A CHANGE IN THE BUILDING CODE: FORTUNATELY, NOT A PROBLEM A relatively newBuildingCode requirement dealingwithfiresprinklersinhigh-risebuildingswascausingconcernbecauseofitspossibleimpactonourVillage.OnJuly14,Ivisited theWestPalmBeachCountyFireCommissioner’sofficeonJogRoadforclarifi-cationofthecoderequirementas itpertains toCenturyVil-lage. CHECK LISTS AND GETTING THE WORD OUT ABOUT MAINTENANCE I have been holding amonthlyMaintenancemeet-ing on the secondFriday ofeverymonthat10a.m.intheClubhouseinClassroomA.AttheJulymeeting,IpassedoutcopiesoftheInsurance Miti-gation Pro-Active Association and Unit Checklist, preparedby the InsuranceCommitteeforeachassociation.Thenameisamouthful, butthepurposeissimpleandstraightforward:to list inexpensive tasks that associations and unit owners can have done to keep insur-ance costs down.Thesesamehandoutswere distributed attheAugustdelegatesmeeting. Water-related damages have made it difficult to hold the line on insurance costs both at the association and unit levels.Thehandoutdescribesindetailthemethod
ofperformingthework, someofwhich could probably bedone by association officersand some by a competenthandyman. Oneofmygoalsistoreachasmanyassociationsaspos-siblebyspeakingatdelegatesmeetings andothermeetingsin the future, in hopes thatmanywill bemotivated tokeepcostsdownbygoingthemitigationroute.
THE CULPRITS: OLD WATER HEATERS, TOILETS, SHUTOFFS, AND PIPES Themajor culprit causingwater damage, and in turnhigher insurancerates, isoldhotwaterheatersthatshouldhavebeenreplacedyearsago. They have the greatest po-tential for catastrophicwaterdamage.Therearealsotoiletsthathaveoldflushingdevices,andinmanycasesthetankislocatedsofaroffthebackwallthatitcanrocklooseandcauseflooding. Manysinkandtoiletshut-off valves are “frozen” inplacebecauseofnonuseandcannot be turnedoff.Touseawrench on them invites aflood.Their replacement isessential.Washingmachinesinthelaundryroomshaveoldrubber hoses that have beeninservice far too long.Theyshouldbereplacedwithrein-forcedhoses,whichgenerallylastfiveyears. All these things andmorewillbeexplainedinthecom-ing months in various fo-rums,togetherwithdiagramsand demonstrations of thepreferred replacement parts. Those who perform these tasks will very likely reap the benefits of lower insurance costs. INSURANCE: What am I buying? What am I getting for my money? Acoupleofmonthsago,Iwas challengedbyourUCOpresidentandacoupleofUCOofficers to tell our residents, first, what insurance is, andthen, what coverages the as-sociationshaveandwhytheyareneeded. Insurancemeansthatforapremium(payment),aninsur-ancecompanywillpayyouforalossforspecificperils(fire,wind,water damage, injury,etc).Thoseperilsyouarein-suredagainstapplyto(1)whatyou own, and (2)what youmaybecomeliable forbecauseofwhatyouownordo. Forexample,let’stakeau-tomobile insurance. You getinsuranceforyourcarbecauseyoumayhaveanaccidentandhit a tree and dent a fender.Thecostofrepairingyourcar
will be reimbursed becauseyouhave collision insuranceon your property, the car. However, if you hit anothercar and youwere speeding, then not onlywill the dam-agetoyourcarbepaidforbyyour insurancecompany, butsowillthedamagetothecaryouhit, sincebyspeedingyouareliableforthedamageyoucaused. I’ve used this example toshow the differencebetweenproperty and liability insur-ance.Property isdamage towhat you own;Liability isinjury to another person ordamage to another person’spropertybecauseofyourneg-ligence. YourAssociation has 11separate insurance policies.Someareforpropertycover-ageandsomeareforliabilitycoverage. I’m going to dis-cussanassociation’sProperty
coverages thismonth.Nextmonth,IwilldiscussLiabilitycoverages.
PROPERTY COVERAGES: Basic Property: This covers forfire,wind,lightningandafewotherper-ils.There isa$1000deduct-ible forother-than-hurricanecoverageanda3%deductibleforhurricanecoverage.
DIC: Thispolicyprovidesaddi-tionalinsurancethatwecan’tget on our Basic Propertypolicy.Aside fromhurricaneclaims, our biggest claimshavecomefrom interiorwa-ter damage losses. They arecovered on this policy.Thedeductible for these losses is$5000peroccurrence.

Walking by the Village CanalsI like to see the pretty birdsAlong my morning walk.“Look at that heron, poised so stillIn the water by the rock.”
“A great blue, I am sure,” said I,To Martha, on my right. But she said, “That’s a branch you see. What is it with your sight?”
A short while later ‘gainst the sky,“An eagle!” I opined. But Martha said, “No, that’s a plane.Too bad you are so blind.”
We walked some more, I thought I sawA purple gallinule.“A colored bottle,” Martha said,“A cinch you are to fool.”
I’ve thought about this several times,Should I take the occasionTo buy new glasses or should IKeep my imagination?

21% FIRST YEAR ….GUARANTEED !!$50,000 in a Bank CD at 2%,interest pays only $1,000 a year or $83 per month. ……but
$50,000 deposited with a solid A-rated Insurance Company,
GUARANTEES 21% the first year, GUARANTEES 6% annual tax-deferred growth, and then
GUARANTEES 6% income of $305 per month FOR AS LONG AS YOU LIVE.
$ 305 is 3½ times MORE spendable income than the $83 from a Bank,
and 100 times MORE peace of mind than money in the Stock Market.
Talking about peace of mind…
…unlike money in the Bank or the Stock Market, the Insurance Company protects your money from judgments,
lawsuits, and creditors.
EXAMPLE…
$50,000 Deposit7,500 15% Guaranteed bonus on deposit
Plus 3,450 6% Guaranteed Interest the first year (on $57,500 )
$60,950 Balance
$3,657/YR. 6% Guaranteed annual income for AS LONG AS YOU LIVE
$305/MO. Guaranteed monthly life time income… VS… $83 per month from the Bank
This #1 Income Plan pays 3 ½ TIMES MORE than a Bank, with NO RISK of any kind.

What Color Is Your Recyclable Trash? When disposing your gar-bage in the recycle bin, be careful to put them in the right color-coded container:• Blue — plastic containers,
steel cans, aluminum, milk cartons, fruit juice boxes
• Yellow — paper products, including newspapers, maga-zines, catalogs, mail, school/office paperwork, phone books, paper bags, flattened and sliced cardboard boxes
Be sure to clean it before you trash it. If what you’re throwing out doesn’t fit any of the above catagories, throw it in the ordi-nary garbage spot!

Ten QuestionsContinuedfromPage44
To all Presidents, Board Members and Unit Owners: There has been a rash of ads, notices and cards being placed on our bulletin boards from unlicensed contractors advertising their services. Remember! Never hire any contractor, electri-cian, or any handyman without first seeing their license and a copy of their insurance. Remember, unlicensed people, who do plumbing or electrical work without a permit, could cause floods or fires and other problems in your building. You will be held responsible for any problems that unlicensed workers may cause.
