Historically, the area surrounding 97 Lea Bridge Road is known for its deep industrial roots that date back centuries. However, as industry within the area has started to decline, Waltham Forest Council have taken action to disengage from these industrial ties. Accordingly, their intension is to reinvent the Lea Bridge area as a thriving local economy and a desirable place to live.
The 2012 Olympic Games and their legacy have been paramount in the transformation of East London. Since then Waltham Forest Council and its partners have been developing plans to ensure that the neighbourhoods in and around the south of the borough capitalise upon the investment in the region. 97 Lea Bridge Road is located within the North Olympic Fringe Area Action Plan, which has been identified by the Council as an area for investment and growth. With the reopening of the adjacent Lea Bridge station and plans to renew Lea Bridge Road, the Council envisages that this site, as a landmark development, will be seen as a catalyst for further regeneration.

The land at 97 Lead Bridge Road benefits from both country and city living, being a short walk from one of Greater London’s largest and most scenic green spaces, the Lea Valley Regional Park. Stretching 26 kilometres along the River Lea, with spectacular grasslands and expansive nature reserves, the park is a massive attraction for walkers, joggers, cyclists and outdoors enthusiasts. Equally, sport fanatics can enjoy some of the best sport facilities London has to offer.
Lea Valley Park’s exceptional facilities include one of London’s most famous ice rinks, superb equestrian venues and Hackney Marshes’ rugby, football and cricket pitches are plentiful. In addition the neighbouring Olympic Parks facilities include the London Aquatics Centre, Copper Box Arena, Lee Valley Velopark and the Lee Valley Hockey and Tennis Centre.

As well as these attractions for the physically active populace, the area offers a number of retail and entertainment opportunities. The success of Nearby Westfield Stratford shopping centre has emphasised the high retail demand in the area with 339 reputable shops and restaurants, including John Lewis and Marks & Spencer, as well as a 17 screen cinema, a bowling alley and casino.
97 Lea Bridge Road will benefit from several strong transport links. The recent reopening of Lea Bridge Road train station sits adjacent to the commercial space at 97 Lea Bridge Road. Commuters can enjoy frequent and direct journeys to and from Stratford, a major travel hub with connections to London Underground Central and Jubilee lines, DLR and overground services.
In addition to rail travel, there are excellent road links that provide immediate access to the west and east through Lea Bridge Road. This road leads commuters to other major roads such as the A12, North Circular and M25.
Overall, the development of this exciting new mixed use build will provide a valuable boost to Waltham Forest Council’s on going plans to regenerate Lea Bridge Road and the local economy. The existing high demand for leisure and retail services in the area further accentuates the investment opportunity these commercial units offer.
