1 Free Market Appraisal We will provide you with a free market appraisal and advise on any work which may be required to ensure your property attracts quality tenants, paying the highest achievable rental amounts. We will take note of your requirements and discuss your expectations. We also advise on the most recent property legislation as it applies to your property.

2 Marketing and Advertising As soon as you instruct us your property will be available on our state-of-the-art website RileyMarshall.co.uk, and loaded up to the leading property portals such as Rightmove, Zoopla and Prime Location. Your property details will be optimised with photographs, transport links, and area maps. We spend the time to capture the most appealing images using professional cameras to best market your property. We can include your property in our high street office window display and our eye-catching boards will be arranged where permitted.

3 Approved Tenant Database Details of your property will be sent to our relevant applicants who are pre-approved to ensure they are suitable before we carry out viewings. Interested parties are required to provide a holding deposit to prove their interest is serious before we put forward their offer for your consideration.

4 Referencing All prospective tenants are fully referenced by our independent and specialist agency to check their identity, credit history, current landlord’s references and employment status to ensure the applicants can afford to meet the financial commitments, and will make a suitable tenant for your property.

5 Tenancy Agreement and NoticesMost residential property will be let on an Assured Shorthold Tenancy usually for an initial term of 12 months. However housing law is complex and we will advise on the best agreement at the point we find a tenant for you, whether it’s an individual or company let. Longer and shorter agreements can be set up with your approval and these can be negotiated with the tenants to suit you. We prepare a comprehensive and up-to-date legal document for the agreement, and for legal notices, to best protect your interests.

6 InventoryOur specialist professional inventory clerk can produce a fully detailed inventory and schedule of condition for your property including photographs. This is vital to protect your property and provide a detailed legal document in the event that there is a claim against the tenant’s deposit at the end of the tenancy.

7 Deposit A security deposit equal to six week’s rent will be taken at the start of the tenancy, as a financial bond against a breach of tenancy by the tenant. All deposits must be held in an approved Tenancy Deposit Scheme and we can organise this on your behalf as we are approved by the Tenancy Deposit Scheme and My Deposits.

8 Rent ManagementWhere we are collecting rent for you we will provide a monthly and annual statement of rent collected, and any deductions made for maintenance, fees etc. We will advise you at the first opportunity of any rent arrears, and rental incomes can be guaranteed via insurance protection policies which we can suggest if you wish.

9. FeesWe believe in being open and transparent about or fees, and we provide landlords with our fee structure and Terms and Conditions at the outset. Our fees are competitive and reflect the result we achieve for our landlords. There are special rates for landlords with multiple property portfolios and for property developers and our negotiators will discuss this with you if applicable.
