• Responding to potential guests’ inquiries and requests for information, creating reservations, processing deposits and balancing payments
• Stocking house with provisions. (Provisioning list is available on www.SILMEXICO.com)
• Preparation of property for guest’s arrival • Supervising cleaning of residence • Laundering bedding and linens • Supervising gardening and landscaping • Guest Check-in/Departure • Completion of Oaxaca Tourism Board Hotel license
application for initial license or renewals • Collection & Submission of Oaxaca Tourism Board
(BTB) Hotel Tax • Guest services for area recommendations, tours,
repair issues, or general questions • Administer payment of all monthly utilities, annual
property tax and insurance bills • Provide monthly statements, with copies of all
invoices, credit memos, and receipts. Annual state-ments provided at end of the year
SILMEXICO management fee is paid as a percentage of the rental income.
RESIDENTIAL HOUSING PROPERTY SERVICES • Monthly Rent Collection, if required • Maintenance of house and grounds, as directed by
owner • Scheduled cleaning of residence, as directed by owner • Management of property improvements • Paying property/land taxes to the government
annually, if needed • Pay annual home owner insurance, if needed • Manage local bank accounts, if needed • Provide monthly statements, copies of all invoices,
credit memos, and receipts. Annual statements pro-vided at end of the year
PAYMENT ARRANGEMENTSMonthly management fees will be paid directly from the property’s rental payment. Incidentals (i.e. property main-tenance) will be paid directly out of the property’s monthly rental payment. If the amount of the incidental exceeds the monthly rent less the property management fee, then the property owner will be required to reimburse SILMEXICO. Rental deposits and payments are held in a non-interest bearing account.
PROPERTY MAINTENANCE SERVICESMany property owners either reside outside of the country or travel extensively, most of the time.
Hiring SILMEXICO, for all your Property Management needs will ensure your property is being competently and profes-sionally taken care of.
Our reputation is the basis of our business. Our commitment to keeping our homeowners satisfied is our No 1 priority to SILMEXICO as repeat and referral business is the foundation of our enterprise.
Customer service is our highest priority. We are a local company located on the hearth of Oaxaca, so we are at all times just a short drive from your property.
We promise all of our clients to return their phone calls and/or e-mails by the next business day, at least.
We schedule our property visits, maintenance, landscaping, and housekeeping work based on our customers’ require-ments. We have procedures and operational systems in place to assure that all matters related to your property are being handled in a timely and professional manner.
SILMEXICO handles our clients’ funds, assets, and posses-sions on a regular basis. We carry full liability insurance and use only competent staff to carry the tasks assigned to them.

• Maintain grounds, including watering and gardening services
