Scope of Work -Single Family Home, San Diego, CA

Project Introduction and Overview Description 1435 square foot ranch style home built in 1955. The home has 3 bedrooms and 2 baths with a more contemporary feel and design. Located in the Rolando neighborhood of San Diego near SDSU. Rehab Overview The home had minor foundation issues & water drainage problems. The house needed a new roof, complete kitchen and bathroom renovations. Electrical and plumbing upgrades were needed as well. Contractor Overview Multiple contractors were needed to complete this project. A licensed general contractor was hired for the flooring, kitchen, bathrooms, roofing and all carpentry. A licensed engineer and licensed contractor were hired for all foundation work. A licensed electrician was hired for all electrical upgrades. EXTERIOR: General: 1. Repair any damaged wood and stucco on exterior of house & garage. 2. Haul away trash on East side of house. 3. Touch up exterior paint as needed, leave existing color.

Roof: 1. Rip & repair old roof. 2. Install sheeting where needed. 3. Install new 30 yr. architectural shingles—Charcoal color 4. Install new drip edge. 5. Replace gutters.

Landscaping: 1. Clean front & back yards & remove debris. 2. Install draught tolerant landscape in front yard. 3. Plant annuals in front yard. 4. Add dark brown wood chips in all beds.

INTERIOR: DEMO: 1. Bath by garage- toilet, sink, tile. 2. Kitchen – backsplash and countertop. Leave cabinets 3. Remove all appliances 4. Flooring in living room 5. West wall “mural.” 6. Parquet flooring in all bedrooms 7. Hall bath- remove toilet, sink, vanity, tile and tub. GENERAL: 1. Patch walls/ceilings, then apply Santa Fe hand texture throughout. 2. Prep & paint all rooms per color scheme– All paint through Sherwin Williams. 3. Prep/paint all interior doors, including closet (s). 4. New hardware on all doors. (satin finish)
