Fall is in the Air: Are You Prepared?Article by Mike Stotts

outdoor pipes should be wrapped with insulated tubing and protect certain outdoor plants with burlap.

Change the clocks, change the batteries. Smoke detectors and carbon monoxide detectors save lives... but only if they’re powered on by fresh batteries. Replace smoke and carbon monoxide detector batteries twice a year.

Prepare for the cold and flu season. Will your household be prepared if illness strikes? Check your pantry and medicine cabinet and update items you may need.

Be prepared. Review your family’s emergency plan or create one for the first time. Update phone numbers, addresses and contact information, and post an Emergency Information Page near your phone.

Safety first! Always be aware of your surroundings. Don’t overindulge in alcoholic beverages (if you choose to drink), make sure to take care of your friends and keep an eye out for each other, and always comply with any police advisories and requests.

And now with those essential home activities done, it’s time to sit back and “treat” yourself to some pumpkin spiced latte, cinnamon apple cider or eggnog—with or without the “spike”!

With autumn catching us in our summer wear and fall close behind, it won’t be long until the knock-knockin’ at your door will reveal a cavalcade of enchanted witches, swash buckling pirates and bestie minions.

And with the onslaught of cooler weather and frost soon nipping your pumpkin, it’s also the opportune time for you to be “Captain America” and tend to those household matters that may need your tender loving care before the holiday season revs into overdrive.

Check your heating equipment. When it comes to heating equipment maintenance and repairs, fall is the best time of year for a professional to perform necessary procedures to avoid disaster.

Water heaters need tender, loving care. Water heaters are a huge plumbing culprit. Have water heater checked at least once a year: have plumber inspect connections, flush water heater and drain sediment from tank.

Don’t forget the washing machine connections. The connections and hoses in the back of your washing machine need checking because hoses wear out and crack, and poor connections could allow water to leak.

Protect your pipes and plants. Avoid plumbing headaches: check thoroughly for plumbing leaks and know where the shutoff valve is located. Exposed

Fall is finally here, Halloween is just around the corner, and before you know it, you’ll be in the middle of the holidays. This time of the year is when the housing market typically begins to slow down, causing most home owners to wait until next spring to list their homes. So I figured that this would be the perfect time to address listing “Now vs. Waiting,” and you decide your best route.

Now: List now because interest rates are still at record lows, the stock market is still high, and the inventory (potential) competition also starts to decline this time of year. Homes can even feel more “homey” than usual with holiday lights and decorations. The main potential downside is to have to deal with inspections and moving during the holidays, and in general, landscaping doesn’t show as well this time of year.

Wait: If you don’t want to bother with the headache of selling your home during the holidays, wait and make the time to sell next year. I recommend that you be on the market by the beginning of March at the latest. That’s when the market picks up again and sales heat up. Closed sales usually spike in April, which means the homes are going under contract 30-45 days prior.

Enjoy this month’s newsletter chocked full of beautiful properties and market info. If you have questions, give us a call.

It’s a Good Life,

Rob Jensen Broker/President
