6 The following condition ratings are used within the schedule:
GOOD CONDITION - Reported elements had no apparent defects, being clean and well maintained, and, the reported element is likely to offer a long serviceable life.
SATISFACTORY CONDITION - Reported element presented in a serviceable condition with some of wear and tear and / or minor damage but not requiring immediate attention, ongoing maintenance and periodic repairs are likely to be required from time to time.
POOR CONDITION - Reported element in a deteriorated condition or with disrepair evident, likely to require substantial repair or replacement.
For the purposes of this Schedule, it has been assumed that the main ground floor entrance doors are situated to the Front Elevation. The elevationoverlooking the unoccupied site to the left hand side is referred to as the Side Elevation (LHS). The elevation overlooking the pub's car park on right handside is referred to as the Side Elevation (RHS).
Elements within the building may be identified by reference to the front elevation. The terms left, right, front and rear are used to describe any specificelement as if facing the front elevation of the building whilst standing at the entrance doors.

The property was inspected by Aggie Vernon-Smith of Gleeds Surveying Ltd on 31st August 2017 upon the instructions of Star Pubs & Bars.
This schedule of condition records the condition of the property at the time of inspection.
The Schedule contains the true views of Aggie Vernon-Smith of Gleeds Building Surveying Ltd being the Surveyor appointed by the Landlord to preparethe Schedule.

F At the time of our inspection, it was not possible to gain access to Bedroom 2, as the room was occupied and the doors were locked from the inside.
This survey does not constitute an asbestos survey and therefore enquiries should be made with to ascertain if a Management or Refurbishment / Demolition Survey has been conducted and the findings thereof.
At the time of our inspection, the electrical power/water/gas were available. Specialist reports on these elements may subsequently be carried out and the recommendations included in an addendum to the Schedule still to be issued.
The Schedule contains the true views of Gleeds Building Surveying Ltd being the Surveyors appointed by the Landlord to prepare the Schedule.
The survey comprises a non-destructive visual inspection, this means we do not take up carpets, floor coverings or floorboards, move furniture or, remove the contents of cupboards. Additionally, we do not remove secured panels or undo electrical fittings etc.
We inspect roofs, chimneys and other surfaces on the outside of the building from ground level and, if necessary, from neighbouring public property and with the help of binoculars, close examination may reveal defects not visible from a ground level vantage point.
We inspect the roof structure from inside the roof space if there is access (although we do not move or lift insulation material, stored goods or other contents). We examine floor surfaces and under-floor spaces so far as there is access to these (although we do not move or lift furniture, floor coverings or other contents). We are not able to assess the condition of the inside of any chimney, boiler or other flues.
It was not possible to inspect those parts of the property which were covered or unexposed at the time of the inspection and therefore, we are unable to guarantee that some parts are free from defect.
No tests were carried out to any of the service installations, plant or beneath ground drainage neither was an asbestos survey / management plan carried out as part of this instruction.
As it was not raining at the time of the inspection it is not possible to confirm that the rainwater installation is free from blockage, leakage etc., or that it is coping with long periods of heavy rainfall. Gutters and any gulleys should be cleaned out and checked for defects and monitored during inclement weather.
The property was fully furnished at the time of our inspection and no removal of furniture or floor coverings was undertaken. In particular floor coverings were not removed or lifted at the edges and no inspection of any sub-floor voids was undertaken. We therefore cannot confirm the condition of underlying floor timbers. The Tenant must allow for carrying out all works that may become apparent upon removal of Tenant's fixtures etc., whether specifically mentioned or not within the Schedule.
