BREAKING NEWS AT LEADERPOST.COM SECTION F SATURDAY, SEPTEMBER 22, 2012 HOMES JEFFREY FISHER POSTMEDIA NEWS Q: My husband and I take possession this fall of a 1,450-square-foot, one-bed- room-plus-den condo. We are leaving a 4,000-square- foot family home, so you can imagine the challenges I’m dealing with. Having had a generously propor- tioned entry at the house we are leaving (complete with entry table and seat- ing), I have no clue how to deal with an entrance that is nothing more than a coat closet and a six-foot wall be- fore entering into our open- concept living space. Any help is appreciated. A: I always make time and space for the downsizer because the design chal- lenges condo dwellers (first- time or otherwise) face are plentiful. I’m sure you’re very famil- iar with the cliche “we only have one chance to make a first impression.” It’s true. This well appointed en- trance is designed by New York design firm GRADE (gradenyc.com) and though small on space it’s big on elegance. The design- ers chose a neutral grass cloth for the walls and then placed an interesting con- sole and mirror on it. Noth- ing earth-shattering, but it’s the restrained touch the designers used that I am re- sponding to. Notice the ceiling fixture, mirror and console are all circular in form so the feel of this petite entrance is cohesive and calming. Both the console and chandelier are light and open because this entry would look com- pletely different with a heavy wood chest and solid metal chandelier. The fact that we can see through both pieces to the grass cloth wallcovering makes the area appear much more spacious. The first home in Western Can-ada to be built to updated R-2000 energy performance standards was unveiled in Swift Current on Tuesday. Several guests including the builder, members of the home-building industry, community stakeholders and representatives from the governments of Canada and Saskatchewan and the city of Swift Current gathered at the home on Prestwick Drive for a ribbon-cutting ceremony. Speak-ers at the event took the opportu-

nity to highlight the importance of energy-efficient home building for homebuyers, home builders, governments and the residential construction industry.

The R-2000 Standard is not only a way of building homes, it is also a way for industry and government to work together to bring Canadi-ans the most advanced, most en-vironmentally responsible homes available in the marketplace.

The updated program, a partner-ship of the Canadian Home Build-ers’ Association and the Office of Energy Efficiency of Natural Re-sources Canada, will make R-2000 homes twice as energy efficient as they were when the program was previously updated in 2005.

Everyone who attended the cer-emony in Swift Current was of-fered a guided tour of the house with experts, including the home builder on hand to explain its many features and benefits. These fea-

tures mean the homebuyer enjoys a noticeably quieter home with even temperatures throughout, as well as better indoor air quality, along with the conservation of wood, wa-ter and energy.

The recently updated standard reflects a higher level of energy-efficient construction techniques for leading-edge home builders like Steven and Julie Lacey of Evolve Developments and, of course, offers long-term benefits for homeowners like Mr. And Mrs. Simonsen.

“It’s so quiet” gushed homeown-ers Mr. and Mrs. Simonsen, who ex-plained that an entire basement was dug on the lot behind their home without them hearing a thing.

Participation in the R-2000 pro-gram is voluntary, said Canadian Home Builders’ Association Presi-dent Ron Olson, who attended the event. Steven Lacey also comment-ed on this, saying “when the Simon-sens approached us about geother-

mal, we decided to see what else we could do to make the house energy efficient. We made some calls and decided to go one step further and build to the R-2000 standard.”

Our province has been punching above its weight for decades, work-ing to build the first R-2000 homes in Canada for more than 30 years.

For many of those years, we have led the country in per capita con-struction of R-2000 homes and we are proud to once again be the first in Western Canada to build to the updated standard.

Our industry and our builder and contractor members of the Cana-dian Home Builders’ Association — Saskatchewan are committed to building quality, healthy homes for consumers and all residents of our growing province. Choosing a professional member of our asso-ciation to build a new home or reno-vate an existing home ensures the homeowner is dealing with a legiti-

mate company and additional secu-rity through third-party warranty protection. All of these contribute to the stability of our economy by discouraging the underground cash deals, which are typical practices of illegitimate businesses that are not licensed and do not pay the neces-sary taxes or comply with safety standards or the building codes.

It is our hope that this new stan-dard will soon be the norm in home building in Canada and especially Saskatchewan as we strive towards a smaller footprint, higher efficien-cy and better homes for Canadians.

Alan Thomarat is the president and CEO of the Canadian Home

Builders Association — Saskatchewan and the Saskatoon

& Region Home Builders Association. He also serves as a director on the national board of

the Canadian Home Builders’ Association in Ottawa.

Question: My mom and I have the same argument every week. She bugs me about dusting my room and I tell her that it’s a waste of time because the room will just get dusty again the next week. What is the point of dusting?

Answer: When I was younger I wondered the same thing, week after week dusting seemed like a pointless task. Since that time, I have learned the importance of dusting from several people who have written to me over the years. Let’s begin with the obvious; a clean room is a reward in itself because it looks better, fresher and newer. But some don’t worry about appearance, so what else? Lack of dusting is a fire hazard, if a smoke detector or carbon mon-oxide detector fills with dust, the detector may fail to work prop-erly because it is clogged. Or the alarm on the detector will acti-vate because of accumulated dust in the unit. When this happens, it takes some investigation to de-termine what is the problem. Two months ago, someone wrote to me regarding their stereo system, which suddenly started on fire. The cause? Accumulated dust in the unit. Studies also show that from excessive dust inhalation, people may display symptoms of asthma such as wheezing, cough-ing and difficulty breathing.

Question: Can you please provide a solution for eradicating fruit flies in my home?

Answer: Typically fruit flies are worse in the fall. You may want to bring your indoor plants outside because fruit flies breed in plants, drains and, of course, fruit. Plug drains and refrigerate fruit. The easiest fly catcher is a vinegar dis-penser with a funnel lid half full with red wine, positioned beside the sink. Fruit flies are attracted to the smell and become trapped. You can also catch fruit flies by cutting strips of sticky window fly traps and positioning them onto window sills.

Dusting pays off in many ways

If you’re thinking about building a new house and doing some re-search, you may be hearing about SIPs and ICFs, two new building systems that have been gaining popularity. But like everything else, they have their pros and cons.

First, what are they? SIP stands for structural insulated panels and ICFs are insulated concrete forms. Both are types of panels that have foam insulation. They’re usually used for exterior and foundation walls, sometimes floors and roofs. In fact, I’m building my new ga-rage using an original ICF made from cement and inert wood chips. But SIPs and ICFs are different.

SIPs have one layer of foam insu-lation — usually closed-cell spray foam — sandwiched between two layers of building material. There are many different types of SIPs out there. Some have corrugated metal. Others have galvanized sheet metal. But the most popular kinds have OSB — oriented strand board — or plywood sheathing on both sides of the foam insulation.

ICFs are constructed differently. Instead, they have a layer of con-crete sandwiched between two layers of foam insulation, usually expanded polystyrene. These two panels are connected to each other with plastic connectors or steel ties that hold the foam layers in place. The space in the middle is filled with concrete, making them look like concrete-filled Lego. When pouring the concrete, it’s impor-

tant there aren’t any air pockets. Gaps in the concrete will compro-mise the structural strength of the entire wall or structure you’re building.

The foam insulation in SIPs and ICFs gives them a high R-value without the need for vapour barri-er, depending on local code. It gives us that thermal break we’re always looking for by keeping warm from meeting cold.

Both SIPs and ICFs get integral structural strength without the need for studs. This eliminates thermal bridging, which happens when you have anything in your wall that conducts cold more than your insulation, like wood or met-al studs. That’s why you have cold spots in the winter on your exte-rior walls.

People love SIPs and ICFs be-cause of their high R-value and high-energy efficiency levels (some are even Energy Star rated).

However, the main selling point of these panels is that they provide all the layers in a wall that should be there without having to build them. This saves time and costs related to labour. The building

process is quick and requires less equipment. When you’re build-ing in harsh climates outdoors you want building materials that can go up fast. That’s why they’re popular for First Nations housing. But this can also be a double-edged sword.

People think the installation is so easy you don’t need highly skilled labour to do it. In my 30 years experience, any time you have unskilled labour doing any-thing there will be mistakes. Also, because SIPs and ICFs are some-what new to the industry, not many tradespeople know how to work with them properly.

Education is crucial any time you have a specialized product. Tradespeople need to learn how to work with the product — no matter what it is — and what they can and can’t do. SIPs and ICFs are fairly new to the market. Not everyone is going to know how to work with them the right way.

For example, you can’t leave SIPs exposed to the elements for long, especially if they’re made from OSB or plywood. If moisture gets in them the entire structure can be

compromised. Once the panels are up and in place, house wrap should go up quickly to prevent moisture from getting in.

Another problem is that un-skilled tradespeople forget that these are structure materials. You can’t carve into them. If you do it’s like cutting into joists — you com-promise the strength of the entire structure you’re building. They are only as strong as the weak-est link. That means you can’t go changing things like adding win-dows or doors. You need to stick to your construction plans.

Also, every SIP and ICF panel is manufactured according to specif-ic engineered construction plans — you can’t go to the store and buy SIPs and ICFs. That’s why it’s cheaper for production builders to use them when building large vol-umes of a single model home. But that also means that every panel has a designated place it must be installed. Just because all the pan-els look the same doesn’t mean they are the same.

SIPs and ICFs are moving resi-dential housing in the right direc-tion. They’re popular because you get a lot of results for not a lot of work. You also have low labour costs because installation is easy.

But like I said, you need to know what you’re doing. When it comes to SIPs and ICFs, many things can go wrong.

I like sticking to what I know. And I know that a cinder block home studded and spray foamed is 100 per cent thermal broken. To me, proper construction is always foolproof. And that’s something I can stand behind.

Scott McKeenPostmedia News

Carolyn Campbell is an as-sociate dean at the Univer-sity of Alberta’s School of Business. She is a talented, highly acclaimed visual art-ist, married to a good man and mother to teenage boys who get along like gang-busters.

She is, in other words, successful by any measure. So why is she all stutter-fussed when I arrive at the doorstep of her Edmonton home? After all, we’ve met before.

Carolyn was a member of Edmonton’s Mayor’s Arts Visioning Committee, and I watched her deliver nu-anced opinions with poise and polish.

Yet she’s all pupils-dilated today. Hey, I think I know what’s going on.

“Carolyn, are you a bit neurotic?” I ask.

She responds with a laugh. A shrill laugh.

Really, I get it. Having one’s home written up in a newspaper is a bit like open-mic night. In front of an en-tire town. Of judges.

We settle in the kitchen. I like it. I especially like the vintage kitchen table and the complementary Arborite countertops. The floor is vinyl and white. And Carolyn seems abashed and explains how they plan to change this, that and the other thing.

Jeepers. This kitchen has soul. It’s bright and inviting with touches of sweet nos-talgia.

Its display walls are paint-ed a deep grey, the better to show off the original art, which adorns pretty much every wall in the home.

Much of it is Carolyn’s original work. But like most

artists, she’s traded with others over the years and displays their work, too.

She was extremely shy as a kid and spent much of her time doodling, drawing and painting. Her grandmother started her on the artist’s road.

Steve proudly tells the

story of how Carolyn, while still in high school, was com-missioned to do a painting for former Edmonton Oilers defenceman Paul Coffey.

Steve’s impressed. I’m impressed. Carolyn shrugs. Not a hockey fan.

Steve and Carolyn first met on a ski trip. He pur-

posefully sat down next to her on the bus. He was 19. She was 21. Recently, they celebrated their 20th wed-ding anniversary.

The boys, Connor and Brendan, are twins, aged 15. They are what is called mirror twins. So their ap-pearance is identical, with a

smattering of opposites. The family home is 2,380

square feet with four bed-rooms and four bathrooms. The upstairs master bed-room and the boys’ bed-rooms are spacious.

On the way up, we come across one of Carolyn’s paintings. It’s about three

metres in height. The din-ing room features another of her large canvases. This one, more than two metres square, is a gorgeous por-trait in pencil and muted acrylic.

“All 5b pencil,” she says. The Campbells moved in-

to the house in 2000. It was built in 1960.

They did some minor ren-ovations and hired a painter. Carolyn wasn’t shy in choos-ing the colours, which are striking yet perfect back-drops for the visual art.

The downstairs rumpus room is where the home re-ally lets its hair down. For years, the basement was largely unfinished. The twins played hockey down-stairs and broke the odd window.

Now, there is a large, comfy-looking sectional fac-ing a big-screen TV. Yonder is some exercise equipment and over here is the jam space.

A guitar rack holds an acoustic guitar, as well as a couple of electrics and a bass. A big old amp sits next to the drum kit.

The boys jam regularly and allow dad to sit in on guitar or bass.

Carolyn has her own stu-dio in downtown Edmonton. She recently took a sab-batical and painted to her heart’s content. You can see her art on display at the Peter Robertson Gallery in town.

I’m fortunate. I got to see Carolyn’s work in her home.

I’ve been in places where the art and decor feel like museum displays. The Campbell home is not that place. It feels warm and wel-coming, like a working piece of art.

Truth is, I wasn’t nervous a bit. Not for me, or Caro-lyn.

For many families, the end of summer means it’s time to put away the inflatable kiddie pools, camping equip-ment and gardening tools for the season.

If you plan to shove this gear into arbitrary piles around the edge of the ga-rage, you’re not alone.

But a messy garage is not just unsightly, it can cost you money. People with cluttered garages tend to waste time

searching for misplaced items and end up re-buying things they already own, says Erica Ecker, a profes-sional organizer in New York City.

Whether your garage is slightly dishevelled or looks more like an overstuffed storage unit, these steps from organizational experts can help:

1. Prepare. Tackling a junk-filled garage is physi-cally demanding. Ecker ad-vises pacing yourself and setting a schedule in ad-vance.

2. Empty and sort. Empty the contents of the garage out into the driveway and begin sorting it into piles, grouping like things together.

3. Purge. The next step — paring down your stuff — is the most important. First, toss anything broken or expired. Return borrowed items to their owners.

4. Spruce up the space. While the garage is bare, give it a thorough cleaning. Kristin Long, who owns the company The Organization-al Specialists, recommends adding durable floor tiles or

a fresh coat of paint.5. Build upward. Look at

what’s left and figure out where it will live in the ga-rage, placing the most fre-quently used stuff in the most accessible locations.

6. Label everything. Label containers using a Sharpie or other permanent method. Be sure to label the contain-er, not the shelf.

7. Maintain. Just as you take the car in for an oil change every 5,000 miles, when you start to see clutter accumulating, it’s time to do garage maintenance.

A little effort transforms old itemsLauren La roSe

THE CANADIAN PRESS

TORONTO — With an eye for affordable finds and a shared passion for restora-tion, Shannon and Dean Acheson’s home showcases several pieces they’ve re-furbished with a touch of creativity — and plenty of elbow grease.

Shannon says one of their most memorable do-it-yourself projects involved a dining room hutch received free from a friend of Dean’s which her husband attached to a dresser they found on Kjijji.

They sanded and painted the pieces, then gave them a distressed look by sanding the edges and finishing with a glaze. Half-cup drawer pulls were added and paint-ed along with the knobs that were on the original hutch.

“That was the first piece I think that we really went: ‘Wow, we can do this, and re-ally change how something is, and really make some-thing out of what someone else might think of as noth-ing or impossible,”’ recalls Shannon, who partners with Dean on the design blog AKA Design.

The Achesons are among the participants in the Ul-timate Upcycle Challenge taking place in Toronto this month. Bids can be placed on the restored works and proceeds go to charity.

For their contribution, the Achesons transformed an old wooden door into a rich-ly red entryway table, which included incorporating stair spindles, two brackets, crys-tal doorknobs and furniture and antiquing waxes.

Fellow challenge partici-pant Lisa Canning coated a pair of chrome chair frames with satin black spray paint for a modern edge. She further jazzed up the slim profile seats with a hand-painted chevron pattern in purple, teal and grey. In keeping with the upcycle theme, the Toronto-based interior stylist painted the print on a textured wallpa-per remnant from a past cli-ent’s project.

The mother of three and owner of Lisa Canning Inte-riors has also put upcycling into practice at home.

Canning’s four-month-old

son is using an Ikea crib first purchased for her three-year-old son which was spray-painted a soft grey. She says the change not on-ly modernized the piece but also better weaves into the design colour scheme of the room the boys will share as the baby gets older.

For individuals seeking to refurbish a piece, Canning

says the first thing to look at is structure and ensur-ing there’s integrity in the frame.

“If you’re talking about a hard furniture item, like a chair, for example, or a table, you want to make sure that it hasn’t been too horribly exposed to the elements,” says Canning, market editor for Dabble Magazine.

“I think with the naked eye many people could get a sense (of): ‘Does it look like it’s rotting at all? ... Does it feel sturdy?”’ she adds. “Screws can be tightened, screws can be adjusted ... but I think testing the over-all sturdiness of it is a really big first step.”

Acheson says if individu-als don’t have the skills to fix a piece they should en-sure they select one that’s already solid — even if it’s scratched. If still uncertain, Canning says it’s worth con-sulting a furniture uphol-sterer or restorer to see if it’s actually worth sprucing up.

Not every item may be be-

fitting restoration, but that will all depend on the indi-vidual — especially when it comes to items of sentimen-tal value.

“For some people, the cost of restoring it is totally ap-propriate and they’re not go-ing to feel that it isn’t worth the money or the time. But you do have to take a look at what it is going to cost,” says Canning. “I think some-times people forget: ‘Oh, it will take me four hours to upholster this,’ or ‘It will take me $400 to send to an upholsterer.’ I think it is on a case-by-case basis.”

Both DIYers agree indi-viduals should turn a blind eye to design elements that

can be easily altered.“Look past the colour ...

and look past whatever hard-ware happens to be on it, whether it’s something that has knobs or handles. Look past that to the overall shape of it,” says Acheson, author of the e-book “Welcome Home.”

“You can change the colour and you can change the hardware and make it look fabulous.”

Canning says she draws a lot of inspiration from fabric and wallpaper.

“Textiles can play a re-ally fun, engaging story in a space because with the vari-ety of patterns and colours, you can really influence the mood.”

In reupholstering a chair with a wood frame, for exam-ple, Canning suggests pull-ing one of the hues from the fabric pattern and using it as the paint colour for the chair frame for a cohesive look.

Acheson says she and Dean use their sander fairly frequently, but as fans of the modern country esthetic, she opts for a sandpaper and sanding block more of-ten than not to create a dis-tressed look.

If they’re working on a piece that requires a con-siderable amount of sand-ing, Acheson says she starts with a really coarse grit and works her way down toward a finer grit. Finishing paste and waxes are also used to bring out layers, she notes.

Acheson says spray-paint-ing candlesticks is a good starting project. Lamps are also fairly easy as well — pro-viding that individuals se-lect one in good shape where electrical components aren’t a concern.

Canning says creating a pillow is another good entry-level project, which can also entail repurposing an old piece of clothing as a fabric source. She has aspirations to do something similar with some of her grandmother’s scarves.

For those averse to sew-ing or whose stitching skills may not be up to par, Can-ning says hem tape can be a good alternative. The dou-ble-sided adhesive available at fabric and craft supply stores allows individuals to fuse two layers of material together using a hot iron.

“Even if it’s just the intro-duction of a small pillow or the introduction of a trim on a drape ... it makes the space look very unique to the individual’s home, to the individual’s taste,” she says. “That’s a fun way to make a space feel really your own.”

Do it Yourself

Upcycling doesn’t need to be challenge

Dean and Shannon acheson share their organizing ideas and affordable DIY projects on their blog aKa Design.

This mantle was made with odds and ends including some pine skirts from an old table, leftover baseboard and trim

and a couple of new pieces of wood.

Shannon and Dean acheson’s ajax, ont., dining room features several upcycled items, including the couple’s hutch project: a hand-me-down hutch atop a dresser found on Kijiji. The dining room table was made from old table legs and pallet.
