REZONING APPLICANT'S LETTER OF INTENT
The Applicant, Realtyland Development Company LLC, requests rezoning on
41.84 acres for the purpose of developing a Single Family detached subdivision. In
order to develop the site as proposed, the Applicant respectfully requests a rezoning
from R-1 00 to OSC. The subject property is located on Temple Johnson Road and is
found in the 5th district, land lot 002 in Gwinnett County.
The enclosed site plan indicates I 01 units on the subject site. The site plan
shows that the project will have one entrance onto Temple Johnson Road. The
1ninimu1n heated square footage for the ho1nes will be 1 ,800 sf for ranch homes
and 2,000 for two-story homes with a maximum height for the proposed dwellings
3 5'. The exterior of all dwellings will consist of a mixture of brick, stone or fiber
cement siding on the front fa9ade. The balance of the home may be the same or
wood, cedar shake or fiber cement siding. Price range for the units will start in the
$200's. Sidewalks will be provided on the interior streets and along the frontage of
Temple Johnson Road.
The project is proposed to be a conservation subdivision due to the heavily
wooded area along the rear of the property. The minimum required open space is
10.46 acres or 25% of the property and the layout provides 11.48 acres or 27.4% of
the property thus exceeding the minimum requirements. The required 50 foot
conservation strip is provided around the property and all buffers and open space
will be owned and maintained by the mandatory Homeowners Association. There
is also a proposed mulch trail system to be created around the property and in the
open space for use by the residents.
