    Manyinvestorsareattractedtothissectorbystrong income potential combinedwith

    NewexpatriatesmovingtoBangkokTheamountofdemandfromexpatriatesforservicedapartmentsmarketcomesfromtheincreasingnumberofexpatriateseachyearsincetheservicedapartmentsarethetemporaryresidencesforexpatriatesoncetheyhavemovedtoBangkok.Theywillstayforalengthofone-threemonthsuntiltheycanselecttheirpermanentresidencessuchasApartmentsandSinglehouses.Though,therearesomeexpatriateschoosingtostayonayearlycontractatservicedapartments,after

    IfwecomparetheroomnightsgrowthofnewsupplyofservicedapartmentwiththeroomnightsgrowthofdemandfromexpatriatesrelocatingtoBangkok.It isshownthatthegrowthrateofnewsupplyincreasedina

    higherratethanthegrowthrateofdemandfromnewexpatriates.Thegrowthrateofroomnightsofnewsupplyincreasedby167%year-on-yearin2007whilethegrowthrateofroomnightsdemandincreasedby9.3%year-on-year.However,thenumberofexpatriatesareexclusiveofdiplomaticorUnitedNationexpatriatestaff.Therefore,thisguresarenotentirelyrepresentativeofexpatriatesbasedinBangkok.Webelievethatthereareanumber

    ofexpatriatesbasedinThailandwithoutworkingpermits.However,themajorityofthesedonothaveaccommodationbudgetslargeenoughtoaccountforasignificantamountofdemandintheservicedapartment

    sector.Thereare,ofcourse,alsoanumberofexpatriatesrelocatingtoBangkokwhodonotstayinservicedapartments.Nevertheless,newworkpermitsissuedcanserveasaproxyforservicedapartmentsupplyonarelativebasis.Thebelowgraphisthecomparisonofthegrowthrateofsupplyandthegrowthrateofdemand.

    ThecorebusinessofservicedapartmentistoservethedemandresidinginBangkokinaperiodofmorethanamonth.However,theslightlyincreaseindemandwasunableto

    catchupthehighincreaseinsupply,asaresult,theservicedapartmentshavemovedmoreintotheshortstayfromtourists-/-businesstravelers.

    TherevaluationofThaibahtwhichmadeGradeAservicedapartmentrentgooverthe accommodationbudgetaftervisitorsconvertedtheircurrencyintoThaibaht,so thattheamounttheygotwasless.ThedemandoflongstayshiftedtoGradeBserviced apartment.

    ThetrendsoftheGradeAservicedapartmentfocusedonshortstay,thustheoccupancy ratevariedfromthenumberoftouristarrivalsatBangkokaccommodation,ratherthan thenumberofnewexpatriatescomingtoBangkok,sincetherewasanincreaseof numberofexpatriatesin2007butthedemandspouredtoGradeBservicedapartment.

    ThepoliticaluncertaintyinThailandin2006&2007hassloweddowntheforeign businessinterestsaswellastheinternationaltouristarrivalsatBangkokaccommodation.

    However,theaverageoccupancyrateofGradeAintheCBDincreasedin2007whichwas

    differentfromGradeAinotherareasduetolittlesupplyofservicedapartmentsinthisarea.

    Fortheoverallmarket,thebigdifferenceoftheaverageachievedrentofGradeA&Bservicedapartmentwas14%in2004.TheslightdifferencebetweenGradeA&GradeBrentwasfoundin2006whichwasjust2.7%difference.In2007,theaveragerentofGradeBdecreasedby4%sincetherewasanadditional

    ofsupplyofservicedapartmentaddedwithapproximately1,596units,with943unitsofGradeAand653unitsofGradeB.Duringtheopeningofnewproperties,thenewsupplyofferedspecialpriceswhichaffectedGradeBservicedapartments.

    Thehighestachievedrentin2007wasfoundinCentralLumpini,withTHB1,222/ sq.m.followedbytheCBDandSukhumvitarea,withTHB1,210/sq.m.&THB1,093/sq.m.

    respectively.TherewasahugesupplyofservicedapartmentsintheSukhumvitareawhichincreasedthecompetition.
