Suburbs’ homesof distinctionSEVERAL striking new homeswithin the western suburbs gar-nered accolades recently at the2011 WA Architecture awards.

Held annually, the awards cele-brate outstanding architecture,honouring excellence in thedesign of residential, commercialand public buildings in WesternAustralia.

The Coombe in Mosman Park,designed by Richard Sklarz, and aPennell Road residence in Clare-mont by Hartree + Associatesarchitects were awarded in theresidential architecture - housescategory.

The judges were impressed bythe enormous constraints facingthe 881 sq m wedge shaped site atthe Coombe, with its steep slopesand tough geology.

They said the beautiful home –a precast concrete, stone, glasszinc and copper building –addressed the challenges, and indoing so created its own uniquesense of place.

David Hartree, of Hartree +Associates Architects, said theinspiration behind the design ofthe Pennell Road residence was a1970s caravan which, accordingto an ageing neighbour, had beenabandoned on the vacant lot forsome years prior, as an enclosedcontinuous curvilinear structure.

“Suspended over the transpar-ent living spaces below, it gener-ates interesting lighting effectsthroughout the day and night,” hesaid.

“Walls of glass and slidingscreens transform the internal

spaces to spill out visually andphysically to adjacent outdoorspaces, combining outdoor living,garden and the sky with relax-ation, tranquillity and poolsideconversation.”

199 Hamersley Road in Subia-co, designed by Paul Wellington &Elizabeth Karol Architects, alsoreceived a commendation in thiscategory.

It also garnered an interiorarchitecture award.

Interior designer Christian

Lyon’s home, Lyon Residence inPeppermint Grove, was re-mod-elled by Walter Hunter & PennyWatson Architects, earning thema commendation under the alter-ations and additions category.

All WA award winners willprogress to the Australian Insti-tute of Architects NationalAwards to be judged against thevery best architectural works inthe country.

The National Awards will beannounced on November 3. ■

THE cooler weather could provide a ray ofhope for astute property sellers.

According to Peard Real Estate Group CEOPeter Peard, winter provides a window ofopportunity for those wanting to sell theirhome.

“There tends to be less competition fromother homeowners who generally wait untilspring to sell their property,’’ he said.

“This is particularly the case in coastal areaswith Peard generally recording a jump of over

20 per cent in listings beginning from Octoberin oceanside suburbs such as Mindarie, Iluka,Hillarys, Sorrento and further south in Rock-ingham and Mandurah.

“Another advantage is that potential buyerswho are active in the housing market duringwinter tend to be more committed andfocused on purchasing a new home.”

Before putting their home on the market inwinter, sellers needed to make sure their homewas attractive to potential buyers.

“Make sure your gardens are well presentedduring the winter months because the streetappeal of the property is generally a big sellingpoint for a home,’’ he said.

“It is a good investment to fertilise yourlawns regularly to keep them green and strate-

gically placing plants in the garden which bloomduring the winter months.

“It is also proven that people react morefavourably to property shown under brightlight than dark, so sellers should maximise thelight entering the home.

“Such as having home opens around lunchtime and opening all drapes and blinds andturning on lights.”

Mr Peard said your home should be also bewarm and inviting.

“If you have heating, make sure that it isworking during home opens,’’ he said.

Mr Peard advised taking a flexible approachto home inspections, as attendance duringweekend home-open times could sometimesbe low due to bad weather. ■

Million dollarsales stillmake mark

DESPITE a sluggish real estate market,over 140 suburbs in Perth had million dol-lar property sales for the year endingMarch 2011.

The latest figures from REIWA show142 suburbs recorded individual propertysales of at least $1million during this 12-month period, including southern suburbslike Kardinya, Bull Creek, Palmyra, Beeliar,Jandakot and Munster.

According to Graeme Baxter, chiefexecutive office of ACTON Real Estate,the number of suburbs with million-dollarproperty sales had remained stable overthe last two years with some 137 Perthsuburbs recording million-dollar salesduring the year ending the March 2010quarter.

“Overall, million-dollar property salesnow account for nearly 9 per cent of allhouse sales in Perth which is a very posi-tive result taking into account the impactof rising interest rates over the last year,’’he said.

“One of the most significant trends inthe million-dollar Perth property market isthe growing number of property sales inlifestyle markets which are not usually asso-ciated with the prime riverside suburbs.”

Million-dollar sales were also recordedin Mindarie, Iluka, Duncraig, Hillarys,Marmion, Mullaloo and Sorrento in thenorth and Darlington, Gooseberry Hill,Kalamunda, Lesmurdie and Wattle Grovein the Hills.

“In recognition of these growing num-ber of million dollar property sales inregional areas of Perth, ACTON hasstrategically opened several new offices,”he said. ■

“I had had my eye on it for a while,” sheadmits of the building, which with its high ceil-ings, large sash windows and timber floors is aperfect fit for the mix of textural, contempo-rary, earthy and organic pieces she stocks.

Adri-Ann and husband Rob, a builder,movedto Perth from Johannesburg in 2005 with theirdaughter Camdyn.

Before coming to Australia, Adri-Annworked in the chemical industry and dabbledwith design on the side, having grown up withan architect father and interior design mother.

Several years ago,Adri-Ann and Rob boughta beach house, which they rent out inGnarabup (just outside Margaret River) – alsocalled Blu Peter – and filled it with eclectic fur-nishings reflective of the concept’s store style.

“The key is mixing modern with afew old, earthy pieces,” she said.

“An interior that’s toomatching tires easily,” shesaid.

As for the name, BluPeter was derived from abeachside tavern in CapeTown where one after-noon early on in theirrelationship, Rob assertive-ly told Adri-Ann “I’m going tomarry you.”

More then 15 years later, thename still has resonance for the couple.

Adri-Ann also operates herinteriors consultancy business,Red Brown Design, out of theNorth Fremantle store.

From African headdress wallhangings to sculptured coffee tables,Blu Peter’s range of decorator piecesis diverse.

So diverse in fact, Adri-Annesays merchandising the storecan be problematic.

“Give me a house and I know exactlywhere I want things but in here, I um

and ah for ages about wherethings look best,” she laughs.
