Don’t fall into common traps

MAKE the sale of your home a pleasantprocess by avoiding a few simple mistakes.

Jones Ballard Property Group directorShaun Yeo said the latest REIWA figuresshowed that there were around 15,600homes for sale in Perth, a jump of more than40 per cent over the last year.

“It is now taking more than 70 days tosell the average home in Perth due togreater competition among propertysellers,’’ he said.

“While many sellers are finding it morechallenging to find a buyer, the reality is thateach week in Perth hundreds of propertiesare still being sold.

“Sellers have to take a pragmaticapproach when listing their home for saleand avoid common mistakes which mayresult in the property being listed for saleover a long period of time with the sellereventually having to accept a disappointingsale price because it had been overlookedby the vast majority of property buyers.”

Mr Yeo said that sellers should avoid thefollowing most common mistakes that couldfrustrate the sale of their property.Mistake 1: Believing the property isworth more than its true market value

This leads to overpricing the propertyand the result that after several months itremains unsold. The longer the property is

on the market, the greater danger of itbecoming ‘stale’.Mistake 2: Placing the home on themarket before it's ready

Most times this happens because theseller gets impatient. In such cases it iscommon for the property to come on themarket with the horrible carpet (that getsreplaced during the marketing of the home).Presentation is everything – so get the workdone before marketing the property. Mistake 3: Overlooking the importanceof the street appeal of the property

If there are several homes for sale in thearea at a similar price, buyers will be leastlikely to inspect the property that is poorlypresented from the outside.Mistake 5: Getting emotionally involvedin the sale of the home

This is one of the biggest challenges homesellers face when putting their house on themarket. Once you decide to sell your house,

it’s no longer a home, but a product. Theproperty needs to be prepared, marketedand priced as a product. Mistake 6: Trying to cover up problems

Homebuyers are much more informedabout building and maintenance issues. Forexample, if during a closer inspection, thepotential buyer finds faults with theswimming pool or bore, they quickly loseinterest because they will then believe otherproblems have been hidden.Mistake 7: Not allowing the selling agentto do their job

For example, home opens are now a veryeffective way of selling a home becausebuyers like to visit a home in an informalmanner. Some owners however, do not likehome opens and as a result they areexcluding a large number of potential buyersfrom viewing the property. Once ahomeowner hires an experienced sellingagent, they should follow their advice. ■

Landlords urged to review rents regularly to keep paceWITH rental vacancy rates now falling inPerth, landlords have been urged to reviewrents on a regular basis to make sure theyare reflective of market prices.

According to Jones Ballard PropertyGroup, weekly rents had not been regularlyreviewed by a private landlord for theirproperty on Labouchere Road, SouthPerth, with the property being leased for$400 per week when Jones Ballard tookover the management of the property.

After a review by Jones Ballard, theproperty was re-leased for $470 perweek, meaning the property will nowgenerate over $3600 in additional

rental income during the coming year.Jones Ballard operations manager

Cassandra Mason said the company leaseda record 40 properties during February andhad already leased more than 20 thismonth.

“This high demand for rental propertieshas meant that our rental vacancy rate hasfallen to 2.9 per cent and there is now anupward pressure on rents,’’ she said.

“Jones Ballard regularly reviews theweekly rents of the properties we manageand current reviews are resulting inaverage weekly rents rising between $10 to$20.”

Ms Mason said if landlords did notundertake regular rental reviews, theycould be missing out on thousands ofdollars in rent each year.

“Many private landlords, such as theone on Labouchere Road, very often do not have the time or experience toreview and re-set weekly rents, incontrast to landlords who use the servicesof property management companies,’’she said.

“With weekly rents now rising in Perth,this regular review of weekly rents is nowparamount to boosting their annual cashflow.” ■
