottingham City Council’s policy on Co2 emission reduction.

Ashfield Homes, Sutton in Ashfield, Nottinghamshire

stephen George & partners has designed and built a contemporary office building

for ashfield homes in sutton in ashfield. the building houses the call centre,

administration, and training facilities for ashfield homes.

the site was a restricted infill plot with party wall issues on two sides. the design

solution was to provide a naturally ventilated floor plate. solar gain is combined

using mesh and louvred brise soleil externally and the internal blinds provide use

flexibility to the internal environment.

our design concept was to create a contemporary building in its urban context that

would define the city block and would act as a catalyst for future projects.

CSA Parklands, Falkirk, Scotland

the project to construct a new building adjacent to the current Csa parklands

follows from a requirement to undertake extensive structural remedial works to the

existing building.

a feasibility study determined that parklands house would need to be partially

decanted for work to be undertaken; this would also accommodate potential

business expansion of the Csa operation at parklands.

the building is proposed as a three storey building, divided into two wings, which

is connected with a central atrium circulation space. it has been a key design

parameter to create a sustainable building, which will achieve a high Breeam

score. the design incorporates solar water heating and rainwater recycling, and

considers wind and solar power generation. despite this, the building will require

comfort cooling, primarily due to the occupation density. it is proposed to use

chilled beams with an exposed structure to provide one of the most efficient forms

of cooling.

The Bridge, Dartford, Kent

the 100 ha site includes 176,000 sqm of commercial space and 1,500 homes,

in addition to leisure facilities, a shopping centre and primary school and an

innovation Centre for start up businesses.

the design of the buildings complement the prominent location of the site and

have created a development of regional and national importance. our intelligent

and holistic masterplan allows buildings to relate to each other and their

surroundings. this approach, together with the implementation of a bold and

distinctive landscape scheme, creates a strong identity and sense of place.

Bede Island, Leicester

stephen George & partners was responsible for the masterplanning and the design

of five high quality and distinctive units, comprising 150,000 sqft of floor space

when complete. sGp transformed this speculative office unit into a new Business

school for de montfort university. during the fit-out, we were commissioned to

design a 204 seater lecture theatre, attached to the speculative unit.

the Business school attracts students from the uK and overseas and the first unit

was occupied in 1998 by de montfort university Business school.

Experian Nottingham

Containing 15,329 sqm of office accommodation, constructed in four phases,

experian forms the focal point of a larger mixed use development at nottingham

riverside park. the masonry elevations respond to the occupiers’ brief for a

traditional building style to create a strong statement on one of nottingham’s

major arterial routes into the city centre.

the design solution and careful selection of quality materials realises the occupier

aspirations yet provides modern, flexible office accommodation.

Cornwall House, Blythe Valley Park

Cornwall house is located at the heart of the prestigious 111,480 sqm Blythe

valley Business park in solihull. the £2.5 m development provides 2,500 sqm

of flexible accommodation catering for a variety of office, retail and a3 uses,

including the park management Centre.

sited adjacent to a medieval moat, the design responds to the site constraints

and topography to create a building that acts as a strong focal point for the

development. the combination of masonry, glass and steel provides a crisp

contemporary form highlighted by the striking use of blue glass blocks in the

feature tower. the sweeping glass façade provides uninterrupted views across the

41 hectare country park overlooking the river Blythe.

Vodaphone, Blythe Valley park

Completed in december 2000 as a pre-let for vodaphone, plot d3 provides 3,716

sq m of accommodation on two floors. the building is based on an ‘h’ shaped

plan allowing the building to be sub let in four 929 sq m units.

the ‘h’ shaped office floorplate wraps around a dramatic three storey high planar

glazed reception which acts as a focal point for the development. the use of

neutral colours, particularly silver, white and grey creates a crisp, clean exterior

highlighted by opaque green spandrel panels at first floor level.

the external envelope is a combination of curtain walling and flat panel cladding

with an integrated brise soleil at ground floor level. the crisp lightweight shell

is complemented by the rear landscaped courtyard with its pleached trees and

clipped hedges.

Powergen HQ, Pegasus International Business Park

stephen George & partners was appointed to evaluate the existing master plan for

pegasus Business park, to implement changes and carry the scheme forward to

completion over an eight-year period.

the 24 hectare site, adjacent to the m1 and adjoining east midlands airport has a

capacity for 65,000 sqm of B1 and hotel use.

the development has involved extensive on and off site infrastructure, including

services, drainage, roads and plateauing. Working closely with all disciplines within

the design team, a coherent and cohesive masterplan strategy has been developed

to create a high quality business park capable of attracting inward investment and

corporate relocations.

Church View, Seaham, Durham

Jobcentre and offices for the department of Work and pensions (dWp)

Church view in seaham is a new building designed to accommodate community

facilities and offices. Commissioned by Land securities trillium, the building was

completed in an eight month build period. the two storey building provides 800

sqm of floorspace and the project value was £1.5m.

a steelwork frame, pre-cast floors, stair and a lightweight zinc clad roof provides

a basis for the palette of materials. material choice was strongly influenced by

environmental concerns. a critical part of achieving a Breeam rating of ‘excellent’

was the maximum use of products with an environmental ‘a’ rating.

Baglan Bay: One of the UK’s Largest Regeneration Sites

With a development value of over £1billion this former Bp chemical works is one

of the largest regeneration sites in Wales. the 477 ha brownfield site will, when

fully developed, contain 550,000 sqm of distribution, industrial and office space

along with two power stations and an energy park.

the site is heavily contaminated with onerous physical, ecological and legal

constraints making this a complex and challenging development.

Pineham

the award winning distribution park at pineham, northamptonshire is at the

cutting edge of sustainable industrial design. its first phase warehouses have

a Breeam rating of ‘excellent’ and, before practical completion in october

2007, had already received the first european Green award, the ias sustainable

achievement award and the Leed Gold award (a stringent environmental

assessment from the united states).

pineham, our latest sustainable scheme for industrial / distribution warehouse

developer prologis, is adjacent to the m1 in northamptonshire. it will eventually

provide up to 148,640 sqm of distribution industrial warehousing, with a further

27,870 sqm of offices including a district centre and retail outlets.

a raft of sustainable design features sets pineham’s initial buildings ahead of

the competition for carbon saving. these include a combined heat and power

plant, on site resource recycling unit, 15 per cent rooflights, intelligent low

energy lighting systems, wall mounted pv panels, solar walls and an extremely

airtight construction. operating as a new distribution depot for the retail chain

sainsbury’s, the main warehouse will be up to 75 per cent more effi cient than the

standard distribution shed.

Alconbury

this 413 ha former airbase will contain over 750,000 sqm of distribution space

when fully developed. Containing units of up to 100,000 sqm alconbury will form

a major distribution hub for the midlands and east coast. the site will be rail linked

with both rail served buildings and a large rail freight interchange. the site also

has the potential to use the existing runways for air freight if this option is viable.

the site contains significant constraints including listed buildings, ecological

constraints and heavily contaminated ground conditions.

Kettering

proLogis park, Kettering comprises of approximately 2.2 million sqft of B1, B2 and

B8 accommodation and a 90 acre Linear park. the site is located approximately 20

miles east along the a14 from the m1/m6 junction.

the Linear park incorporates balancing ponds, providing on-site surface water

attenuation and the provision of a new football facility as well as trim track,

footpaths, bridleways and public art features.

each building is designed within a prescribed style to ensure a visual cohesion to

the whole development. the size and scale of the elevations have been designed

with changes in colour and texture to reduce the overall mass and scale of the

building. the location of the offices has been carefully considered to maximise

visual impact at key pedestrian interfaces and provide visual interest to prominent

views into the site.

Corby Eurohub

the 107 ha Corby eurohub development will contain 306,500 sqm of rail served

distribution space. designed around and integrated rail freight interchange this

development will form a major distribution hub linking east coast ports with the

midlands.

the units are based on two flexible terraces which can be sub divided to suit

individual occupier requirements forming a flexible and efficient building footprint.

Daventry International Rail Freight Terminal

Containing 1,750 sqm of rail served distribution the daventry site was challenging

due to the complex levels, shape and existing constraints. Creating a workable rail

corridor was a key design generator involving numerous layout options developed

in conjunction with the rail consultant to create the optimum and most efficient

solution.

masterplanning of around 75 distribution sites throughout eastern europe for

prologis developments Ltd. in addition to masterplanning new sites our role was

to evaluate existing sites and produce feasibility studies to replan site layouts to

create maximum flexibility and efficiency.

Wakefield Europort

stephen George & partners was responsible for the design, planning and

construction details for a 250,000 sqft B8 distribution unit, as part of the wider

europort development adjacent to the m62. the design included 11,500 sqft of

office accommodation situated on the frontage of the building, providing a visual

focus to the unit.

the building was designed as a speculative unit for prologis developments Ltd,

and then subsequently altered to accommodate specific tenant requirements for e.

pawson & sons Ltd, a local haulage firm. this included the extensive alteration of

the loading docks, provision of a canopy, a vehicle wash and the extension to the

lorry parking areas.

regenerating this former ministry of defence site near tidworth Barracks in

Wiltshire, Castledown Business park will deliver 45,060 sqm of offices, industrial

and distribution space when completed, over 13.35 ha of brownfield land.

the scheme is a joint venture between st modwen developments Ltd and the

south West regional development agency. phase 1 of the development has

already delivered some 2,555 sqm of sme units, arranged around

a courtyard. With individual units ranging from 50 sqm to 300 sqm, this first

phase has been purchased by Wiltshire County Council to run as a Business

support Centre to foster and encourage local ‘start-up’ businesses to grow in the

locale.

sustainability was an important component of the masterplan and the

units have been designed and built to achieve a Breeam ‘excellent’ rating,

ensuring low running costs for occupiers.

SME Units, Littlecombe, Dursley, Gloucestershire

phase 1 provides flexible small to medium enterprise (sme) units ranging from

46 sqm to 464 sqm, based around a central courtyard. flexibility is the keynote

and the units can be used for office, industrial or distribution uses, with the

capability to link units to create a range of units, sizes and configurations to meet

occupier requirements. this maximises commercial opportunities for the developer

during the marketing of the scheme

sustainability was a key issue, as briefed from the outset of the scheme and

the units have been designed and built to achieve a Breeam ‘excellent’ rating.

in addition, a site-wide biomass district heating system will help to contribute

30 per cent of Littlecombe’s overall energy requirements from renewable

resources. Coupled with the high specification of the building fabric,

these units will be extremely energy efficient in use, leading to significant

savings for future occupiers.

stephen George & partners was appointed as masterplanner and architect for

proogis park Coventry by prologis developments Ltd, the leading global logistics

developers. Located 1.5 miles from m6 Junction 3, proLogis park Coventry consists

of more than 139,355 sqm (1.5 million sqft) of extensive warehouse space set

within a comprehensive landscape framework. many of the large warehouse units

have rail connectivity in addition to conventional goods vehicle access, enabling

mixed-mode logistics operations.

plot h includes a number of small to medium sized B1, B2 & B8 units ranging

from 2,135 sqm up to 9,660 sqm (23,000 sqft up to 104,000 sqft). plots h1 & h4

were completed in december 2003 and July 2004 for inkfish and richard austin

alloys, respectively. h6 was completed in June 2006 for Barsan Global Logistics

with h2 and h5 completing in autumn 2007 as speculative units.

Interlink Park, Bardon, Leicestershire

in development for over ten years, stephen George & partners is appointed as

masterplanner and architect for this 61 ha (150 acre) development in northwest

Leicestershire close to Junction 22 of the m1. Commissioned by Wilson Bowden

developments, interlink park provides approximately 186,000 sqm (2 million sqft).

occupiers include; antalis, autoglass, Benson Box, Brantano, Copper Cable,

Laura ashley, nissan, volvo and Waitrose.

Grange Park, Northampton, Northamptonshire

the challenging design brief called for a new community encompassing residential

and commercial development, including associated retail, recreation, community

and education facilities. the site, adjacent to Junction 15 of the m1, occupies

40 ha (99 acre) of development land zoned for housing and 30 ha (74 acre) for

employment, interlinked with generous country parks and greenways.

through the establishment of a strong design framework, working closely

with the client (a joint venture between frogmore developments Ltd and

proLogis developments Ltd) and the local authority, a balance between

individual identity and overall unity has been achieved marrying both the

residential and commercial zones of the development together.

Wace, Hinckley, Leicestershire

the client, a multinational printing and packaging company, commissioned

stephen George & partners in 1996 to bring several operations together

on this site in a bespoke solution on a very demanding programme.

following a rapid evaluation of development alternatives, their preferred

option was to convert an existing large storage building into an air-conditioned

production space and a second industrial building into design studios and

workshops, with new offices being built to the front to unify the two buildings.

With minimal lead-in time, the £8m contract was completed within

12 months during which time the client maintained production round the clock.

Wells & Young’s Distribution Centre, G Park Bedford, Bedfordshire

this new distribution centre for Wells and young’s Brewing Company in Bedford

was completed in a remarkable 22 weeks on site. it includes a 10,900 sqm

(117,328 sqft) warehouse, internal accommodation for the brewery’s dray fleet,

and 800 sqm (8,610 sqft) three storey ancillary offices and welfare facilities.

the building has been created to be as sustainable as possible, including the

developer Gazeley’s ‘eco-initiatives’ design toolkit to reduce carbon and water use,

improve energy controls and provide some clean energy from renewable sources.

rainwater harvesting, roof-mounted photovoltaics and a solar water system to

provide hot water are just some of the features that will save 208 tonnes of

carbon dioxide emissions a year, based upon the performance of a typical uK

logistics building.

Unit A, Essex Road, Hoddesdon, Hertfordshire

this project is the third phase of an industrial and distribution development

accessed via ratys Lane, a private road off essex road, to one side of the railway

bridge crossing the London to Cambridge railway line to the east of the centre of

hoddesdon. it has been commissioned by Goodman acting as developer and is

being fitted out for Wincanton distribution.

the unit provides 18,580 sqm (200,000 sqft) of cold storage and is capable

of being fitted out to minus 25ºC with a highly insulated floor slab with

integrated heating pipes. the 930 sqm (10,000 sqft) two storey ancillary office

is south facing to maximise solar gain and daylight, whilst addressing the

primary frontage of the site.

the building achieved a Breeam ‘excellent’ rating; one of the innovative

features of the environmental design was the provision of a 230,000 litre

storage tank for rainwater to be collected, treated and then cooled for the

chiller pipes to the cold store.

sideway is a flagship distribution park three miles from stoke city centre.

its 50,450 sqm (543,000 sqft) warehouse is a showcase and test bed for a

plethora of environmental features, which will be independently tested and

assessed for operational carbon efficiency.

the logistics and small business unit park, commissioned by prologis developments

Ltd, is designed to maximise renewable energy sources,

make the most of natural daylight, solar panels and reduce electric

lighting and subsequent warehouse heating costs.

in addition, construction materials will be recycled or reclaimed wherever possible.

the new building envelope is designed to reduce air leakage and heating costs

with south facing walls to soak up the heat from the sun, cutting back on space

heating, whilst rooflights increase natural daylight and conserve electricity.

the offices have natural ventilation with openable louvred vents for cooling.

rainwater will be collected on the roof and recycled. the natural landscape

will be sensitively remodelled to preserve, enhance and create new habitats.

the local community will participate in the maintenance and day-to-day

enjoyment of the extensive amenity space on the site, while local school children

will find educational value in the ‘ecological corridor’ that runs through the park,

which will connect sideway road to the existing canal towpath.

“this must be one of the loveliest buildings available anywhere in which to

encounter music for young people,” said sir peter maxwell davies CBe, opening

the building in march 2007. “this is a space where music happens; it is alive!”

the £2.5m music school is a dynamic, modern structure, designed to maximise

both light and sound. its 1,700 sqm (18,300 sqft) are naturally lit and ventilated.

isolating walls and ceilings help to ensure sound privacy between all teaching areas

including six classrooms, 18 practice rooms, percussion

studios and the impressive recital room. since opening, the venue has become

a centre of musical learning for three local schools and an important showcase

for young talent.

the building is designed in two distinct curved elements separated by a glazed

atrium ‘street’ allowing daylight and sunshine into the heart of the building. the

curve responds to distant views of the building from the campus approach road;

expresses the fluidity of the music within; and aids good acoustics by eliminating

parallel walls.

stephen George & partners was proud to be appointed masterplan architect for

dickens heath, a dynamic new village in the West midlands. our task was to

integrate 8,640 sqm (93,000 sqft) of retail and commercial development alongside

462 dwellings.

the design of the residential element addresses a wide range of social needs, from

studio apartments to large town houses. these form individual environments with

distinct character to encourage community life.

dickens heath is a vital and vibrant community. its unique waterside development

is linked with other residential zones through a sequence of static and dynamic

urban spaces and pedestrian routes.

Junction One, Rugby Retail Park, Warwickshire

Junction one is a modern retail and leisure park near Junction 1 of the m6.

stephen George & partners was asked to design a high quality complex that linked

the traditional and the modern. We delivered a successful design concept which

now houses a multi screen cinema, retail terrace, health and fitness facilities,

bowling alley and fast food restaurants. the park totals 13,935 sqm (150,000

sqft).

the design of the cinema was influenced by 1930s art deco architecture, with

curved entrance towers, ships balcony and masts, a theme that is carried through

the site in the choice of external materials. the overall design style is consistent,

unifying all buildings and aspects of the development.

Magistrates’ Court, Loughborough, Leicestershire

designed as a ‘model’ magistrates’ court for hm Court service (hmCs) the £15.5

million development is arranged over three floors – a total area of around 3,437

sqm (37,000 sqft). the scheme provides four court rooms, an assembly hall, and a

custody area with cells, private open-plan offices, consultation and waiting rooms,

robing and retiring rooms and a van dock.

the designs for the court reflect its important civic status, while ensuring that it’s

approachable and easy to use. the new development has been tipped as a model

for future linear magistrates’ courts.

the scheme was designed in accordance with the high environmental assessment

standards set by hmCs, and needed to achieve a Breeam rating of ‘excellent’.

external materials include high quality reconstituted stone panels and facing brick.

pre-oxidised copper-clad brise-soleil hangs two metres away from the front of the

this project involved the design of a new office building opposite paradise mall in

sofia. the design of the building needed to stand out whilst responding to the

diverse surrounding architecture. due to the parameters of the site and the local

plan, the building was designed with neo-classical influences in order to maintain

and ephasise a natural geometry whilst keeping clean and contemporary outlines.

natural materials combined with glass and steel elements enable a response to the

local vernacular whilst placing the building firmly within contemporary sofia. the

glass and steel elements also provide a solution to the connectivity of the different

volumes whilst retaining a clear visual geometry and language.

Low Carbon House, FCO, Sofia

the brief was to design and build a new dwelling on the site of the British

ambassadors’ residence in sofia, Bulgaria to house key embassy staff. the project

needed to be contemporary in its approach, but responsive and sympathetic to the

existing site situation, and needed to meet the client’s spatial requirements. the

project also needed to demonstrate and promote innovation in British design, sus-

tainability and energy technologies.

the client emphasised the need for the prospective tenants to feel comfortable in

an enclosed and private space. privacy and security were an issue - from the exist-

ing residence building, from the surrounding buildings and from the garden, and

needed to be balanced with the need for natural light and spatial requirements, and

were key factors in the development of the form and layout of the building.

the British and foreign and Commonwealth office buildings are assessed and certi-

fied under a Breeam specific bespoke accreditation scheme. the project aimed to

achieve a Breeam very Good - excellent rating under this certification scheme. its

main focus however, will be to achieve a zero carbon rating which will be assessed

through the ene 01 section in the Breeam fCo Bespoke scheme.

this project involved the design and fit out for the sofia offices of fortune 100

company ingram micro. the project involved monitoring and mentoring of the

entire tenant fit out process, including the design and procurement of furniture and

graphics, as well as the interior design and space planning.

emphasis was placed on sustainable design to ensure maximum energy efficiency,

thus reducing overheads. access to light from all areas was considered as a priority,

and the final layout reflects this.

Mercure Apartment Hotel, Sofia

the building is located on the main Boulevard Cherni vrah, between Lozenets and

dragalevtsi, two of sofia’s most prestigious residential areas.

With its many business centres, elegant residential blocks, the new american

embassy, the south park and the new metro station, this upper Lozenets location

is often referred to as the most modern area in sofia. the exclusive dragalevtsi

neighbourhood and the ski lifts on vitosha mountain are less than 10 minutes drive

away.

the client brief demanded 100% use of permitted by the regional plan build-up area

organised in contemporary and distinguished volume, within a reasonably simple

construction form and a low budget frame. the functional programme included

two storeys underground parking, spa center with swimming pool, restaurant, two

storeys office development and seven storeys apartment hotel with a variety of

model units.

the total build up area above ground is 6200 sqm. and 3600 sqft in two stories

underground.

a flythrough animation project for a major new business and logistics park in the

uK, to be integrated into a 10 min video in order to sell the site and the concept to

the local authority.

the project was completed in collaboration with the stephen George & partners

in the uK, sGi providing the animation project. this included modelling the site,

buildings and the landscape from initial concept designs of typical office buildings

and industrial units, modelling the external environment enhancing a satellite image

using stylised building massing, and creating a flythrough animation with final zoom

in to the central park and the office buildings.

the museum of modern art, sofia is an ongoing project for a local art foundation.

the design needed to be strong in its approach and bold in its decision making. the

proposed solution is a renovation of the existing structure.

stripping off the existing facade, the building is redressed in concrete and glass-fibre

panels that allow the building to change its visual qualities throughout the day,

finally becoming translucent at night. the client is currently in negotiations regard-

ing the final business model for the site.

a high spec apartment building in a central leafy area of sofia,

each floor is organised as one apartment of 255 sqm. with south oriented living

and dining room, big terrace facing south park, one master bedroom and two

children’s bedrooms each equipped with wardrobe and bathroom. to each

apartment is attached a double garage situated in the one storey underground

level. the structure is elegantly solved with no inner columns which increases the

options of flexibility for further inner space reorganisation.

the building is tectonically organised in a straight, cost-effective but attractive

solution. the elevations are finished with natural materials (stone, wood, glass,

etc.) clearly demarcating the different building storeys as a structure and an

inhabited unit.

the total build up area above ground is 1850 sqm. and 460 sqm. underground

level.

Heineken Warehouse storage facility, Stara Zagora

designed as a ‘model’ for future development of the site, the brief was to design a

project that acheived a Breeam very good rating.

this was a project that was worked on in partnership with the uK offices, utilising

sustainability knowhow from previous logistics projects in the uK and facilited in

our office in sofia.

for this particular case we were asked to design a building that minimilised the

used of a mechanical heating and ventilation system.

the result was a design that acheives a temperature differential of 10 degrees

through out the year without incorporating any mechanical heating system.

this was a public bid with 38 participents, we were one of two companies asked

to proceed to concept stage.

high end apartment building in the most prestige residential area of sofia. the

area is a low and middle rise building with a lot of green areas and parks and low

traffic quiet streets.

the building has three facades facing to east, south and west, to the north the

building is on a related construction with the adjoining plot.

the morphology of the building form is solved in a solid and calm vision, fully

integrated in the surrounding environment. functionally floor layouts are offering a

variety of high end apartments: with one bedrooms, two bedrooms, maisonettes

with three bedrooms and a penthouse on the last floor.

each apartment is equipped with single or double underground garage. the

elevations are finished with ventilated stone façade and wooden cladding on

terraces and balconies.

the total build up area above ground is 3020 sqm. and 680 sqm. underground

level.

a mixed use building comprising six floors, two underground and four above,

incorporating a night club, retail, offices, a hotel and two apartments.

this building is situated at the entrance of the old town. utilising a sensitive approach

to the local architectural environment and re-constructing the existing facade.

as is common in Bulgaria, we lost control of detail at construction stage due to an

impatient developer, but the concept is still evident.

the design strives to create a clear separation between the historical part and the

new part. during the design we were able to acheive some relaxation on the heritage

requirements and this enabled us to readdress our approach to the windows.

the building/offiCe sreBarna/ is situated on an odd trapezium shaped plot

defined by three streets – to southeast srebarna str., to northeast rilski ezera

str., to north hristo tzenov str, to west the building is a related construction

with the adjoining plot. the location of the property / office building / is in close

proximity to the crossroads of Cherni vrah bul. with srebarna str. the morphology

of the object as meant to be sustaina resident of the city fabric is being sought

as a function of its use and a function of its urban situation, considering the

fluctuation and migration of the social environment. the proposed spatial volume

solution is an attempt of harmonious integration of a dynamic, but also in visually

comprehensive image integrated into the environment.

facade design and finishing materials are in compliance with the investor’s visions

within the accepted budget.

the building was developed in nine levels - basement, ground and first floor -

shops, four office floors, a terrace and top floor offices as well. the total built up

area of the building is 2.700 sqm (3.300 square meters - including basement floor)

Student Accommodation, Veliko Tarnovo

the veliko tarnovo student City is a new and modern student housing project to be

located in the picturesque city of veliko tarnovo, Bulgaria (“student City” or “the

project”). the project will include studio apartments, which will accommodate one

or two tenants per apartment on a monthly rental basis.

as part of the project, the promoter will build a 3,000 sqm shopping mall, which

will include a supermarket, food court, pharmacy and a book shop. the mall will also

serve the residential neighbourhoods surrounding the complex. an entertainment

quarter, which will include a bar and a nightclub, is designed as part of the

commercial area. vast green areas and parking spaces will be provided.

Currently, the number of beds available in the university residences is approximately

1,700, most of which are located in buildings built more than 40 years ago. the

university owned accommodation is of poor quality and does not satisfy the needs

as far as quality and quantity are concerned.

The Riverside, Residential Units, Veliko Tarnovo

a 7,500sqm residential development in the heart of the old town. a challenging

and interesting design working closely with the institute on national monuments to

create a modern solution to a very restrictive, but beautiful location.

our solution was to approach the building as an extension of the landscape and not

a stand alone building . We extended the cliffs into the base of the building using

sold stone mass walls and reflected the rhythm and natural pattern of the town in

the elevations.

the project was put on hold due to current financial restrictions. We have just begun

work again with a new brief and business plan to develop the site as a serviced

retirement complex.

an award winning apartment building completed in 2008, the design is a bold, yet

sympathetic statement that compliments a leafy iner city area of sofia.

the building contains six main floors and basement floor terrace, serviced by a

communication core with side lighting equipped with an elevator for eight people.

the construction is solid with concrete bearing elements and slabs with brick walls.

the street facade is implemented as ventilated with cladding panels of zinc-coated

steel with titanium (producing umiCor), a central framework is coated in composite

panels, trespa. the building has all the necessary installation systems for comfortable

living utilising a central heating system, backed separated airconditioning units that

are carefully hidden at the rear in a dedicated service chute retaining the integrity

of the design.

Private Houses, Bankia, Sofia

two recent residential projects which show a similar approach to a design that both

responds to its surroundings through use of materials and textures whilst maintain-

ing a modern design approach. Both were contemporary in their visual language

but retained a traditional feel through the use of local textures and materials.

Both houses were designed from very different briefs, the second being to design

something that “looked like a cross between an iceberg and a castle”. the interpre-

tation of this somewhat unorthodox brief eventually became known as the “stealth

house”, there being some question as to whether it is detectable by radar. the end

result is an attestation to our capacity to interpret diverse, interesting briefs and to

accept a challenge with enthusiasm but without losing our sense of humour.

the aim of the masterplan sfZm\p is to attract, woo and secure inward investment

into a new business free Zone from foreign companies – from around the indian

ocean (india, africa) as well as the us, europe and the far east.

stephen George & partners were short listed down to the last two companies

tasked with developing the technical stage of the masterplan. the bid was put

together in partnership with the sofia offfce who helped develop the concept

for the raysut site and supplied graphical and presentation support for the bid

process.

although we were ultimatly unsuccessful in our bid for the masterplan itself, we

have won key projects within the plan itself.

these projects are being undertaken in partnership with the international office in

sofia to enable us to be competitive in our bidding process while retaining quality

the new administration hQ is a state-of-the-art operational headquarters for the

salalah free Zone. it is the first key building to be built on the adhan site.

the design incorporates restaurant, cafe, meeting spaces, gardens and exhibition

areas.

designed to echo the culture of oman, its key focus is to be welcoming and

friendly, meeting the needs of the salalah free Zone , clients and investors.

With its impressive corner rotunda and landscaped surroundings, the building will

stand out like an oasis in a desert, setting the standard and expectations for the

following development.

the building and its surrounding landscape is conceived as a hierarchical series of

linked spaces through the site past the main entrance pavilion and visitor reception

and then onwards into the interior of the development. this is a building that

this project is the first collaboration between Bulgaria, the uK and the shanghai

offices for the Chengxin Group.

this partnering approach allows collective expertise to be called upon when

needed. the brief received from the Chengxin Group was for a sustainable

solution, that reflected the aspirations of the company.

the design was thermally modelled and targeted an Breeam “excellent” rating.

one key concept was the green roof, designed to minimise surface water run-off.

the cladding concept incorporated bamboo to create a distinctive indentity

and reflect the culture of the area. the buildings were designed to be naturally

ventilated using large water gardens as temperature moderators through the

winter and summer.

this project was published on the front cover and centre spread of archiCad

magazine in the last quarter of 2011.

the hQ building is designed to sell the commercial benefits and will have its own

‘wow’ seduction devices too, but this is where people will be brought afterwards

to be pampered and entertained.

it will be a combination of the following things, a vip member’s club and an

executive country club, a luxury boutique hotel. it may have the character of the

us president’s retreat: Camp david. it will have a restaurant and dining facility, it

will be able to hold receptions and functions for dignitaries and vips – thinking of

ministers and possibly royalty.

it will have accommodation – perhaps as wings or apartments for individuals or

companies to come and stay. it will be possible to mount exhibitions or other high-

calibre marketing events and conferences.

PERSONAL PROFILE

“the devotion of thought to an honest achievement makes that achievement possible…” and so it has been since 1973 when stuart first joined stephen George & partners straight after completing his college course. Consequently, stuart has seen the practice develop and evolve from its early days through to the present, and in recognition of his valuable contribution, stuart was made an associate in1979 and then in1982 was invited to become a full partner.

it was in the early 80s that stuart first took an interest in masterplanning, and became instrumental in the practice being recognised within the development community as being a ‘practice that always delivers what it set out to achieve’.

stuart specialises in masterplanning and has been responsible for the planning of new settlements and commercial developments in the uK and in europe.

promotion of the major schemes has usually involved public exhibitions, brochure presentation, marketing material and illustrations to assist the planning process. all marketing and exhibition displays are carried out under stuart’s supervision. he maintains a close involvement in the whole process of masterplanning within the practice, from initial design through to the final marketing of the schemes.

recently stuart became a director of stephen George international and has helped with the promotion of a new office in Bulgaria, and with opportunities in romania and shanghai.

Dickens Heath New Village Centre: Masterplanning/Urban Design

a joint venture project with a private developer and public authority to masterplan

a mixed-use scheme that included retail, offices, residential apartments and private

housing, forming the central area for an existing settlement at dickens heath -

solihull. underground car parking enabled a solution that maximised densities and

provided a pedestrian-friendly environment. the whole development won a 5 star

accolade in the daily mail uK property awards.

Coventry Peugeot HQ and Residential/Mixed-use Masterplan: Masterplanning/

Urban Design

the winning entry in a developer led competition to provide a new 80,000 sqft

(7500 sqm) uK headquarters building for the french company, psa peugeot. the

masterplan for 80 acres (32.5 hectares) included a new residential community with

local shopping facilities and office accommodation to serve this new community.

alongside the headquarters building, a new peugeot technical Centre was also

constructed.

Coventry Paragon Park Mixed-use masterplan: Masterplanning/Urban Design

a similar sized site to the above development circa 80 acres (32.5 hectares),

providing 1,500 new housing units and retail facilities to serve this new urban

village, located adjacent to the Coventry City canal. the project has evolved over a

period of five or six years responding to market changes in housing requirements

over this period, originally based on a high density residential apartment and

mixed–use proposal to the current traditional family housing layout.

Liverpool Victoria Docks Urban Village: Masterplanning/Urban Design

the winning scheme for a new urban village of 22 hectares located on the old

victoria docks in Liverpool, part of a World heritage site designation. the brief

asked for a sustainable urban Community that would revitalise this rundown area

of Liverpool. the scheme kept the original pattern of water features and enhanced

their setting with new development taking local architectural precedents as a

theme for the new built environment. some of the old disused docks were deep

water docks, built in the early c1800s. these were drained and car parking for

the development as a whole was provided on a series of levels within the original

depth of the drained docks. a shallow tray of water was proposed, to cover

the car parking areas, so returning the visual impact of the dock to its previous

setting. Below this tray of water, the original granite walled construction to the

docks would be exposed as a historic reference. a new school with local shopping,

residential apartments, offices and tourist features were provided to help enhance

and secure the future viability of the new settlement. a floating village was also

proposed as an additional feature to the head of the Liverpool-Leeds Canal, which

was also part of the overall masterplan.

Grange Park Northampton Mixed-use Masterplan: Masterplanning

Grange park is a new mixed – use settlement on the outskirts of northampton. the

creation of a strong masterplan started a 15 year development process which is

now nearing completion. Containing 1,500 houses, 200,000 sqm of employment

space, hotels, care home and a district centre, the zoned masterplan was

developed around a green grid of structural landscaped corridors that were also

an integral part of the suds strategy, as well as providing significant leisure and

recreational space.

Hartland Park Residential Masterplan: Masterplanning

the site initially was being promoted as an industrial/employment zone. We

were appointed to provide an alternative masterplan for a mixed-use community

that contained all the facilities needed to allow a new community to become

established. 1,000 residential units, with a district centre, and small scale

employment units were key components of the proposal.

Rochester Mixed-use Community Masterplan: Masterplanning

We were appointed by a private developer to assist in the preparation of a bid

to develop a vacant, prominent site next to the river thames, and adjacent to

the historic town of rochester. the masterplan produced, was based on historic

fortifications found along the thames used to protect riverside settlements from

attack from invaders. the community formed was self sufficient in facilities and

included a school, a district centre including retail and small scale offices, together

with a combination of apartments and family town houses.

Parkside, Warrington Masterplan: Materplanning

appointed by a private developer to masterplan a major distribution hub

straddling the m6 motorway, the 275 hectare site will contain over 650,000 sqm

of industrial and distribution floorspace with an integrated strategic rail freight

interchange, direct rail connection to most buildings and a new business centre.

this highly sustainable development will be heated and powered by a new Waste

to energy combined heat and power station.

Alconbury, Cambridgeshire: Masterplanning

this 413 hectare former american airbase will provide a new strategic distribution

hub for the east of the united Kingdom containing over 750,000 sqm of rail

served floorspace, direct rail connections to buildings and ancillary business

support services. the site was also promoted as a possible contender for the

previous government’s commitment to build a series of new eco towns. the new

settlement would have contained 5,000 homes with supporting infrastructure to

allow a sustainable community to become established.

Luton/London International Airport Century Park: Masterplanning

strategically located adjacent to Luton airport, a new distribution and employment

zone is proposed as an expansion of the existing airport support facilities,

comprising 250,000 sqm meters of industrial and office space ranging in size from

500 to 5000 sqm.

Heanor, Extension of Existing Housing Areas: Masterplanning

prepared as a response to Local authority/parish Council requirements to fulfil

a perceived housing shortfall within the heanor parish. the land was a former

open cast coal mine that was abandoned in the 1980s and subsequently filled

in and then left to establish its own wildlife habitat. our brief was to provide a

new housing settlement which linked in with the existing community, but had to

have an identity of its own that enabled it to provide a fulfilling living, social and

community spirit in its own right. development was restricted to specific areas to

avoid contamination and the ‘high Wall’ left by the historic coal mining activities.

the development avoids the ‘high Wall’ and areas of worst contamination,

which in turn has helped define the new ‘village Green’ around which the new

development occurs.

Reith Housing Masterplan Glasgow: Masterplanning

appointed to masterplan a feasibility study for a self-sufficient residential

community comprising 8,000 units. the community was seen as an opportunity

to address the perceived housing shortfall in Glasgow. the masterplan included an

employment zone, retail zone, and a strong mix of housing types to satisfy local

demands for housing.

Blythe Valley Business Park Masterplan: Masterplanning

the initial masterplan was prepared in order to win the opportunity of working

with a joint private developer/Local authority consortium. our plan and approach

to how we proposed to carry out our vision for the site became the preferred

option and we were appointed as the sole masterplanners. the masterplan

contains 125,000 sqm of high quality offices and is one of the uK’s premier

business parks. set within a new countryside park, the development contains a

range of office and headquarters buildings up to 13,000 sqm.

Sketchley Brook Hinckley Mixed-use Masterplan: Masterplanning

appointed by a private international developer to masterplan this site which was

a former dry cleaning, industrial cleaning facility. Ground contamination and

flooding were constraints that had to be overcome. the masterplan was zoned

into sectors with each sector having a use and character specific to that sector. an

industrial/employment park was located adjacent to an existing employment zone,

and was separated by a strong landscaped belt from a new housing zone adjacent

to existing housing areas. sketchley Brook which had been culverted under the

existing factory, before its demolition, became a strong landscaped feature of

the new housing. a district centre/neighbourhood centre became the focus of

the masterplan and included healthcare, retail and offices as part of its core. an

existing public park was restored and public amenities improved as part of the

masterplan.

East Midlands Rail Freight Terminal Masterplan: Masterplanning

strategically located adjacent to east midlands airport and the m1 (a major uK

national motorway). We produced a masterplan for a major national distribution

hub, comprising 750,000 sqm of rail freight/air freight distribution.

Hawley, Luton, New Residential Masterplan: Masterplanning

Located to the west of Luton airport and adjacent to Century park industrial

employment zone described above, comprising 5,000 residential units and

conceived as a series of small interlinked hamlets complete with retail,

neighbourhood centres, education facilities, leisure facilities all adding support

for this new community together with a new rapid transport link to connect and

extend the new rapid transport system proposed for Luton.

RAF Upwood Sustainable Community Masterplan: Masterplanning

raf upwood was a former World War i and ii aerodrome, which ceased

operations in the early 1970s and has been dormant ever since. the existing

aircraft hangers have been sold to a private occupier but have a major visual

impact on the site that encloses them. We were appointed to prepare a

masterplan for an environmentally sustainable community meeting Code Level

5 of the Government’s Code for sustainable homes. the masterplan comprises

650 residential units, a neighbourhood centre to serve this community and

adjacent existing communities, and small scale employment units. the scheme

was designed to be self-sufficient in power by using a biomass combined heat

and power centralised facility, together with extensive willow planting to supply

some of the fuel for this unit. a centralised water reclamation unit is also proposed

which processes grey water and then recirculates the cleaned water for reuse.

Stanton, Nottingham, a Sustainable Community Masterplan: Masterplanning/

Urban Design

appointed by a private developer to prepare a mixed-use masterplan incorporating

700 residential units, neighbourhood facilities and a district centre to become a

self-sufficient community within and adjacent to, an existing community. the site

was an old open cast mine spoil heap and consequently involves remediation to

neutralise some of the slurry toxins. the existing profile of the site is approximately

15-20 metres above the natural ground level of the surrounding residential

areas. By careful re shaping of the spoil heap a new profile has been established

which allows for a unique development to take place by designing with the new

contoured slopes. part of the reclamation strategy was the recovery of coal from

the slurry waste, which could then be reused. the overall masterplan was designed

to meet the Governments Code for sustainable homes and Communities Code

level 5.

which approximates to a population of 40,000 people and demanded an

approach to design that promoted the creation of a series of linked spaces/

squares/linear markets to form an active high street which became the focus

for the new community. the masterplan was based on a strong public transport

infrastructure and had to be free to use for all residents. the use of travel by

car was discouraged, the aim being to encourage walking, such that walking

becomes the most convenient and easiest means to carry out daily tasks. Walking

also helps to invigorate, encourage exercise without any conscious effort, and

promotes social contact. to assist the weaning of individuals from their cars, all

facilities, schools and the high street were never further than a seven minute walk

(400 metres) from either their front door or the tram system being provided as

a means of public transport that would take them to where they needed to go.

Biomass and anaerobic digestion were incorporated to help provide combined heat

and power facilities, and in the case of the anaerobic digestion, this was linked

to a horticultural growing enterprise to provide some of the food for the new

community. the eco town was a response to the Government’s eco town initiative

to create a series of sustainable communities that took account of the impact of

global warming and all the issues arising as a result in order to reduce carbon

emissions, and was short-listed down to the last five.

Introduction

this document contains the health and safety policy for stephen George &

partners, as required by legislation and regarded by the Board of management as

an important method for outlining the way in which health and safety issues shall

be managed.

Section 1 contains the Statement of Intent, which outlines the personal

commitment of the partner responsible for health and safety and the Board to

ensuring the health safety and welfare of all staff, and others associated with

activities of stephen George & partners.

Section 2, the Statement of Organisation, outlines the responsibilities which

specific post-holders have for implementing the health and safety policy. also

included are general responsibilities for all of those with supervisory responsibility

and for all staff in general.

Section 3 contains the Statement of General Arrangements. this provides

a brief outline of how a number of the key health and safety issues within

the organisation shall be managed. however, it does not give the full detailed

arrangements, these are referenced and can be obtained if required from stephen

George & partners’ “safety procedure manuals”.

1. Statement of Intent

my colleagues in stephen George & partners and i are committed to

undertaking all our activities in a safe and efficient manner. We shall

strive to ensure the health, safety and welfare of all our employees and

others who may be affected by our operations. no accident or incidence

of ill health is acceptable; we shall ensure that necessary resources are

allocated to address the control of health and safety risks.

as a minimum we shall seek to identify and comply with all relevant

legislation and adopt best practice for the prevention of injury and ill

health to all those for whom we have a responsibility.

as an architectural practice we recognise that we have particular

obligations to ensure that buildings are designed such that they can be

safely constructed, maintained and remain safe for the lifecycle of that

building. We shall adopt the following objectives to manage these and all

other risks for which we are responsible.

2. Statement of Organisation

2.1. Principles

the partner responsible for health and safety has overall responsibility for

ensuring that adequate arrangements are in place to manage health and

safety risks associated with activities in the practice. in order to effectively

discharge this duty, a number of key post-holders have been given

responsibilities. this includes ensuring that adequate resources are made

available for addressing key safety concerns.

specifically, one of the partners, Geoff Ward has been allocated a specific

remit for overseeing the development and maintenance of systems to

manage health and safety within the organisation. he also fulfils the role

of Competent person – as defined by regulation 7 of the management of

health and safety at Work act 1999.

the implementation of these policy requirements shall be facilitated

by Geoff Ward working with other partners and individuals within the

practice who have been given a specific remit in respect of management

of health and safety.

in order to enhance effective communication of health and safety issues

generally within the organisation, a “health & safety steering Group” has

been convened, with representatives of employee safety from each of our

office locations. the group is representative of staff involved both in the

technical building design aspects of the practice as well as the day-to-

day management and operation of the office. this group meets regularly

– typically every six months - and acts as a forum for the discussion of

health and safety related topics and policy within the organisation.

external professional assistance shall be obtained when necessary to

ensure that strategic development of standards and procedures for

managing safety is practised to the required industry standards.

Connaught Compliance training services Ltd. (formerly Corporate health

& safety solutions Ltd.) is retained under a consultancy contract with

stephen George & partners to provide specialist support, assistance,

training and advice as required. arrangements shall be regularly reviewed

to ensure that this arrangement is delivering cost-effective safety benefits.

2.5. Practice Manager, Team Leaders and Supervisors

there are a number of legal responsibilities which all managers must

accept. these are as follows:

2.5.1. ensure, so far as is reasonably practicable, the health, safety and welfare

of employees for whom they are responsible.

2.5.2. ensure, so far as is reasonably practicable, the health, safety and welfare

of non-employees for whom they are responsible.

2.5.3. ensure that risk assessments have been undertaken as required for the

tasks for which they are responsible. these include the handling of

chemicals, work at computer terminals and any manual handling activity.

2.5.4. ensure that workplaces for which they are responsible are safe from

health and safety risks with adequate welfare provision. further detail can

be found in the Workplace (health safety and Welfare) regulations 1992

and associated approved Code of practice and Guidance.

2.5.5. ensure that satisfactory arrangements are in place for undertaking and

implementing the findings of risk assessments for areas for which they are

responsible.

2.5.6. ensure that adequate emergency arrangements are in place including fire

risk assessments with adequate precautions and first aid.

2.6. All Employees

2.6.1. take care of their own health and safety and that of others could foresee

ably be harmed by their actions or failure to act.

2.6.2. adhere to rules and instructions which have been implemented by

stephen George & partners to protect health and safety. not to recklessly

interfere with any arrangements which have put in place to ensure their

safety.

2.6.3. report any serious or imminent danger to their immediate manager or

other person as appropriate

2.6.4. notify any shortcomings in health and safety arrangements which they

observe to line management – even where no immediate danger exists.

3. Statement of General Arrangements

3.1. Accident and Incident Reporting and Investigation

stephen George & partners require all accidents and incidents (near

misses) to be reported. such information is a key performance indicator.

Local arrangements are in place at each office location for staff to

complete a Bi510 accident report form for any incident resulting in

personal injury (however slight). Copies of each report shall be kept locally

and collated centrally at the Leicester office by the practice manager and

reviewed with the partner responsible.

there is also a reporting procedure for all non-injury incidents which

could include:

•PropertyDamage;

•Unsafeconditions;

•‘Near-misses’;

•Verbalabuse,threatsofviolence.

Copies of each report shall be kept locally and collated centrally at the

Leicester office by the practice manager and reviewed with the partner

responsible.

arrangements are in place to ensure that any reports can be completed

discretely and confidentially. Where there is a statutory duty to report

an accident to the enforcing authorities, this shall be determined and

arranged by the practice manager in consultation with the partners.

accidents and, where appropriate, incidents shall be investigated at

a suitable level, to be determined by the partner responsible. serious

accidents or those with the potential to have been serious will involve

relevant partners.

3.2 Alcohol and Drugs

stephen George & partners will not tolerate the misuse of drugs and

alcohol by staff. members of staff that are found to be under the

influence of illegal drugs or alcohol while on duty shall be subject to

disciplinary action and likely dismissal. new staff are required to declare

that they shall not partake of illegal drugs.

Where staff declare that they have a particular dependency problem they

shall be dealt with sympathetically by stephen George & partners.

3.3 Communication and Consultation

stephen George & partners is committed to ensuring that all staff are

provided with information relevant to their health and safety.

regular team meetings shall include an item on health and safety and

staff shall be given the opportunity to raise concerns which they may

have. safety concerns can also be raised via the incident reporting scheme

(see in the practice health & safety procedure manuals) or directly with

the practice manager, partner responsible or any partner.

a health and safety steering Group is in place and meets on a biannual

basis to discuss issues of relevance to staff. it is an opportunity for

management to outline and consult on new safety measures and for

representatives of employee safety to outline any issues which they wish

to raise.

representatives of employee safety have been appointed and details of

these persons can be found on health and safety notice boards at each

location and within the appendix to this policy. these staff have been

given a particular remit to represent staff views at health and safety

steering Group meetings.

terms of reference for the health and safety steering Group and the

appointment of representatives of employee safety can be found in the

practice health and safety procedure manuals.

3.4 Contractors and Visitors

Contractors are engaged for a variety of activities on behalf of stephen

George & partners. a procedure is in place for the selection and

monitoring of contractors. an approved list of contractors is available

from the practice manager.

Where a contractor or visitor comes on site, they are required to sign a

register on entering and leaving the premises.

3.5 Construction Work at Stephen George & Partners premises

stephen George & partners shall ensure that all construction work (which

includes refurbishment and demolition) shall be undertaken in such a

manner as to minimise the health and safety risk to all persons and in

accordance with legal requirements.

particular care must be taken when undertaking construction works in the

vicinity of normal operations. risk assessments and method statements

must address such issues.

procedure manuals.

3.6 Fire Safety Arrangements

a fire risk assessment is in place for each location where staff from

stephen George & partners work. this identifies fire risks, required

precautions, and any necessary actions.

all locations must have in place:

•Asuitablemeansofraisinganalarmandcallingtheemergencyservices;

•Asafeevacuationroutefromthebuilding,includingemergency

lighting;

•Appropriatefire-fightingsystems;

•Adequatesafetysigns,numbersofexits,firedoorsetc.

all staff shall undergo fire safety training to understand how to evacuate

their building safely and other aspects of the fire safety arrangements.

3.7 First aid Arrangements

a number of staff have received first aid at work training and are available

to administer first aid where required. names of qualified first aiders are

prominently displayed at all locations and within the appendix to this

policy.

stephen George & partners shall ensure that sufficient trained first-

aid staff are available in terms of the risks and shall at least meet the

minimum official guidance. in addition, a number of other staff may

be trained to a more basic level (basic half-day course) where local

circumstances indicate that this would be of benefit.

3.8 Health Hazard Control

through the risk assessment process (see the practice health & safety

procedure manuals ) stephen George & partners aims to identify and

control all risks to health to staff, including those of physical, chemical,

biological or ergonomic origin.

use of hazardous chemicals shall be minimised and all substances used at

each location must be agreed by the local manager.

3.9 Performance Monitoring

stephen George & partners regularly monitors and reviews its

performance. performance is regularly monitored and reported at the

bi-monthly partners meetings, feedback is taken also to the regular health

and safety steering group meetings. review includes:

•Accidentandincidentsreports,trendsandpatterns;

•Resultsfromsafetyinspections.

3.10 Planned Inspections and Maintenance

a formal safety inspection of each staffed premises shall take place at

least three-monthly. all identified non-conformances shall be noted for

action. records shall be kept of all safety inspections and the results

discussed, where appropriate at safety meetings.

more frequent safety tours are undertaken at particular premises as

necessary eg. weekly checks on fire arrangements including alarm testing

at each office location.

periodic inspections and maintenance are undertaken of safety critical

installations and equipment. this includes gas boilers, electrical circuits,

portable electrical equipment, ladders and fire safety equipment.

3.11 Risk Assessment

stephen George & partners applies principles of risk assessment to

minimise health and safety risks and address legal requirements. in

particular, risk assessments are focussed on the following topics:

the risk assessment process identifies hazards associated with a task

and any significant risks which could result. existing control measures

are noted together with any required actions to reduce the risk to

an acceptable level. findings of risk assessments are recorded. risk

assessments are reviewed following any significant change.

a number of generic risk assessments are in place for common activities

undertaken throughout stephen George & partners. Where these are

applicable, local managers have a duty to ensure that any specific factors

at their location are addressed and that the findings are implemented.

procedure manuals.

3.12 Training

stephen George & partners ensures that all staff have the necessary level

of competence to undertake their duties in a safe and competent manner.

a number of required training courses are required for certain duties.

for new staff, or staff changing jobs, a training needs analysis shall be

undertaken to identify the gap between the required competencies of the

post and the staff member’s existing level of training.

all new staff or staff moving to a new location shall undergo induction

training, during their first week as far as possible.

3.13 Use of Work Equipment

Work equipment refers to any item of equipment used at work. this

includes tools, and appliances but also any other item such as staplers

and other general office utensils, model making equipment, survey

equipment etc. stephen George & partners has a duty to ensure that

all such items are correctly specified and maintained and that staff are

competent in their use.

Environment Statement

“stephen George & partners are architects and masterplanners; it is our business

to create environments; buildings and spaces, which are both pleasing and

functional for the people who commission them and equally for all those that

experience them. in this we will strive for the removal of, or at least the reduction

of any adverse effects this has on our planet and its people.” in support of this

statement we have prepared two policy documents. the first covers our activities

as designers and the solutions we propose; this is our sustainable design policy.

the second deals with our day-to-day business activities; our internal operations

a 50 per cent reduction of global Co2 emissions is required by 2050 to halt the

on Wednesday 7th december 2011 the riBa held the riBa president’s medals

awards 2011 which reward and encourage outstanding research in architecture.

hosted by riBa president, angela Brady and riBa director of education, david

Gloster, our very own Joanne denison and Chris halligan were present (with

other members of the practice and their families for support) to collect their

highly prestigious and justly deserved riBa president’s award for outstanding

professional practice-located research.

Commenting on the project, the judges said: ‘this is a well presented and highly

readable compendium of construction materials and their environmental impact. it

is written in a language that will sustain both the uninitiated and the comparative

expert.
