Attractively situated next to Albany Lakes, Rose Garden Apartments is a four-stage icon-ic development introducing vertical living to the newly-formed metropolitan area of Albany. Throughout the development process, we ex-plored the sense of place and what it means to live, work and play in one well-resourced location.

The first-stage apartment buildings wrap around the site’s perimeter; responding sensitively to all aspects of the site and enhancing and protecting the view shaft from the lakes to the Waitakere Ranges. By enveloping the perimeter, the build-ing forms a protected raised courtyard in the centre for all residents to enjoy. Special care has been taken around the boundary to allow in nat-ural light and views of the Ranges in the distance.

Responding to the Auckland Unitary Plan, the Rose Garden Apartments contribute positively to the community by providing living, working and recreation amenity in a single, compact location. The newly created Lakeside Lane is activated with a variety of convenience and hospitality spaces at

the ground floor which have a direct connection with the lakes. Further amenity such as the trans-port hub, Westfield Albany Mall, university and stadium are all within walking distance.

The mass of the building is broken down into a series of structures that are related, but treated differently architecturally. This alternative form and material shift for each building is deliberate and creates a legible urban environment that en-hances way-finding within the urban landscape, as well as providing individual identity and char-acter. Simultaneously, the public and private realms are clearly separated, enhancing security and sense of ownership and responsibility.

The apartments themselves each have their own balcony with the majority affording views to the lakes. The size and scale of the apartments and balconies have been designed to give a real hu-man scale, an intimate feel within a large complex.

The Rose Garden Apartments bring a positive, modern prospect to the Albany Lakes area.

Designed by award winning architects, Rose Garden Apartments is not your ordi-nary development. Thoughtfully designed with an interesting and varied form, the building is constructed from durable and attractive pre cast concrete. Touches of colour on the balcony facades add in-terest and louvered side panels provide privacy and light for the homes.

As well as the Albany Lakes Civic Park, residents will enjoy their own commu-nal outdoor space. Light will fill this large (55m by 38m at its widest) podium courtyard and spill into the overlooking apartments.
