Professionally SpeakingDear Community,
With more buyers shopping forhomes on the Web, photos andvirtual tours are a must. There aremany things you can do makeyour home shine on camera.1. Understand the camera's per-
spective. The camera's eye is verydifferent from the human eye. Itmagnifies clutter and poor furni-ture arrangement. To make ahome shine in a virtual tour orvideo presentation, cater to thelens.2. Make the home "Q-tip clean." Because
the camera magnifies grime, each room mustbe spotless . Don't forget floor coverings andwalls; a discolored spot on the rug might beoverlooked by prospects during a regularhome showing, but that stain becomes a focalpoint for online viewers .3. Pack up the clutter. But leave three items
of varying heights on each surface. For ex-ample, on an end table you can place a lamp(high), a small plant (medium), and a book(low).4. Snap pictures. This will give you an idea
of what the home will look like on camera.Closely examine the photos and list changesthat would improve each room's appearance:opening blinds to let in natural light, remov-
ing magnets from the refrigera-tor, or taking down distractingart.5. Pare down furniture. Iden-
tify one or two pieces of furni-ture that can be removed fromeach room to make the space ap-pear larger.6. Rearrange. Spotlight the
flow of a space by creating afocal point on the furthest wallfrom the doorway and arrangingthe other pieces of furniture to
make a triangle shape. The focal point maybe a bed in a bedroom or a china cabinet in adining room.7. Reaccessorize. Include a healthy plant in
every room; the camera loves green. Energizebland decor by placing a bright vase on amantle or draping an afghan over a couch.8. Keep the home in shape. You want buy-
ers who liked what they saw online to en-counter the same home in person.(Source-Barb Schwarz, www.Staged-

The leaves havechanged and are rap-idly falling to theground, creating an-other time-honoredchore: raking, and pro-viding hours of leaf fortentertainment for chil-dren in neighborhoodsacross the country. While many familieswould prefer to spendthe weekends cheer-ing on their favoritefootball teams, thereare a few importantmaintenance tasks thatshould make their wayonto every homeowner’s Saturday “todo” list.November typically
brings with it the firstcrisp days of fall and,in some areas of thecountry, the season’sfirst frost. A little effortpaid to home mainte-nance now, may saveyou time, money andheadaches during thelong winter monthsahead. Take this opportunity
to check out your exte-
rior doors to determineif they are leaking coldair. While outside, sur-vey your home’s exte-rior walls and look forweather-related cracksor crumbling mortar.Wood trim and sidingalso can suffer fromweatherworn paint andmay have becomeloose, as can win-dowsills.Inspect your roof
carefully to head offcostly emergency re-pairs that may beneeded during the win-ter. Keep an eye outfor damaged or looseshingles, gaps in theflashing and mortardamage around thechimney. If you see orsuspect any damage, contact a professionalroofer to evaluate andrepair the damage.Late summer and fall
storms, such as hurri-canes, tornadoes andeven severe thunder-storms, can causeweak trees orbranches to break and
dam-age your home, car orpower lines, in somecases weeks after thedamaging weather haspassed. Scan thewooded areas of yourlot for large, deadbranches, detachedbranches that are sus-pended in trees, cavi-ties or rotten woodalong trunks or splittree trunks. If you seeanything that lookshazardous, contact aprofessional tree serv-ice.If you have an in-
ground lawn sprinklersystem, contact a pro-fessional companyabout servicing thesystem for the winter toavoid costly repairsdue to burst pipes.Don’t ignore your
hose bibs and learnthe location of your
pipes as well as how toshut off the water. Ifyour pipes end upfreezing, you’ll have abetter chance of pre-venting a burst if youcan quickly shut wateroff. It’s also a goodidea to check weatherstripping and caulkingaround windows anddoors, helping keepyour home better insu-lated against the ele-ments.Last but not least of
your exterior fall homemaintenance chores, keep your guttersclear. It’s important toremove all debris sothat water can properlydrain, minimizingstanding water andstalling the freeze andthaw expansionprocess that often oc-curs during coldermonths. If your lot isextremely wooded oryou’ve had a problemin the past, consider in-stalling gutter guardsthat prevent leaves andbranches from enter-
ing your gutters and di-rect the flow of wateraway from the houseand into the ground. While you may be
tempted to end yourfall home maintenancecheck outside, a fewsimple interior checksalso are warranted thistime of year.Check pipes for
cracks and leaks andhave any damagepromptly repaired andconsider insulating un-finished rooms, suchas garages, if they con-tain exposed pipes. And, maintain at least65 degrees in yourhome. Before the cold
weather strikes, take alook at your heatingsystem to be sure it isin working order orhave the unit servicedbefore the busy winterseason. Check and re-place appropriate fil-ters and the batteriesin smoke alarms andcarbon monoxide de-tectors as well.
Do a quick check ofinsulation in your attic,to prevent the cycle ofwater freezing andmelting on your roof, apotential cause of roofdamage, and base-ment and crawlspaces to ensure yourspace is well insulatedand to prevent freezingpipes. Finally, clean out any
dust that has accumu-lated in vents to reduceexposure to indoorpollutants and cutdown on winter colds. For more home

(ARA) - Your back-yard is a space whereyou enjoy quality timewith your family - fromrunning around withyour kids in the fallleaves to playing catchwith your furry friend inthe snow. It's a place toescape, but rememberaccidents can happenanywhere at any time, and just like you child-proof your house, youneed to ensure yourbackyard is safe as well.Keeping your back-
yard safe begins withyour fence. A yard with-out a fence is a littlelike a house withoutwalls. Fences help pro-tect children from dan-ger, keeping toddlersout of swimming pools, hot tubs and ponds orkeeping them in theyard, away from busytraffic or strangers.Fences can also helpkeep your own pets inyour yard, and other an-imals out. They can re-duce your liability bypreventing injuries touninvited guests onyour property, or dam-age or injury caused byescaped pets.“A good weekend
winterizing project ismaking sure yourfences and gates arefunctioning properlyand are protected fromrust, a destructive forcethat can render gatehardware useless ordangerous,” says JimPaterson, senior vicepresident of D&D Tech-nologies, which manu-factures gate latchesand hinges made ofultra-strong engineeringpolymers. “In our re-search, we found thatwhen homeowners con-sider their fencingneeds, rusty metal gatehardware that no longerfunctions properly orbecomes a threat tochildren was their topconcern. Rust-free andadjustable gate hard-ware is available.”Seasonal weather,
ground settling andother factors can causea gate to become mis-aligned over time andnot function properly. It's important to havegate hardware that can
be easily adjusted toovercome this. Tru-Close self-closing, ten-sion adjustable hingesare an ideal solu-tion. Some mod-els are vertically andhorizontally adjustableas well. Combined withD&D adjustable, lock-ing gate latches will en-sure your gate willalways function prop-erly.Additional precau-
tions to take whenchildproofing yourbackyard:* Tighten and cover
any protruding bolts onswing sets and do notattach ropes or cords, which could becomestrangulation hazards.* Remove old tree
stumps and rocks, levelconcrete footings toavoid tripping.*Seal wooded items
such as decks, swingsets and picnic tablesbefore inclementweather sets in.* Completely fence
pool and spa areas withadjustable self-closinghinges like TruCloseand self-latching gates, ensuring latches are outof the reach of childrensuch as the MagnalatchSafety Gate Latch. Bothproducts carry a life-time warranty and areadjustable both verti-cally and horizontallyfor quick and easy ad-justments.* Eliminate access to
lawn equipment andchemicals. Put theseitems completely out ofthe reach of children.* Keep a first aid kit
and a rescue kit forthose backyards withwater features easily ac-cessible.Your backyard can be
one of the most excitingplaces for your childrenthrough the entire year.A little prevention alongthe way will keep it safeand provide wonderfulmemories for your fam-ily.Look for D&D Tech-
nologies rust free gatehardware and childsafety latches atwww.ddtechglobal.comor under the StanleyHardware brandthrough Lowe's.
