The Mayor of London, Boris Johnson, hasinvited Londoners to apply for a share of an£8 million fund aimed at putting design andarchitectural excellence at the heart of com-munity building projects.

Under ‘Build Your Own Home – theLondon Way’ Londoners can now apply forloans or grants from the government’s‘Custom Build’ or ‘Community Right to Build’schemes, which will enable them to developnew and innovatively designed homes orcommunity facilities. The Mayor is particu-larly keen to hear from Londoners who candemonstrate how delivering their proposalsmight help to bring jobs, training or otheremployment opportunities, such as appren-ticeships for young people.

The Mayor, who has already introduceda design guide for new homes as part of hisLondon Plan, has enlisted the help of leadingLondon architects and designers who haveoffered to help successful applicants reQnetheir ideas into projects, which will improvethe capital’s neighbourhoods and make thembetter places to live, work and invest in.

Ben Derbyshire, managing director ofawarding winning architects HTA; PeterMurray, architect and chairman of NewLondon Architecture; David Birkbeck, chiefexecutive of Design for Homes and TamsieThomson, director at the Royal Institute ofBritish Architects, are all lending their expert-ise to the initiative, helping successful biddersto bring their ideas to fruition through special-ist design review sessions.

Housing minister Grant Shapps has named seven sites acrossthe country being set aside speciQcally for groups of peoplelooking to work together to build their own homes. These sites,together with many more opportunities being identiQed bylocal authorities, will create hundreds of new self build oppor-tunities across the country.He also praised the work of councils including Cherwell

District Council, who are looking to give as many local peopleas possible the opportunity to build their own homes. And withDatamonitor predicting that the numbers of mortgages avail-able to selfbuilders will increase by 141 per cent over comingyears, Mr Shapps today wrote to major lenders urging themto consider how they can make the most of the business oppor-tunity that a growing self build sector can offer.Enough surplus previously-used public sector land for up to

60 homes will be made available in Trevenson Park, Pool,Cornwall – making it the nation's Qrst-ever large-scale self buildplot. Six other available sites have been conQrmed. They are:• Kingsweir and Torpoint, Bristol• Spencers Park, Hemel Hempstead• Pleasley Colliery, Bolsover• Upper Tuesley Milford, Surrey• Wilson Road, Hanford, Stoke-on-Trent; and• Chase Avenue, Walton Park, Milton Keynes.

This is just the Qrst step in a self build surge. Mr Shapps hasalso asked the Homes and Communities Agency to continueidentifying sites to be dedicated to group self build projects.The move follows the minister's recent mission to Almere in theNetherlands – Europe's largest low-cost self build project.There, he was able to see the difference that can be madewhen a council gives help to local aspiring selfbuilders.He praised the work of Cherwell District Council in

Oxfordshire, who are following Almere's lead by offering spe-ciQc sites to local people looking to build their own home. Ascouncils across the country draw up their local plans for devel-opment, Mr Shapps urged them to follow Cherwell's example.

Financial support for self build start-upsIn addition to offering land, Grant Shapps also publisheddetails of a new £30 million investment fund to offer peoplethe money they need to lay the foundations for their self build projects – the Qrst time this has been done in the UK.This new fund will offer short term loans to community

groups, builders and other small organisations looking to startself build projects. The money could be used to pay up to 75per cent of a project’s land and early construction costs, andwill be available to organisations planning to build Qve ormore homes at a total cost of up to £3 million.Grant Shapps said: “We are witnessing a self build surge

in this country, with more people than ever looking to constructtheir own home. As I saw for myself in Almere, the self buildcapital of Europe, this shouldn't be a niche interest for theselect few – anyone with a dream to build should be able todo so.So I'm delighted to be able to announce the Qrst seven sites

with plots available exclusively for selfbuilders, as well as £30million to offer short-term loans to help communities get theirprojects off the ground.“This Qrst-ever package of self build support will help to

achieve our goal to double the size of the industry over thenext few years, but I want us to go further still. The newnational planning rules require councils to consider the needsof selfbuilders in their area, and I would urge authorities acrossthe country to look to Cherwell and the innovative work thereas an exciting example of how this can be achieved.”

‘Everyone said I was mad!’

When retired teacher Lesley Wymer, took on a self build project for the Irst time, everyone said she was mad. But she

says she loved every minute of it. Here’s how she did it…Written by Jo Mears

When Lesley Wymer was recovering from a car accident and her leg was in plaster, herfriend drove her out to a country pub inHertfordshire. “It was a lovely sunny day andthe friend, whose husband was a propertydeveloper, said, ‘why don’t I show you his latestplot, as it is just round the corner?’” Lesley and her friend went to look at the site,

which consisted of quarter of an acre and aderelict prefab bungalow. “But it was the gar-

den that really attracted me,” recalled Lesley. “Ijust had such a good feeling about it. It was alovely sunny day and it was overgrown withroses and clematis and there were birds every-where. I was so enthused I manage to make itto the top of the garden on my crutches, whereit felt like I was up in the sky and the clouds,and on the spur of the moment I just said,‘Would your husband sell it to me?’”The friend said she would ask and within a

few months Lesley had bought the plot and wasembarking on her Irst self build project. “Myfamily thought I was mad,” Lesley remembered.“But I decided to trust my instincts. The gardenhad a sort of magic feel, rather like that bookThe Enchanted Garden.”When Lesley bought the plot and prefab

bungalow she also bought the plans from the previous owner. “I knew he’d had lots of prob-lems getting planning permission because all the

locals wanted something in keeping with all theother period properties in the area and also ata very low height. They had already tried sev-eral designs, so I accepted it was probably bestto go with what they had already negotiated.”“The site slopes signiIcantly from the southern

boundary to the northern one,” added architectAndrew Goodman, who Lesley engaged,“which meant we were restricted by the heightand so had to excavate quite deeply and use a

high retaining wall, before the new house couldbe built.”However, although she wasn’t able to alter

the exterior of the house, Lesley was able toemploy eco builder Pat Wilkinson fromTouchwood Homes, who specialises in lowenergy, low impact buildings. “I got talking toPat and really liked him and his ideas,” recalledLesley. “He was really passionate about ecolog-ical building and he helped me draw up plansto build the house in a Passiv style, with 250mmthick recycled cellulose insulation, an airtightmembrane to avoid draughts, a Swedish timberframe, solar panels for heating water, a heatrecovery system and even a rainwater harvest-ing for re-use within the house.”She also enlisted the help of interior builder

Ian Felstead, who did all the inside work suchas the Jooring, building cupboards, installingthe kitchen and even the plumbing. “He reallywas the most amazing man!” Lesley enthused,“as there was no problem he couldn’t solve.”The whole build took roughly a year but Lesley,who was renting a bungalow nearby, moved inafter six months. “It was a bit mad really,”recalled Lesley. “As they hadn’t even laid thecement Joor downstairs or built the staircase tothe Irst Joor so I had to access my bedroom viaa ladder. But I was desperate to move in by thenas I had all my possessions in storage and thelease on my bungalow was coming up. I wasalso keen to project manage the build, so it wasgood that I could be on-hand all the time.”Lesley’s previous home was a period mill,

where at one time she ran a stables and a bedand breakfast but after she was unexpectedlywidowed, and her children left home, the housebecame too big for her to manage. “I made themistake of thinking the furniture from my oldhouse would all It into the new one,” recalledLesley. “When in fact a lot of it was too largeand I had to give it to my children or to Oxfam.”Lesley was a keen recycler long before it wasfashionable. “In fact,” she said with a grin,“when they demolished the prefab bungalow,we had only one skip full of waste, as I man-aged to recycle everything else, and I’m stillburning the wood from it now on my Ire!”In the new house Lesley has two sources of

owner’s plans, was intended to be situated in aroom at the front of the house but I decided tochange it around and turn the larger room at theback of the house into the kitchen, and maketheir intended kitchen the sitting room. This wasbecause I wanted the kitchen to be a sort of liv-ing room as well as a kitchen and so I neededit to be large. I also insisted on low level unitsso that I could put up pictures and other artefactson the walls and have a comfy sofa in there,”she explained.Lesley’s biggest extravagance though was an

electric aga, which cost £12,000. “Again,everyone said I was mad,” recalled Lesley. “ButI’m so glad I stuck to my guns, because I love it.Although the initial outlay was very costly, it Iresup on economy seven overnight and in summeryou can turn it off because it has an electricmodule. It really is all the heating I need for thehouse. I also didn’t want oil because then Iwould have to Ind a space for the tank and runthe risk of it running out at an awkward moment,which has happened to me in previous homes.”One of the major changes Lesley and Pat

made to the original plans for the house was tohave a huge central hall with a gallery, andJoor to ceiling windows with a glass roof. “Itreally is a lovely feature and keeps the houselight even in Winter,” says Lesley. “My youngergrandchildren also love it because it is a greatopen space to play in and they love pushing

their prams around and calling down from thegallery windows above.”As well as project managing the house,

Lesley carried out a lot of the labour herself. “Myadvice to other would-be selfbuilders is, don’tpay someone to do something you can do your-self. I only paid crafts people and managed allthe painting and woodwork of both the interiorand exterior myself. I really enjoyed being partof the whole process and particularly enjoyedchoosing paint colours – although, in general,I’ve gone for neutral backdrops, because beinga bit of a clutter person, busy wallpaper wouldnever work for me!”For the exterior Lesley settled on wood

cladding. “That was the one thing I wasn’t verykeen on at Irst,” says Lesley. “Because I imag-ined it could only be painted white or black butactually in the end I found a grey blue madeby Tikkurila, which, actually, I really love now.In fact I made blue-grey-cream my colourscheme for the whole house.” Looking back, Lesley feels she did make a

few mistakes with the build. “My biggest onewas being in too much of a hurry,” she says.“Which meant I had to forgo having a cellarbuilt, which, in hindsight, would have been agreat use of space and a brilliant place to hideclutter. I also wished the roof wasn’t quite sosloping as it is impractical for storage becauseit is hard to Ind wardrobes of the right size to

Insulating your property is certainly not bignews, but those involved in self build projectsare beginning to appreciate the benefits ofconstructing a building that is not only warmand comfortable, but also has lower fuel bills.

The future of the UK’s self build market isincreasingly likely to encompass sustainablehousing with low running costs, at the sametime preserving the environment in which welive and work, while conserving preciousresources.

When planning a new building, considera-tion has to be given to energy ef>cient design,adhering to the government’s national Code for

Sustainable Homes, which gives a one to sixstar performance rating, based on a whole-house sustainability approach. The self buildmarket predominantly aims for higher levels inorder to differentiate their housing from main-stream construction and endeavours to reach azero carbon emission rating.

The UK government is increasingly settingenergy ef>ciency and carbon emission reduc-tion targets, lessening its reliance on fossil fuels,and stabilising security of energy supply. TheOf>ce of Energy Ef>ciency Deployment wasestablished in February 2012 to encourageenergy ef>ciency, and reduce barriers to theirtake-up.

Much consideration has to be given to all theareas of heat loss. One area, which is oftenoverlooked, is via the gaps around doors and windows. Although draught-proo>ng productsmay have been built into new windows anddoors, other sources of heat loss probably exist.There may be gaps around window and doorreveals (particularly where allowance has beenmade for differential movement), loft hatches,skirting boards, between ?oorboards, around letterboxes, and keyholes. Draught proo>ng is compulsory in new buildings under BuildingRegulations, Part L, and should be a basicrequirement within all retro>t energy ef>ciencyworks.

Since 2006, the Building Regulations inEngland and Wales have stipulated complianceto air leakage standards with an air permeabil-ity test result of no greater than 10 m3/(h.m2) at50 Pa in new properties. Where buildings areotherwise well-insulated (walls, roofs, etc)draughts can be drawn to any gaps, particularlyon windier days, accounting for signi>cant heatand carbon dioxide loss.

Draught proo>ng is one of the simplest, easi-est and most cost effective methods of insulation,which is designed to reduce or eliminatedraughts or heat loss from a building. Even arelatively small gap can allow huge amounts ofheat to escape. For instance, a gap of just5mm, commonly found under a domestic door,can allow 80 cubic metres of air per hour to?ow out. If the building is otherwise well insu-lated, gaps around these openings can drawout the heat. Good quality draught proo>ng

When refurbishing properties, property owners will be able to takeadvantage of the government’s Green Deal scheme, due to start October2012. Finance will be provided upfront for insulation upgrades (includingdraught proo>ng). Homeowners and businesses can take advantage ofthis scheme, with the loan being repaid via the resultant savings of energybills. The loan is >xed to the property and not to the householder.

The national trade association representing the draught proo>ng indus-try is the Draught Proo>ng Advisory Association (DPAA). The associationurges self builders and property renovators to incorporate draught proo>ngproducts into their projects as soon as possible to reduce energy bills, thecarbon footprint and environmental impact. Properties are likely to be moresaleable following good insulation and draught-proo>ng and can be mar-keted in the future with an improved Energy Performance Certi>cate.

Manufacturer members of the DPAA supply quality BS-approved prod-ucts, which are designed to last. Inferior products can compress over timebecoming less effective.

There is a wide range of draught proo>ng products available com-posed of diverse materials, types of strip, >xing methods and operation.Domestic products include compression seals, which seal the gap on clos-ing between >xed and moving parts. These are available for windowsand doors, letterboxes, cat-?aps and keyhole draught strips. Products forunusual applications can be custom-made. A product register is freelyavailable from the DPAA website.

There should be some allowance for ventilation, particularly for fuelburning appliances, and in rooms where there is excessive condensationbuild up, e.g. bathrooms and kitchens. In new and retro>t situations it ismost important to check that vents and airbricks are not obstructed in anyway prior to the draught proo>ng installation, preferably by a properlytrained installer.

Company literature is available free from member manufacturers,together with stockists. Literature on draught proo>ng applications and alist of draught proo>ng installers is readily available from the DraughtProo>ng Advisory Association.

The rain in Spain may well fall mainly on theplain, but in the UK it falls mainly on the roofand has to <nd its way effectively from there,via the guttering, through downpipes into thedrains and soakaways that most self buildhomes have, <nding its way safely to the localcouncil’s drainage infrastructure or the localstreams and runaways before heading to anearby river. In the UK, especially with changingweather patterns where we’re tending to seerain in greater quantity but less often, the rain-water goods have to be up to the task, morethan ever before. The inclusion of a rainwaterharvesting system in a new build or refurbish-ment project will contribute to ensuring that thiswonderful free resource – rain – isn’t wasted,and can be recirculated to =ush toilets, watergardens and wash cars.Rainwater goods have traditionally been of

metal construction – usually cast iron. However,these days, on most self build projects and themajority of refurbishment projects, the rainwatergoods are plastic-based systems, uPVC or simi-lar materials. The increasing popularity of these modern

rainwater systems is not coincidental. The ben-efits of a plastic system are many and obviousand when you’re looking for benefits of any

system in the building industry, it’s best to lookat it from both the homeowner’s and theinstaller’s perspective. For starters it’s very light-weight but extremely durable, with lower initialoutlay and decreased maintenance costs.It’s also less expensive to install. New light-

weight rainwater systems can be <tted safelyand easily to most self build homes using lad-ders. And in the unlikely event of a piece of gut-tering or a bracket slipping out of an installersgrasp, the damage on the way down to groundlevel is minimal, if anything at all.But what about the look of plastic rainwater

systems... the plastic look is not exactly a goodaesthetic. The choice of pro<les is huge so youcan choose rainwater systems in a number ofcolours, pro<les and <nishes to slot neatly intoany new self build project guttering and down-pipe scenario. And even if you like the look ofauthentic cast iron guttering but don’t like theweight problems, and the maintenance and costissues – there’s a solution for that too. Use a castiron ‘look-a-like’ rainwater system, which, onceon a building, looks exactly like cast iron gutter-ing and down pipes. So you can still have theaesthetics of a cast iron drainage system, butwith none of the degradation drawbacks youget with the real thing. You get a lightweight,

low maintenance solution at a lower cost, that’squick to install, comes ready to <t without theneed to paint it or apply protective coatings,and is fully compatible with other modern rain-water systems. As a well-known TV advert per-sonality says – ‘Simples’!

In this day and age you can also specifycompatible soil and vent ranges with a selec-tion of sockets, bends and vent terminals. Mostranges available use the popular push-<t appr-oach, again for quick and easy installation.

Increasingly in the UK rainwater harvesting isbeing seen as a sensible option and an addi-tion to the ‘sustainability package’ that manyselfbuilders and developers like to see in their

projects. In recent years, none more so thanrecently, we’re seeing our rain come less oftenbut in greater quantities when it does arrive, andthis has resulted in major run off, wasted as itheads for rivers to escape and this has oftenresulted in signi<cant damage from =ooding. Itclearly makes sense to ensure that as much ofthe rainwater as possible including that whichfalls on the roof, makes its way through thedownpipes and into tanks where it can bestored and used when needed.

Rain harvesting can replace up to 50 percent of household mains water consumption. Anshocking one third of all water used in the homegets =ushed down the toilet – and in most

homes it is drinking water quality. The roof onan average four-bed family home capturesmore than 100,000 litres of rainwater eachyear – most of which currently goes down thedrain and is wasted. When you think that a typ-ical family uses 70,000 litres of water eachyear on =ushing the toilet, clothes washing andoutdoor use – watering the garden and clean-ing cars, it simply makes sense to harvest it anduse it, saving on your water bills. There are aselection of rainwater harvesting systems avail-able from small ones that just provide for water-ing gardens and washing cars to larger systemsthat provide pumped supplies for use in thehome alongside mains water.

Londoners salute BSW Timber’s larch ascendingLarch timber sourced from BSW Timber’sNewbridge-on-Wye sawmill has taken a star-ring role in one of the more eye-catching cele-brations heralding the start of the OlympicGames in London.As part of the London Festival of Architecture,

17 cubic metres of BSW’s home-grown larchhas been used to create ‘Paleys upon Pilers’(Palace on Pillars) - a stunning temporary instal-lation in the historic Aldgate area of the city.The elaborate 11-metre high wooden struc-

ture marks the start of High Street 2012, thedirect route from the City of London to theOlympic Park at Stratford, and will remain inplace during the Olympics and the Paralympics.Architects Studio Weave were inspired by

the dream poems of one of Aldgate’s mostfamous residents, Geoffrey Chaucer, writtenwhilst he was living there from 1374 to 1386.The House of Fame and The Parliament ofFowls both include images of dream-like temples, made of extraordinary materials.The end result, commissioned by the Worshipful

Company of Chartered Architects, is describedby Studio Weave as a ‘kind of timber embroi-dery’, with a ‘light nest of decorative timber fret-work creating a series of overlaid buildings ofdifferent scales and complexities’. The structuresits prominently above the busy Aldgate HighStreet, supported by four pillars decorated withimages inspired by illuminations on the 14th cen-tury Chaucer manuscripts.Hamish Macleod, director of public affairs
