According to Wilson & Harthome builders managing direc-tor Anthony Kinder, each yearthousands of homes were builtalong the Perth coastal stripand most owners were notwell informed when it came tobuilding specifications.

“If you are building a newhome within 1km of the beach-front, you will be required toinstall specific products to dealwith issues such as strongwinds and resistance to corro-sion,’’ he said.

“You should be aware thatthere is a wind loading whichcan affect items such as win-dow sizes and roof structure.

“Wind loadings come withspecific ratings and each hasrequirements for roof tie-down methods and compo-nents.”

Mr Kinder said that withregard to corrosion, galvanized

structural steel and stainlesssteel brick ties were a require-ment if building close to thebeach.

“In terms of roof cover, forexample, there are several dif-ferent levels of metal roofingoptions, and if your home iswithin close proximity to thecoast, then you should seekadvice from your builder aboutjust which product is needed.

“Another key issue toconsider when building on thecoast is the position of thehome. Most homes on thecoast face west so when youdesign your home you have toconsider other issues such assolar orientation if you are try-ing to maximise the view.”

Mr Kinder said special prod-ucts/requirements for buildinga new home on the coast canadd costs to the overall budget.

To avoid unnecessary sur-prises, your builder should helpyou identify these costs beforethe final building contract issigned. ■

Mr Hobbs saidaccording to UnitedNations estimates, Aus-tralia had the jointfourth-highest lifeexpectancy in the world (equal with Switzerland)over the period 2005 – 2010.

“Advances in medicine and improvements inlifestyle mean that this generation now has theprospect of living much longer than previous gener-ations,’’ he said.

“This means that we need more money to fundour retirement as we are living much longer andstaying healthier.

“Relying totally on superannuation to fund yourretirement may not be enough, given longer lifeexpectancy rates, particularly with the current rel-atively low level of contributions made by mostaverage income earners.”

Mr Hobbs said by investing in well located realestate, people could enjoy the prospect of theirinvestment increasing in value.

“Over the last 30 years, for example, the medianprice of a home in Perth has increased from around$38,000 in 1980 to around $480,000 in 2010 – rep-resenting a more than 12-fold increase in propertyvalues over the past three decades,’’ he said.

“Astute investors who purchased properties inhigh capital growth areas would have achieved evengreater levels of capital growth over the 30-yearperiod.”

Mr Hobbs also encouraged younger people toinvest in property as an attractive option to supple-ment their superannuation contributions.

“There have also been recent changes to super-annuation laws which make it easier for people touse their private self-managed superannuation fundsto invest in property,’’ he said.

“Over the longer term, the outlook for the WAproperty market remains very positive, so investingin property as part of a retirement plan should begiven serious consideration as a form of long-termwealth creation.”

Harcourts ‘give’ leadsto big Telethon ‘take’

AS part of its ongoing charity contributions,The Harcourts Foundation has presentedTelethon with a $20,000 cheque.

Supported by Channel 7, the 25-hour liveappeal on November 13-14 raised a record-breaking $9 million to improve the health andlives of children and young people in WA.

Harcourts WA chief executive AndrewMoore said the company’s charitable arm,TheHarcourts Foundation, was part of its sevenfunding grants, which aim to provide financialsupport for local communities.

In its first years, the foundation raised wellover $760,000 in donations from Harcourtsstaff, offices and clients.

Don’t overlook olderunits or apartments WHEN looking to invest or break into theproperty market, older style apartments ininner and near city suburbs should not beoverlooked, according to Jones Ballard Proper-ty Group director Shaun Yeo.

Mr Yeo believes that older style town hous-es, units and villas in high capital growth near-city areas such as Como, South Perth,VictoriaPark and Rivervale remain relatively underval-ued, despite rises in property values over thepast five years.

“A selection of older style apartments inthese suburbs priced from under $350,000 arecurrently available,” he said.

“Buying an older style apartment in a primelocation offers investors and first-home buyersthe opportunity to achieve high rates of capitalgrowth over the long term.

“In Como, for example, the median price ofhigher density homes such as units and apart-ments has increased on average each year by12 per cent during the past 10 years.”

Mr Yeo said one of the key rules in realestate was that land appreciated while build-ings depreciated.

“Many of these older townhouses, units andvillas in near-city areas are now approaching 25to 30 years of age and therefore can be pur-chased for close to land value because thebuildings are almost fully depreciated,” he said.

“The land content of these older units canbe quite high because they were constructedat a time when building land was more avail-able.

“Some older style townhouses in SouthPerth have rear gardens in excess of 60 squaremetres compared to new townhouses whichcan have courtyards as small as 20 squaremetres.”

The location of these older style units innear-city areas therefore represented excep-tional investment opportunities for astuteinvestors wanting to capitalise on rising landvalues and increasing rental returns. ■

Albeit Stirling High-way is home to manyhigh-end furnitureretailers, Sam says thatMobilia differs in itsservice as a local man-ufacturer, meaning aquicker turnaroundtime for a custom-made piece.

“We are a young, uncluttered design teamwith so many different style influences,” hesaid.

“There is nothing we won’t touch – my dad,especially, loves a challenge.”
