In fact, the de-mand for rentalsseems to be exceed-ing the supply here in MooreCounty. When Demand exceeds Supply,a basic economic rule comes intoplay. Prices usually go up. Forthat reason, now is a great timeto consider the 5 X 5 Real EstateInvestment Model. Here is a simple model for com-paring the potential growth realestate offers versus that of mu-tual funds. How do the returnsfor each compare as a long-terminvestment? The idea is to leverage everyfive years five time, using the1031 exchange to defer taxes,and see what an initial invest-ment of $25,000 (5x5) would looklike, assuming, of course 5% ap-preciation. Start by investing $25,000 in a$100,000 property (25% down

payment).In the 5th year, eq-uity has grown to$52,628. Re-leverageinto a $210,512 prop-erty (25% down pay-ment). In the 10th year, eq-uity has grown to$110,789. Re-lever-age into a $443,156property (25% downpayment). In the 15th year, eq-
