Sails is a landmark building the design of which is inspired by the historic ocean going sailing clippers. Overlooking Dartmouth harbour towards Kingswear, with its housing tumbling down the slope to the harbour, that featured in the Onedin Line and The French Lieutenant’s Woman. Sails sits in the very heart of Dartmouth with its medieval and Elizabethan streetscapes and its patchwork of narrow lanes and stone stairways. It is hard not to love this bustling but ancient port.

Sails is located in the heart of Dartmouth overlooking the port and Coronation Park with views of the Royal Naval College. It is a landmark building with the design inspiration coming from the sails of a sailing clipper.

Dartmouth has a seafaring history dating back to the Crusades when it was the sailing point. It was a home of the Royal Navy from the reign of Edward IIIand was twice surprised and sacked during the Hundred Years War after which the mouth of the estuary was closed each night with a great chain and protected by two fortified castles. The port was also a major base for privateering in the Middle Ages.

The oldest street in Dartmouth is Smith Street recorded by name in the 13th Century. In 1373 Geoffrey Chaucer visited and among the pilgrims in his Canterbury Tales

Dartmouth sent numerous ships to join the English fleet that attacked the Armada in 1588 and during the next century the Pilgrim Fathers put in to Dartmouth en route from Southampton to America. In the latter part of World War II the town was the base for American forces and one of the departure points for Utah beach in the D Day landings. Tradition continues to this day with the town being home to the Britannia Royal Naval College where all officers of the Royal Navy and many foreign naval officers are trained.

The harbour remains a hive of activity with three ferries criss crossing the estuary; fishing boats coming and going; tugs piloting cruise liners, pleasure boats and the mass of yachts that are moored in the harbour and the marina.

The town which is known as the “ jewel in Devon’s Crown” contains many medieval and Elizabethan streetscapes and is a patchwork of narrow lanes and stone stairways leading to an array of boutique shops, art galleries and delicatessens. A cobbled market place, features colourful stalls and a farmers’ market supplying fresh local produce. Restaurants, cafes, shops and pubs make the most of what’s on offer from succulent meat, wholesome fruit and vegetables, tasty seafood and fresh dairy produce. It is no wonder that celebrity chefs from around the country have chosen Dartmouth for their business ventures.

Dartmouth is a thriving community with all sorts of activities throughout the year such as the Dartmouth Shakespeare Week with the most amazing natural stage on which to bring the characters to life; the Dart Music Festival with a wonderful selection of singers, groups, orchestras and choirs; the Dartmouth Festival of Food which showcases local produce and culinary skills; the Royal Regatta with the focus being on sailing, rowing and swimming but with

a variety of other events leading to the Regatta being labelled the “ Best in the West” and “Candlelit Dartmouth” where processions of beautiful handmade willow and paper lanterns wind through the streets with street stalls, carol singing, hot chestnuts and Father Christmas arriving by boat. There is also a wide variety of clubs within the town ranging from the Yacht club, badminton, rowing, angling, cricket, film, art society, NADFAS, petanque , choral and orchestral amongst a host of others catering for all interests.

There are activities for all. The Dartmouth Golf and Country Club offers two exceptional golf courses both built to USGA Championship specification. The Dart Marina Spa only a short walk from Sails offers a gym and a range of holistic and luxurious treatments and within the adjacent Coronation Park are tennis courts.

Dartmouth lies within an Area Of Outstanding Natural Beauty with soft rolling hills with Dartmoor within easy reach to the west. It is a great area for walkers with the South West Coast Path offering a variety of tough cliff walking to gentle hills and lanes with an abundance of bird and wildlife and the most fabulous views. The coast offers some of the most beautiful beaches in the country with a range of water activities including wildlife tours.

White Shaker style doors with matching architraves and skirtings; Italian Valli and Valli door furniture in polished chrome combine with crisp white walls and ceilings to provide a stunning light and airy interior. Wood flooring is provided to main living spaces with carpeting to bedrooms. An ultra smart contemporary fireplace provides a focal point to the living area for cosy winter evenings.

The high level of insulation in the building structure together with double glazing will ensure that little under-floor heating will be required due to heat gain from solar, lighting and other equipment. Individual heat control to each room. Low energy lighting and appliances together with a heat recovery ventilation system will in addition save on energy costs. The AEG washer dryer is the market leader in terms of efficiency, load capacity, environmental credentials and the care of delicate clothes.

Care has been taken in the design to ensure that the apartments are a peaceful retreat. Noise transference from outside is blocked by the double glazed windows and the density of the structure. Similarly the floor structure is designed to block transference of noise. Noise insulation in the walls and dense internal doors ensure quiet private spaces.

The open plan kitchens are by Pyram of France with 20mm Corian worktops with an integrated seamless sink having a stainless steel base.The kitchen appliances are by Bosch and include wall oven, microwave, induction hob, fridge freezer and dishwasher. The hot tap providing filtered water avoids the need for a kettle. The extractor is remote controlled and inconspicuously concealed within a ceiling bulkhead. The kitchens are not just designed to look good but are checked by our Cordon Bleu consultant to ensure that they are fully functional for those wishing to take advantage of the wonderful local produce from the market just around the corner.

The bathrooms have Italian floor and wall tiling by Domus. Wall mirrors and mirrors to the cabinets ensure that the space is light and airy. The white ladder towel rails are by Kermi and the Sanitaryware by Duravit.

Bedrooms have fitted wardrobes with rails and racking and having full height sliding doors to maximise on storage space. Storage walls with noise proof utility cupboards supplied with washer/dryer. Bathrooms have built in cabinets.

Exterior doors have a treble bolt security system and each property has a burglar alarm. There is an intercom with access control to the main entrance door. There is an automated fast action door to the garage space with automatic lighting. Each apartment has a secure storage pod in the basement.

All the apartments have balconies and large glazed areas allowing the light to flood into the open plan apartments. The windows have been positioned to maximise on the views of the harbour as well as the Royal Naval College. The penthouse has a balcony to the front but also a roof garden at the rear providing a stunning backdrop to the apartment. The windows externally are aluminium clad for low maintenance.

The apartments at the Sails are fully ready for you to move in and unpack. Bathroom cabinet, mirrors and tiling, soap dishes and coat hooks, door mats, racking and shelving to wardrobes, cutlery inserts, all flooring – all the little things that make you instantly at home. Descend down the hill towards the estuary and turning right at the ferry along North Embankment and Sails will come dramatically into view at the end of Coronation Park. It is a landmark building at the start of the central area.

Sails is ideally located with the estuary to the front with views across the harbour to Kingswear with its colourful houses tumbling down the slope and connected to Dartmouth by two vehicular and one pedestrian ferry crossing to and fro.

Dartmouth is a sailing mecca and is the home of the Royal Dart Yacht Club. All year pontoons are in front of Sails and Dartmouth Marina is only a short distance at the end of Coronation Park

which is located to the side of Sails with views of the Naval College sitting on the hillside above. To the rear is the historic seventeenth century Ship In The Dock Inn with housing climbing up the hill to the rear.

The town centre is a short 300 metre walk on the flat and Marks and Spencer is literally just around the corner in Mayor’s Avenue meaning that all essentials are available without the need to use the car. Each flat benefits from a space within the secure garage together with a storage pod for such items as boating gear, golf clubs and bicycles. Close at hand are moorings, tennis courts and the Dartmouth Marina Spa.

The building has been designed to maximise on the views with large double glazed window areas framing the views and making the apartments very light and airy. All the apartments have balconies and the penthouse features a roof garden by award winning Julie Johnson.

Sails provides five spacious 2 and 3 bed apartments and stunning penthouse with views both towards the harbour and the Naval College. The upper floors are served by a lift from the communal entrance hallway.

The concept for the landmark building has been designed by AR Studios Chartered Architects with Alan Leather Associates Chartered Architects working with Construction Concepts (SW) Ltd and Sands Chartered Engineers to produce the finished building.

It is a building with an exceptional specification that is full of light with open plan areas for today’s lifestyle. The development features a lift,

generous ensuite bathrooms to the Master bedrooms, plenty of storage and with all the apartments having outside space. The kitchens are of a sleek contemporary design with island units forming part of the space for convivial entertaining whilst preparing a meal from the absolutely delicious local produce.

The highly dramatic penthouse occupies the whole of the top floor with a sizeable balcony overlooking the harbour. To the rear is a large roof garden with its own ‘Alfresco Dining Area’. The garden includes built in seating as well as an outdoor kitchen and is overlooked by the Master Bedroom. This truly has to be the most exceptional apartment in Dartmouth.

What is a Structural Warranty?

Sometimes referred to as a Latent Defects Policy or Latent Defect Insurance, a Structural Warranty is an insurance product that provides cover for newly built and converted properties. Cover under a Structural Warranty relates to the structure of the property (walls, roofs, floors, etc.) and provides protection against defects that occur due to the design, workmanship or materials used in building your property. Our policies do not provide cover for white goods, damage caused by wear and tear or and other non-structural related issues. Cover for these types of problems may be covered by your other household insurances - check your Policies for details.

Your Structural Warranty is valid for 10 years from the start date stated on your Certificate of Insurance and is fully transferrable, which means that should you sell your property before the expiry of cover, the Structural Warranty will transfer to the new homeowner - you will need to make sure to pass the details of the cover in place on this property to any new homeowners.

The energy efficiency rating is a measure of the overall efficiency of a home. The higher the rating the more energy efficient the home is and the lower the fuel bills are likely to be.
