This inspection report is to inform you of current condition as observed at time of inspection. As a general rule cosmeticdeficiencies are considered normal wear and tear and are not within the scope of this inspection unless they constitute major andvisually observable defects as defined in the Inspection Agreement. However some items, which may be considered cosmetic innature, may have been noted to assist you in evaluating other issues covered in the Inspection Agreement.

situation.The 1- 877-INSPECT Home Inspection and Report is a visual examination and status report of the items listed throughout thereport to screen the property for "major and minor defects" which may affect the clients decision to proceed with the purchasesituation. For the purpose of this report a "major defect" is defined as an item or group of items that may, in the opinion of theinspector, cost $500 or more to remedy or items that may be considered hazardous to the client should they occupy the property."Minor Defects" are defined as items that may cost $100 or more to remedy. Any items falling under this amount (in the opinion of the inspector) whether reported on or not are considered home owner general maintenance and are the sole responsibility of theclient to remedy. The reporting of apparent defects (not cosmetic related problems) that require corrective action is limited to thefollowing categories: 1) structure; 2) unsafe or hazardous conditions; 3) inoperative systems or appliances.

ABOUT YOUR REPORT
Houses are built to last a lifetime, but the various components and systems wear out at fairly regular and predictable times. Thereare literally thousands of variables to consider and we will not discover every item in need of attention. The purpose of ourinspection is to report the existence of visible major deficiencies and unsafe conditions, but we cannot assure you that your houseis free of major structural or other problems. Our inspection is basically visual and we must respect the property rights of theowner, and for that reason, we do not do any destructive testing, move personal belongings or furniture, nor can we interpret nonvisual, obscured or concealed faults. Remember, all homes have problems, but not all the problems are detectable. This report isonly a "snapshot" on the condition and operation of the equipment at the time of the inspection.
There are risks in home ownership, and our inspection cannot remove these risks for you. Although we will make an honest effortto shed light on problems by interpreting the signs and clues we see in our visual inspection. Unfortunately, mechanical equipmentinspected today may fail after we leave, plumbing or roofs may develop leaks, air conditioning or heat may not keep youcomfortable under all circumstances, or in all rooms. The water heater may not satisfy all your needs, nor can we assure you thatyour house complies with all codes and regulations, that repairs can be made based on our estimates or that repairmen willguarantee their work or even furnish fixed estimates. In addition, repairs may not be readily available or economically feasible.

Our inspection of the Structural Components / Foundation / Sub Areas in accordance with industry standards of practice, thatincludes the visually accessible areas of carports, patio covers, awnings, decks, walls, flooring, ceilings, fascia, trim, soffits,balconies, doors, windows, basement and stairways. We visually inspect the foundation and look for any evidence of structuraldeficiencies, while foundation type and material of construction may defer such as concrete, masonry block, brick, stone and orwood foundation, they can experience some degree of cracking due to stress, settlement, shrinkage and various temperaturechange. We will not inspect any detached structures unless contracted to do so. This inspection does not include the geologicalconditions of the property, such as soil expansion or soil compaction. This inspector is not required to enter any area or performany procedure that may damage the property or its components or be dangerous to or adversely affect the health of the homeinspector or other persons. Our inspection of the Roof and Attic area(s) in accordance with industry standards of practice includes a visual observation of theroof covering, gutters, downspouts, vents, flashings, chimney, skylight and other roof penetrations within the limits of accessibility.The inspector may walk the surface of a roof in order to inspect it and its components but may inspect it by other means if the roof cannot be safely accessed, due to its height, weather conditions, or if the roofing material could be damaged by foot traffic. Theinspector is not required to, predict the service life expectancy or inspect underground downspout diverter pipes, remove snow iceor debris, or inspect antennae, lighting arrestors or similar attachments. All roofing types require some type of annualmaintenance (some types more frequent than others). Failure to perform routine maintenance can result in leaks and accelerateroof covering and flashings deterioration. An inspector cannot guarantee a roof is leak free, only observation during a prolongedrainfall can determine this. This report is to inform you of current condition as observed at time of inspection. Water Heating System(s)There are a wide variety of residential water heaters systems that range in capacity from fifteen to one hundred gallons. They canbe expected to last at least as long as their warranty, or from five to eight years, but they will generally last longer. However, fewof them last longer than fifteen or twenty years and many eventually leak. So it is always a good idea to have them installed over adrain pan plumbed to the exterior. Also, it is very important to flush them annually to remove loose sentiment that includes thecalcium chloride bi-products of many water softening systems. The water temperature should be set at a minimum range of 110degrees Fahrenheit to kill microbes and a maximum of 140 degrees to prevent scalding. Also, water heaters can be dangerous if they are not seismically secured and equipped with either a pressure/temperature relief valve and discharge pipe plumbed to theexterior, or a Watts 210 gas shut-off valve.
