REPORT FROM THE BOARDNew Contractor for Landscape Maintenance Selected

After a detailed RFP process and lengthy review of four potential service providers, the Board has selected All Outdoor Lawn Service to be the community’s common property landscape maintenance provider. All Outdoor LS will begin maintaining the community’s landscape on April 5th. This change was made to gain the more

detailed service focus needed for certain areas of our regular maintenance.

Fresh Mulch & Pine Straw Applied

You May have noticed the new pine straw and mulch being applied throughout Royal Lakes’s extensive landscape islands. When completed All Outdoor LS will have applied 490 bales of new pine straw and 47 cubic yards of fresh mulch covering all islands.

Long-Damaged SMR Guard Rail To Be Repaired

The Board has been working with the County’s Engineering Department to have the severely damaged guard rail repaired on the Lake Victoria side of Sloan Mail Road (SMR). The County has agreed and has now added this guard rail to their list of repairs to be made. You may have notice the small fl ags the County has now placed

marking this location. County purchasing is now securing the contractor to perform the work and we anticipate the repairs being completed before summer.

Roads Repaired: SMR & Royal Lakes Drive

In January at the Board’s request Hall County Maintenance made road repairs at two locations in Royal Lakes. On SMR across from Northampton the heavy rains had washed out a portion of the guard rails foundation and was also threatening to undermine the road bed. At 4367 Royal Lakes Drive a small sink-hole had

develop in the street by the storm drain (also from the heavy rains). County Maintenance has completed the permanent repairs at the SMR location and has fi lled-in the Royal Lakes Drive sink-hole pending warmer weather to an asphalt patch there.

Royal Lakes Website Being Updated

The Board is in the process of completing updates to the “Royal Lakes Covenants and Forms” webpage on our website. These updates include both revisions to some of the existing forms and the addition of some new documents there for the community’s reference. We hope to have all these updates completed within the next few weeks.

ROYAL LAKES: SWIM/RACKET/CLUBHOUSE COMMUNITY PROPOSALThe Board of Directors has been approached by Royal Lakes LTD, LLC (i .e. the owners of the Country Club) with a proposal in concept to make Royal Lakes a traditional “Swim-Racket-Clubhouse Community” on par with the other similar nearby communities’ amenities (example: Sterling on the Lake, Chateau Elan, etc.) and elsewhere in north metro. The Country Club’s ownership has expressed some signifi cant business issues and potential property values concerns driving this proposal that warrant the Board’s due-diligence to examine this concept in more detail on behalf of our community and Association membership.

Essentially, what Royal Lakes LTD, LLC has proposed in concept is: unlike most similar communities, since the Royal Lakes Community does not have the common amenities that usually serve as the “social center” for the neighborhood, that the Country Club’s clubhouse, pool, and tennis courts should become common amenities accessible by all Royal Lakes property owners and residents. Obviously, there are many aspects to explore with such a proposed concept and the Board is looking into these now.

The Board expects by mid-March to have completed its analysis of this concept and verifi ed the business issues driving this proposal. We will then share all the information we have with the community’s property owners. This follow-up information sharing will be via email(s) and may likely necessitate the need for a community town-hall discussion afterwards.

The Board’s goal is to provide the community with the complete information once we have it in hand and allow the community as a whole to make a decision since it will aff ect every property in Royal Lakes for years to come.

Please bear with us as we work to obtain the necessary information needed in order to assess this proposed concept and be able to address our own, as well as your, questions.

Take a few minutes to stand on your street and examine your home. Here are some ways to keep your home looking fresh: have your roof cleaned, power wash your siding or sidewalks, paint the exterior of your homes (there is a form you can easily submit), trim overgrown shrubs, or spruce up your mailboxes (see other article).

We live in such a beautiful area. Your well-kept home will help maintain the integrity and community standard we are all accustomed to here in Royal Lakes.

Please submit a Structural Change Application to the Architecture Review Committee by going to the Royal Lakes website at royallakespoa.com. Keep Your Vehicles Locked: Unlocked vehicles sitting in driveways can be rummaged through and items left inside stolen. Please lock your vehicles, keep valuables out of view (or take them inside) and don’t leave garage door openers in cars parked outside. If you see something that seems suspicious, PLEASE CALL THE HALL COUNTY SHERIFF’S OFFICE IMMEDIATELY.

Garage sale: The spring community garage sale will be held on the fi rst Friday and Saturday in May, May 3rd and 4th. A reminder notice will be sent via email and in the next newsletter with instructions and contact information.

PLEASE DO NOT ALLOW YOUR DOG TO RUN FREE (UNLEASHED) OUTSIDE OF THEIR YARD. This is inconsiderate of your neighbors, their property and other dogs that are being walked on leashes or are in their own yard. It also creates a danger with neighborhood traffi c and to children and adults while outside.

Hall County has a leash law which requires all dogs to be on a leash at all times when on public property. When a dog is on his/her owner’s property it must be under the control of its owner. This law is in place to protect both members of the public and your pet from injury.

In short, please be a considerate pet owner and good neighbor by keeping your dog on a leash whenever away from your home.

MAILBOXESApproved Types, Styles & Maintenance – Community StandardsThe Royal Lakes Covenants Section III, Article 5.0 DESIGN STANDARDS, 5.5 Mailboxes – “The following standards provide direction as to the appropriate placement and design of typical site accessories.” Mailboxes - The Architectural Standards Committee shall design and supply the mailbox plans within the Royal Lakes community to insure continuity in design and placement……”

1. Current Standard Mailbox Types:

As of 2014, the Architectural Standards Committee has approved two types of mailboxes as the ‘Standard’ for Royal Lakes. They are:

A. The custom-built column style mailboxes that match the materials and color of homes built of brick, stone or stucco. (Below are just a few of the many existing examples within Royal Lakes):

B. The other mailbox design also approved for use throughout the community is the sturdy high-quality Black Cast Aluminum Mailboxes installed at most of the Kenwood section homes, and elsewhere within the community. These mailboxes may be purchased from Mailbox Refreshers, owner Ted Tatum – 770-827-5365 and Global Home Products, Steve Caldwell – 770-409-8292.:

Both vendors listed also have replacement parts, such as numbers, fl ags, doors and door inserts. Mailbox Refreshers also provides full on-sight repainting and repair services. Contact them for parts and repairs.

2. Non-Standard Mailboxes Currently in the Community:

Currently about 15% of the mailboxes within Royal Lakes are of a ‘non-Standard’ design, that is not one of the ASC approved design types. These

current ‘non-standard mailboxes’ are “grandfathered in”’ until such time as they need replacement due to disrepair and/or age. At that point non-standard mailboxes must then be replaced with one of the approved Standard mailbox types.

3. Routine Maintenance Requirements:

The mailbox is an extension of your home, and just like your home, mailboxes require regular care to keep them attractive and functional. Due to the intense Georgia sun, the metal components of your mailbox should be painted every 2-or-3 years to maintain their appearance and to prevent corrosion. The Royal Lakes ‘Standard” color for mailboxes and their metal post is black.

Mailbox numbers should be replaced immediately if they fall-off or fade. This is an important safety issue, reference the below section on mailbox numbers, safety and the law.

4. Mailbox Numbers: Safety and It’s the Law

Please note the very important, possibly life-saving, mailbox related issue: Street Address numbers required on mailboxes at all times by the laws of Hall County shown below:

Street address numbers are vital for any emergency vehicles to be able to respond quickly during an emergency at your home!

We hope this information is helpful and possibly inspires you to take a look at your own mailbox to see how it refl ects the pride you have in your home. Don't forget that a new coat of paint on your mailbox does wonders to freshen-up your home's appearance from the street.

Golf is such a contrary game, to the players, to the audience and fans, and to nature. Everything in golf depends on ...nothing... there are simply no guarantees, except immense frustration and occasional joy. Granted, we listen to the pros, we try to glean everything the latest guru may have to share with us - whether, it’s Haney, Harmon, Ledbetter, McClean, Pelz, Spiler etc. The

list goes on and on but when it comes right down to it, golf is dependent on the individual and no one else.

Hieroglyphics was an enigmatic language of signs and symbols until the Rosetta Stone was discovered in the late 18th Century. Finally, the world had the tool necessary for deciphering and decoding hieroglyphics. I cannot say whether it was an accident or divine destiny that the stone was discovered but I do know that it would have never been found without the diligence and determination of a few men and women.

To each man or woman reading this article and desirous of becoming a golfer or a better golfer, there is a “Rosetta Stone” waiting for you. It is up to you and you alone to keep digging, keep searching, and maybe one day you will be able to discover what works for you in your elusive quest for a repeating golf swing.

Royal Readers Book Club has changed the time that they will meet to 11 a.m. to 12 noon for book discussion beginning in March. Afterwards, those who wish may stay for lunch. The day of the meeting will still be the second Wednesday of

PROTECTING YOUR CELL PHONE NUMBER

Most of us carefully protect our Social Securiry bank account, and investment account numbers because they offer thieves a sure way to interrupt our lives. It is

equally important to protect the number on a cell phone because someone who steals it can quickly and easily become its owner.

If you use your cell number to sign up for sites and services, to log onto an app or a game on your phone, or to complete twofactor authentication, your cell phone number is at risk. Someone who learns your cell number can begin hijacking your accounts by having a password reset sent to your phone. A thief can also use your stolen cell number to break into your work email and documents, potentially exposing your employer to serious data theft.

So how can a hacker steal your ce1l number? One prime source is a data breach, and we hear about more of them all the time. A hacker can also find your cell number on the internet when you send it to a friend or a vendor, and some hackers even root through trash to find a phone bill that always has the phone number prominently displayed. With that information, the hacker can call the phone carrier and ask the customer service rep to "port out" the phone number to a different caruier or a SIM card.

That's all a hacker needs. As soon as the "port out" is completed, your cell number becomes active on the hacker's SIM card, enabling the thiefto send and receive messages, delete your data, take over your Facebook and Instagram names, and make calls as if they were really you. And the only way you'Il know about the theft is that you will suddenly lose cell phone service for no evident reason.

How can you protect your cell phone number from a hacker? The simplest way is to add a secondary security code to your cell phone account by contacting your ce1l phone carrier. By adding a secondary password or number to your account, you can ensure that only you can make changes to the account.

Each carrier handles secondary security codes a bit differently.

• Sprint and Verizon let you add an account PIN.

• T-Mobile allows you to set up a customer passcode.

If you use another carrier, call its customer service to find out how to add a secondary security code. If the carrier does not provide this safeguard, you might consider porting out your ceil phone number to another carrier that will allowyou to protect it.

Most new cell phones let you use your fingerprint to unlock the phone, so you won't need to worry about persons near you seeing you enter your passcode. However, it's a good idea to set up a secondary security code to be even safer.
