Weigh up off-the-plan buysLIMNIOS Property Group chiefexecutive James Limnios told Residentialthat buying off the plan had its advantagesand disadvantages.

He said potential buyers should dotheir research before entering into acontract to buy an apartment off the plan.

“Buying off the plan has proven popularin recent years as property buyers andinvestors have sought to head off risingconstruction costs by locking in priceswith a relatively small deposit,’’ he said.

“The risk for buyers is that they maynot always end up with the product theywere promised.

“For example, there are a number ofdevelopments in the inner-city area thatare being promoted as luxuryapartments, with buyers purchasingproducts that have no skirting boards,

inferior carpets and window treatmentsand budget fit-outs in the kitchen andbathroom areas.”

Mr Limnios said the demand for luxuryapartments in Perth had increased due tothe growing number of empty-nestersand baby boomers downsizing.

“At the same time, buying off the planis also very popular with investors who,in some complexes, account for morethan 50 per cent of off-the-plan sales,’’ hesaid.
