mining the “Absorption Rate” of a home. This isparticularly useful in a buyersʼmarket. This is adetermination of the approximate time it will taketo see activity on your home. This calculationutilizes your price range and area. Using thismay take some of the emotion away from the
selling process.• Let me give you an example. You
live in a $150,000 - $200,000 neigh-borhood and three homes sold inyour neighborhood last year. Thereare five homes on the market rightnow. All five homes are in excellentcondition and have the same fea-tures.The asking prices range from
$180,000 to $195,000. Four of thehomes are priced lower than yours. If nothingchanges in the market; you can expect the fourlower priced homes to move first. That will meanan approximate time of 16 months of waiting foractivity on your home.
