That’s how easy it is to sell a homethrough auction isn’t it? Wrong.

With Perth property sellers divided onauctions, those who do choose to selltheir home via auction need to know thatan auction is not a ‘quick sell method’, it’ssimply a way to gauge interest and find outthe market value of their property.

RWR Real Estate licensee MarkRobinson said there were many reasonsthat someone should choose to auctiontheir property rather than put it straighton to the market.

“I wouldn’t recommend auctions toeveryone, but everyone should considerit,’’ he said. “However, it’s best suited tosellers who want a definite sale, aremoving or are tight on money and need toknow they’ll be out of the home withinthree months.

“An auction is a method of selling which

removes price from the equation toascertain the value recognised by anypotential buyers.

“For instance, how much you’re willingto spend on riverfront views could be lessthan the next seller. A property on auctionis worth what someone is prepared to payfor it.”

Mr Robinson told Residential thewestern suburbs were one area in Perth

where auctions were used readily becauseits buyers were more commercially savvy.

“A home could sell prior to the auction,under the hammer on auction day and afew days later under buyer’s conditions,’’he said. “And in WA it’s very common fora property to be passed in and negotiatedsoon after.”

When asked if Perth property buyerswere scared of an auction, Mr Robinsonsaid it was more a case of them not beingfamiliar with it.

“Because most people have to borrowmoney before they can bid at auction, andthe banks will not lend them the money ifthey fall outside their perimeters, noteveryone is confident in buying a propertyunder the hammer,’’ he said. “Noteveryone can make a cash offer, and withfinance taking about a month to get now,it’s becoming harder and harder.”
