In arecent report produced byNorthCourse and FractionalLife: The Trends in FractionalReal Estate Europe 2009, itwas found that the majorityof fractional buyers do notneed a mortgage and are

principally looking forlifestyle options andexceptional experiencerather than returns oninvestment. According to thereport, 38 per cent said thatstaying in an ownedfractional residence wouldsuit their lifestyle better thanstaying in a rentedapartment.

Though people are morecautious in purchasingoverseas homes, the loveaffair with the second homegetaway is as strong as everand the attraction of thereduction in financialexposure that a fractionalpurchase brings has not beenlost on purchasers or,crucially, the media.

New Affiliate spotlight: International appealset of luxury water villas, part of a large-

scale development in Tunisia, has beenaffiliated to The Registry Collection.

The International Riviera will comprise 60,000wholly-owned and shared-ownership propertieswhen it is completed. The first phase ofdevelopment is set to open in 2011 and willfeature 50 luxury water villas enrolled in TheRegistry Collection exchange programme.

The water villas are the first of a significantnumber of fractional properties planned for thedevelopment and will be sold on the basis of aone-eighth or six-week share of the freehold.

Located on a 15km stretch of Tunisianbeachfront close to the ancient city of Monastir,The International Riviera will blend Europeanelegance and the 21st century pioneering spirit ofDubai. It will feature a series of integrated villagesstyled on holiday hotspots of the world, such asCannes, St Tropez, Marbella, Portofino, Miami andMonaco. The villages will be linked by a series oflakes and canals throughout the development.

At the heart of The International Riviera will bean international gaming resort set to rival LasVegas and Macau, as well as a range of otherupscale amenities, including golf, spa, marinas,retail and several five-star hotel brands.

The project design is based on ‘year-roundtourism and living’, offering a great diversity inentertainment and lifestyle options which willextend the resort’s natural tourist cycle andcontribute to its vibrancy.

The concept for The International Riviera isbased on the vision of BW Group chairman BobbyWahi, who is set to replicate The InternationalRiviera model in China. The company has signed aMemorandum of Understanding with thegovernment to develop a 26-kilometre squareisland in the South China Sea.
