Unusual and Exotic Alaska Property For Sale – 120 Acres
A rare opportunity to acquire a remote and exclusive piece of property in Katmai National
Park. One of the largest and most diverse wildernesses in Alaska and the United States.
This land is secluded, remote and accessible only by aircraft. It includes buildings and
improvements that support an exclusive high-end fly-fishing business. The private
inholdings include 120 acres, bordering three lakes, two ideal for float planes, a large clear
flowing river, supporting a large and healthy population of world class wild Rainbow
Trout, plus all five species of Salmon.
There are less than ten privately held pieces of real estate in the 4.7-million-acre park.
Only four are large enough for commercial or private development. Two were developed
in the 1950’s, and this is the largest piece of property, at 120 acres, in the Katmai National
Park. One, 60-acre parcel, also belonging to the seller, remains currently undeveloped.
The developed property is suited for any corporation, business, or private entity, wishing
to possess an exclusive wilderness retreat that will provide endless opportunities to relax
and enjoy a multitude of outdoor activities; the most significant activity being fly-fishing
and wildlife touring. This fish and wildlife sanctuary that surrounds the property will
remain forever unchanged by man.

Unusual and Exotic Alaska Property For Sale – 120 AcresRoyal Wolf Lodge is in Katmai National Park and Preserve in Alaska. It is a well-
recognized fact that the region around Katmai Park is the best wild Rainbow Trout
country in Alaska, the United States, and most likely, the world. Alaska remains

where those seeking peace, quiet and isolation, can still experience nature in its
purest form. It rejuvenates our mind, body and soul, which creates content and
happiness.
Royal Wolf Lodge operates as a fly-out fly-fishing lodge from June 8 – September

ROYAL WOLF LODGE
Unusual and Exotic Alaska Property For Sale – 120 AcresRoyal Wolf Lodge can cater to nine to ninety year-old guests - man, woman, or
child (experienced or beginner). The lodge’s highly-experienced guide staff, it’s
efforts in providing access to so many different and unique fishing locations and
support to all visitor’s needs is what creates their repeat business and a sense of
extreme satisfaction for all of their clientele.
The basic four-month operating season allows for a 16-week season,
accommodating 12 guests (maximum) per week. The repeat clients that return
yearly, and others who return on a regular basis every two to four years, makes up
60% to 75% of the annual bookings. Most new clients have been referred to the
lodge by previously visiting guests. There are two primary fly-fishing booking
agents at this time: The Fly Shop in Redding, California, and Fly Water Travel,
based in Ashland, Oregon. Both agencies indicate that Royal Wolf Lodge has the
highest satisfaction rate of all lodges in Alaska, from trip comments or reports.
“It is clear and obvious that our location is without question the premier
location for wild Rainbow Trout, both in size, numbers and quality, using dry flies,
streamers, and bead/egg fishing opportunities.” Chris Branham, Owner
The reason Rainbow Trout populations remain high is due to the large number of
returning Sockeye (Red) Salmon, which lay millions of eggs, the Rainbow’s prime
food source. Eggs that hatch provide millions of salmon
fry and smolt for Rainbow Trout to feed on at other times
of the year. The changing climate, with warmer waters,
allow better survival during the long dark winter months.
Royal Wolf Lodge has had the highest salmon runs in
history over the past few years, which has helped rainbow
populations to increase in numbers and size. Though Royal Wolf Lodge focuses on
wild Rainbow Trout fishing, other resident species of fish are present, and include
Arctic Char, Dolly Varden, Arctic Grayling, Lake Trout and Northern Pike. All
five species of salmon travel and spawn in large numbers in the twenty to thirty
destinations surrounding the lodge. Sockeye Salmon (Red Salmon), are the most
prevalent, followed by Pink Salmon (Humpies), Chum Salmon (Calico), Silver
Salmon (Coho), and the largest in size, the Chinook or King Salmon. The lodge’s
home river, the Nonvianuk, running along with the Alagnak, is one of the most
productive spawning grounds for all of these species in the State of Alaska.
This is an extremely rare and remarkable piece of real estate in a location that is
the most ideal to peacefully enjoy the real outdoors that greatly benefits the mind,
body and soul.
