Despite all that has occurred in 2020, the market remains remarkably strong. As of 6/22, our group’s closed and written sales total over $90,000,000 while our office leads Cape May County in nearly every category. While less units have been listed this year, the average price of those sold has continued to climb with Stone Harbor’s average sale price soaring 20% compared to 2019.

Additionally, properties in Avalon have sold more quickly than last year.

And yet again this year, my clients are receiving tangibly superior results - When compared to other top (10) agents on the island, my sellers gained an average of 15.4% or $430,000 more relative to assessed value!

PROTECTED BEACHES For your protection, bathing and swimming are permitted only at protected beaches where lifeguards are on duty 10am to 5pm, June 8-Aug. 18. From May 25-June 7 and Aug. 19-Sept. 2, a limited number of lifeguards will be assigned to one or more designated beaches as available personnel permits. Use of rafts and surfboards is permitted only at designated beaches.

The following beaches are protected by members of the Avalon Beach Patrol: 9th, 12th, 15th, 18th, 21st, 24th, 26th, 28th, 30th, 32nd, 35th, 38th, 40th, 43rd, 50th, 57th, 61st, 65th, 69th, 73rd, 76th and 79th streets.

RAFT BEACHES Rafts and other inflatable objects may be used only on designated beaches. The use of rafts and other inflatable objects is permitted at the following beaches: 9th, 12th, 18th, 24th, 28th, 35th, 40th, 43rd, 50th, 61st, 69th, 73rd and 79th streets.

SURF BEACHES Surfing is permitted at the 30th Street & 63rd Street beaches and either side of the 12th Street stand, but not near bathers.
