East of Multi-Sport Facility (Arena)
Proposal
Applicant is requesting that the 1.8 acre site be rezoned to allow for the establishment of medical offices and a restaurant. The Highway Commercial Zoning permit these uses.
The Official Plan Designation is Comprehensive Redevelopment Area and as such is supportive of the zoning change .
This development will be subject to the Site Plan Control Process.
Location Map
Site plan indicates 2 buildings , one immediately proposed and a future development.
Official Plan allows for provide of flexibility in the zoning and encourage a range of uses that are compatible( 4.12.2.3)
The Environmental review and Archeological investigation proved no major concerns. The D series guidelines will require special setbacks.
Site Issues
The site can support limited parking ,however , the garage will either have to be moved or cleaned out to allow cars to park inside. Another possibility would be the provision of tandem parking .
Applicant has declared he may possibly remove the shed in the future.
Problem with using lot to the north is that it is not zoned for parking, nor is it owned by the applicant .
