Santa Barbara is often referred to as the American Riviera. It averages 300 days of sunshine annually with the year-round temperature averaging seventy degrees. The mountains and foothills, so close you feel you can touch them, tower over the predominantly Spanish-style red-tiled roofs and gleaming white adobe buildings. Santa Barbara

Montecito, home to many notables from the film and television industry, is famous for its narrow, hedge-lined lanes that lead to expansive estates and lush, exotic gardens, such as the famed Lotusland, once owned by Ganna Walska, now open for public tours. The Upper Village includes fine restaurants, high-end boutique shopping, two private golf courses, and the famed San Ysidro Ranch, where John and Jacqueline Kennedy honeymooned. Some of the finest schools are in Montecito, including Westmont College, Crane, Cold Spring, and Montecito Union Schools. The Lower Village on Coast Village Road features quaint cafes, specialty shopping, the Montecito Inn, built by Charlie Chaplin, and the historic Four Seasons Biltmore Hotel and Tydes (formerly the Coral Casino) which overlook Butterfly Beach.

Santa Barbara County starts about twelve miles down the coast from Santa Barbara with the town of Carpinteria, famous for its many commercial greenhouses and Carpinteria State Beach Park and campground. The popular California Avocado Festival is held annually in October. Carpinteria is home to many small starter homes located in friendly neighborhoods. The beach offers some of the best tide pools in the region. “Carp” is also home to the picturesque Santa Barbara Polo & Racquet Club.

SummerlandBetween Montecito and Carpinteria’s picturesque Santa Barbara Polo & Racquet Club is the one-street town of Summerland featuring more than a dozen antique stores and small shops. Hillside homes overlook the expansive Summerland Beach.

The MesaAdjoining the Santa Barbara commercial waterfront along Cabrillo Boulevard—including Stearns Wharf, a tourist mecca of shops and restaurants; the Santa Barbara Harbor with its working fishing fleet and picturesque breakwater—is the Mesa. High on the hill is Santa Barbara City College—a state college with one of the most spectacular views in the country. Further up the hill, now Shoreline Drive, is the Shoreline Park area, home to many fine houses within walking distance to surf spots and beach walks. Many of the homes enjoy beautiful views of the ocean and mountains.

Hope RanchEnter Hope Ranch from upper Santa Barbara through an archway followed by a palm tree-lined street appropriately called “Las Palmas.” La Cumbre Country Club’s beautiful golf course and Laguna Blanca Lake are immediately to the left along Las Palmas. Equestrian trails line the roads with homes varying from modest Ranch-style properties on one-acre parcels to grand gated estates on several acres.

The American RivieraHouses climb the steep bougainvillea-laced hills overlooking Santa Barbara with prices quickly following. The crescent-shaped Riviera offers incredible views from Carpinteria to Goleta and farther for hundreds of homes. The narrow roads, often lined with stone walls, lead to the famed Brooks Institute of Photography, the El Encanto Hotel, and farther on to the Santa Barbara Mission—known as the “Queen of the Missions.”

Upper EastThese are some of the oldest and largest homes in Santa Barbara, many of which have been painstakingly restored. The Upper East adjoins the Riviera and Mission Canyon—anchored by Mission Santa Barbara. Mission Canyon includes the Santa Barbara Botanical Garden, Santa Barbara Museum of Natural History, and Rocky Nook Park. Many lots are large and filled with lush gardens.

GoletaUp the coast from Santa Barbara is Goleta, a huge bedroom community for Santa Barbara with a population equal in size (90,000+). Until recently, it was all unincorporated, but now features the new City of Goleta in the midst of the unincorporated areas of Goleta Valley. The city is in the planning stages of significant renovation and revitalization. The Santa Barbara Airport is located here as is the world-renowned University of California, Santa Barbara with its own community of Isla Vista. Glen Annie and Sandpiper Golf Courses are also in Goleta.

Rancho Embarcadero Rancho Embarcadero is a unique community of approximately 155 homes on an acre zoned for horses. The Camino Real Marketplace shopping center, Sandpiper Golf Course, and the luxurious Bacara Resort and Spa are located just across Highway 101—the latter two being right by the Pacific Ocean! Ten minutes up the coast are three of the finest state beaches in California—El Capitan, Refugio, and Gaviota.

Santa Ynez ValleySanta Ynez is forty-five minutes inland from Santa Barbara either continuing up the coast on Highway 101 or via Highway 154 over the breathtaking San Marcos Pass. Highway 154 leads past Cachuma Lake Recreation Area, a fishing paradise with rental boats, camping, and seasonal wildlife and eagle tours. In the Santa Ynez Valley you’ll find the famed Santa Barbara Wine Country, made even more famous by the movie Sideways. Dozens of wineries produce primarily pinot noir, syrah, and chardonnay as well as merlot, sauvignon blanc, and Riesling. The small western town of Santa Ynez features fine dining and shopping and is located just minutes from the Santa Ynez Airport and the Chumash Casino.
