Solution: Remove all existing epoxy floor and wall coatings. Seal all leaking points with

pressure grouting and/or quick-cure cement, and apply 2 coats of Seal Once NPW followed by

2 coats of Seal Once MSC. The Seal Once NPW and Seal Once MSC system not only stop

water ingress, but retard the moisture vapor emission rate (MVER).

Parc Centennial Basement Car Park Walls

Problem: Water proofing system of the basement car park failed. PU grouting was used to seal

the leakage, but after a while, water still leaked through the car park basement walls..

Solution: Remove all existing emulsion paints, wash with Concrete Cleaner and apply 2 coats

of Seal Once NPW, followed by 2 coats of Seal Once MSC nanotech water proofer and the

problem was solved.

Duration of whole works: Two half a days to water proof the existing basement car park walls

without much inconvenience to the residents.

Hanoi New Airport Terminal

The new Airport Terminal 2 in Hanoi is in process of being built. The CST (Central

Service Tunnel) was leaking profusely at a rate of 3L per minutes. As this CST is

housing high tension elcetrical cable, wateleakage must be stopped. Photos below

show the extent of leaking

After the initial treatment with water plug and Seal Once NPW the leakage had

been drastically reduced as shown in photos below. Damp areas had been re-hacked

and a honeycomb was detected.

Problem: The wooden board walk was regularly coated with vegetable oils and yet the

woods continue to rot with an aged finish.

Solution: Wash the existing wood with All Wood Cleaner and apply 2 coats of Seal

Customer: SEASPIRE INTERNATIONAL (No.20 Enterprise Centre)

Date Completed: Feb 2014

Problem: Epoxy paint gave way to low temperature hairline cracks which result in water

seepage onto epoxy flooring causing flaking of paint through various points within 2 tank at

pipe joints area. Most “Green” label water proofer does not withstand low temperature

operation and the contraction of membrane will cause water ingress/seepage towards

hairline cracks. The penetration of Seal Once MSC could reach upto 1’’ inch but subject to

surface porousity.

Solution: Grind completely and remove existing internal epoxy paint and apply 2-3 coats of Seal

Once MSC nanotech water proofer till surface cannot absorb further. Grind external leakage points

1m by 1m with the leakage point in the middle for water plug treatment with Seal Once Negative

Pressure Water (NPW) before applying 2 coats Seal Once MSC nanotech water proofer and the

problem were solved.

Active but green ingredient present inside Seal Once MSC will prevent the growth of fungi / algae

and only a sponge is needed to do maintenance cleaning inside the tank.

Duration of whole work: 2 & half days. (Exclude water test for 72 hours with

pumps activated and temperature to be around 12 Degrees Celsius)

Pre-selected area 1 under shade where Mold & Mildew are most likely to grow.

High human traffic area is where dirt and grime are trapped within the wood panel crack lines. This photo

clearly reveals a mixture of both dirt and mold/mildew accumulating onto surface resulting in darkening

aging look. Pre-water test shows water absorption into wood surface and spreading out in less than 5 mins.

Day 1 – 25/02/14 Sanding of surface spreading 7 panels to remove top surface dirt/grime and mold/mildew

of which reveal the hidden wood color from within. The area within the 2 white tape is to be cleaned with

oxidizing agent only and no pre-sanding to contrast further on 2 method statement before Seal Once

application.

After sanding and brushing away the wood dust, the inner brown wood color came out.

NB: The 8th

panel is untreated of any kind to create a differentiating line from all 7 panels and the “2

panels”.

NB: Circle area are the 2 panels without sanding but using only oxidizing agent for cleaning before applying

Seal Once 2 coat.

restored versus extreme right new installed dark brown panel of lesser wood grains and crack lines.

Extreme left panel is untreated surface but cleaned with Seal Once Concrete Masonry Cleaner and no

sanding but brushing to remove dirt/grime/mildew.

Day 2 - 27/02/14- 1230hr noon result shows water beads still remain on treated surface except a few weak

points showing deep cracks on affected wood panel surface.

Solution: Apply onto weak points if necessary to further strengthen the panels.

NB: This stone bench in natural cement and plastering finish, only 1 coat of Seal Once was
