CONCEPTUAL AGENDA:

The central business district has seen an escalation in housing since the developer boom of Postcode 3000. A housing solu-tion that has sustained a middle to upper class professional demographic. Statics indicate that one of the poorest demo-graphics within the CDB are students.

Current demand for affordable student housing is outweighing supply. This studio will explore the notion of high rise multi density housing in the CBD as possible solution for affordable student housing.

Further, current political policies are indicating that funds are being directed to assist in the delivery of social services such as affordable housing. The studio will investigate opportunities to deliver student accommodation that engages in the ethics of space and form. RMIT has strived to deliver architectural excellence and has been an exemplar in the delivery of pedagogical space. These notions will become the basis of the architectural design proposals.

SITE AND LOCATION PLAN

THE BRIEF:

RMIT University in collaboration with the Federal government has committed to deliver affordable student accom-modation for 1000 students. This new facility located at 22 – 44 A’beckett St, Melbourne will encompass state of the art technology, recreational, living and learning facility. It will facilitate the op-portunity for a diverse range of students to integrate and explore the opportunities that contemporary living solutions may assist and complement the environment both physically and culturally.

The facility will be self sufficient in the use of resources and will pay back the green house gases used during construc-tion.

The PrototypeStacking and Repetition

Concrete Superstructure - Prototypes to be slotted into a pre-erected framework. - Columns used to support floorplates. - Concrete core

Cladding - Cedar Shingles

- Good sound absorption, enhanced by the profiling and broken surfaces. - Shingles and shakes are mostly supplied in random widths and only length and butt thickness is specified.- Treated with fire retardant - Shingles are taper sawn from blocks of timber and have a relatively smooth face and back- Australian hardwoods are naturally more resistant to decay than other woods and are also injected with CCA preservative to increase service life, especially when exposed to extreme weather conditions- this preservative is effective in resisting decay and discouraging the growth of fungi, moulds, and other surface vegetation- Recycleable

Prototype Structure: Steel

- Prototypes to be slotted into an already erected concrete frame and core. - Steel framing

Structure and Costs

Costs: at an estimate of $2000/m2 comes to a cost of approx. $92 million

This project aims to provide accommodation that will enhance the student experience at RMIT. It will do this by providing them a varied environment, one where they can interact with their peers, and learn from each other but also escape to their own private space if they so desire. The curved nature of the design provides calm, casual spaces for the students and academics to reflect in, but ones that make them think, keeping in mind Carlo Scarpa’s philosophy “they may be small rooms but they make the place of large breath”. This is enhanced by a great emphasis being placed on the natural environment, and the many rooftop gardens throughout. Additionally a wide range of facilities will be available, including communal study areas and a multi-purpose, hirable, ground floor which will host a range of events including including student functions, and even market days when students can create their own income.
