PRESIDENT’S MESSAGEIn 2009 the Long Range Planning Committee

presented to the board of directors a proposed Master Plan. This plan included plans to develop parts of the retention which is known today as Patriot Park. The board of directors at that time voted unanimously to adopt this plan. And in February of 2016 the

membership voted their approval by ballot to amend this plan to allow pickleball expansion into the southeast corner of the retention area.

As many of you may know, the Patriot Park Casita Project committee (a sub-committee under the Long Range Planning Committee) has work diligently all summer to prepare a plan and a budget for the construction of casita in the south end of Patriot Park, But due to the very busy building boom going on in the Phoenix area they struggled to get contractors to submit a bid for this project. Two local contractors submitted bids. The bids received deemed by the committee to be financially impractical.

Meanwhile a suggestion has been made that the board should consider the creation of an ad-hoc committee to address any and all future expansions and enhancements to Patriot Park. This item will go on the agenda for further discussion at the Nov 14 board workshop. It has been suggested that the committee be comprised of approximately 6 members representing a cross section of various groups that may use Patriot Park. This could include pickleball, pet club bocce ball, woodshop, fitness center, as well as a representative from Long Range Planning Committee. In addition, we could invite a member of the traffic and safety subcommittee and include future parking requirements in this discussion.

And as a reminder, the December board workshop will be December 12 and the board meeting will be December 19. Both meetings will be located in the ballroom and will begin at 2:00 PM

PHYSICAL PHACTSHello Everyone. Hope you’re all settled in this

month. We will be talking about recycling and trash pickup. There is a commingle container for aluminum cans, tin cans and plastics. The paper bin is for paper and flattened cardboard. They are located by administration parking and the tennis courts. As

before the ONLY plastic bags that are allowed are the ones that you put your SHREDDED PAPER in. ALL trash must be bagged! Please put trash on the ribbon curb by 8 am. Please do not put out trash cans, as we will not empty them. Please do not over fill bags.

CHIEF’S CHATHello everyone! There have been numerus questions

as to why security does not conduct any business on the west door and or window. That door is there for emergency access ONLY. The fire marshal requires

two points of digress and egress from a building within the city limits of Mesa, AZ. In addition it is for vehicle’s exiting the resort therefore there is no sidewalk.

I have heard from residents that they cannot hear security on the phone when they call to discuss business i.e. having a contractor coming in to do work for them. The other day one of the residents called for that very reason, so I asked the resident to take down security’s direct line phone number and to please call back to 480-986-2467 which they did and we could hear each other perfectly. I thanked them for conducting the test call with myself, so I am asking everyone that needs to speak to security over the phone to please utilize the phone number I mentioned previously until the issue is resolved.

Traffic accidents are a necessary evil with motor vehicles given their speed. Thus, with the advent of cars came stop signs and a legal obligation to come to a complete stop at a designated intersection. Such designation became the standard, red hexagonal stop sign, with the word STOP written in the middle.

ADMIN NEWSThe New Year is fast approaching and that means it’s

time to renew your weed abatement for 2019, the forms are at the Administration office. Weed Abatement is still only costs $100 per calendar year. For our newer homeowners, Carriage Manor provides an annual weed abatement service. We do not guarantee you will

never have a weed (that’s not very realistic) but we do go out to each lot monthly and if you find weeds in between, just call and we will quickly take care of it for you. This is the perfect option for our winter residents and full time residents who don’t fancy pulling weeds in 110° heat.

I want to remind everyone that the Front Desk does not provide change, so please make sure you pick up some when you’re out.

Do you have Renters coming in for the winter? Please make sure I have your 3rd Party agreements for all renters at least 1 week in advance of their arrival.

Please make sure you always write your lot numbers on the check for your HOA payments. This assures that your payments are applied correctly to your lot account.

Welcome back to another exciting season at Carriage Manor! One of the opportunities available for you to consider is serving on the Board of Directors.

There will be four positions open on the Board. If you are interested, you can pick up an application at the

Front Desk of the Administration Office. The deadline for filing and turning in your application to the Front Desk is Wednesday, January 4, 2019, at 12:00 Noon.

ARCThe ARC (Architectural Review Committee) is a committee which

oversees the rules and regulations for architectural guidelines provided by Carriage Manor’s (CM) governing documents. These guidelines can be found on the CM website and at the front desk.

The committee members voluntarily serve under the Board of Directors (BOD). Presently we have five members and a liaison from the BOD. The ARC assures that specific requirements are developed and maintained to promote a high quality environment for CM. These guidelines and regulations ensure the safety of CM residents and enhance the quality of CM resort. These guidelines change from time to time to meet the needs of a progressive resort.

The ARC meets on Monday and Thursday mornings at 7:30 to review CM application permits for enhancement to their property. Members of the committee are available throughout the year.

Remember, if you are changing the outside appearance of your property, a permit may be required. When in doubt, fill out an application permit.

From the ones Listed and Sold by Carriage Manor Realty, those total sales were $1,099,800.00. The owners of Carriage Manor Resort received ALL of the commissions on these sales

From the ones listed OR sold by Carriage Manor Realty, those total sales were $398,550.00. Carriage Manor Resort received one half of the commissions on these sales.

There was 7 which were listed and sold by outside Realtors totaling $648,400.00. The owners of Carriage Manor Resort received NO commissions from those sales.

We work hard to list and sell our own properties. When I am the listing agent I learn all about your property and by doing that I can explain to the Buyers all the benefits of YOUR place. I know what improvements you have done, when you did them, special elements within your place and even some “as is” items. I strive to have informed Buyers.

As of the typing of this article Carriage Manor only has 13 total listings and of those only 2 are under $100,000.00. We have never had this few. It is a Seller’s market right now and I have a folder full of Buyers waiting for the right property. If you are thinking of selling – this is the time.

If you’re not in the pool area from noon to 2:00pm you’re missing out on all the fun!

Water volleyball is played during this two-hour period and all you need is a swimsuit and a smile. This is a noncompetitive game that will still provide you with some good workout of arms and legs while laughing and giggling as you play. There is no spiking allowed (that’s about the ONLY rule we have) and you throw the ball to serve it. You may hit the ball as many times as you like. Like I said…there’s not many rules here. No office positions to fill, no dues to pay, and no meetings. What’s not to love?

Everyone is welcome over the age of 18 and during school breaks often younger people are invited to play.

Golf Club 2018-2019 Golf is a social club with benefits. It’s an opportunity to meet and spend time with some of the nicest

people in the park. We also have tournaments, parties, and volunteer opportunities. We sponsor two fundraising events (Pancake Breakfasts), and decorate and maintain the Putting Green located at the entrance to the center.

• Golf leagues offer a guaranteed tee-time at reduced rates. • Six leagues are currently available at six different golf clubs

during the week.• All golfers are welcome to join and participate. It is a great

way to meet other golfers from Carriage Manor.• Simply register, pay your dues, and sign-up to play.

(Membership dues remain at $10 for just one month or $20 for the entire season.)

Sign-up sheets are posted each week on the Golf Board across from the library. The sheets for the next week are posted on the day AFTER the date of play. You can sign-up as a single, with another group, or you can sign-up with your own group. There is no commitment beyond the round for which you sign-up.

Bible Studies for the 2019 SeasonOur small group Bible studies will begin the week of January 7th.

Please sign up in the Activity Office. All sign up sheets are on one clipboard, so find the time that fits your schedule and sign up with your name and phone number. See the leader of your group for the book we will use (the cost of the book is $10).

This season the women will be studying Women of the Old Testament. There are currently four groups for women. There is space for one additional group on Monday afternoon IF WE CAN FIND A LEADER. If you have questions or would like more information, please call Suzanne Till (585-721-2095).

A men’s group meets Friday mornings from 8-9AM. They will be studying The Twelve Disciples. The leader of this group is Larry Peelen. He has the books the men will use. The cost of the book is $10. THE BILLIARD CLUB had its 1st meeting of the Season, November 2nd. Carol Martin won the Free Draw for a New Pool Cue. Congratulations Carol. The Club has started to organize their Annual Spaghetti Dinner for Saturday, January 12, 2019. Tickets are $12.00 and go on sale at the Patio Grill - Dec. 3rd through Jan. 7th. Tickets will be available at Coffee Hour on Wednesdays as well.

The practice sessions will be held on the 1st and 3rd Tuesdays from 6:30—9:00. This is designed for people wishing to rehearse with the equipment they will be performing with without an audience. Comfort MakersWe meet in the sewing room weekly on Wednesday mornings

after coffee. This is usually from 9:00 to 11:00 am every Wednesday through March 27th, 2019. We make quilts for our local charities and Carriage Manor’s Sharing and Caring Club. Please come and help us put together quilts. We need the help. We need people to tie, sew, cut squares, iron, use our design wall to layout squares and pick out backings, all sorts of odd jobs. No experience is needed. We will teach you how to put together a quilt. You will have fun and leave with a good feeling because you are giving to others and making new friends, plus you may win a weekly door prize of a homemade item or a gadget or tool to help you with some other project.

Friendly reminder to our Creative Stitchers Club members. While packing for your return to CM, please check your stash for a “two yard cotton piece of material” to donate for one of our charity quilts as a backing. With each member bringing us two yards of material we can make 100 quilts, to say the least, and it cuts down the cost of us having to buy 200 yards of material at the average cost of $10.00 a yard.
