overall appeal, and a home that is not aestheticallypleasing from the road might not get a look in.

“Your style or colour may be terrific to you, butsimply ghastly to many buyers out there,” he said.

Developers’ incentivesmake it hard for sellers

PROPERTY sell-ers along the north-ern coastal stripnow have to factorin fewer buyers andgrowing competi-tion from major newland developments.

Licensee of PeardCox Real Estate inMindarie, SharonBotha, said sellingconditions forestablished homeowners in the$350,000 to $750,000 price rangewere now being challenged in thenorth coastal area as land devel-opers crept in along the northcoast to Yanchep.

“In particular, land developersare now offering very competitiveprices and added bonuses in thearea, which mean that a block ofland can now be purchased forwell under $200,000, some start-ing from as low as $174,000,’’ shesaid.

“This competitive pricing bydevelopers is further underlinedby the fact that some estates wereadvertising new house and landpackages from as little as $320,000and just recently, a developmentoffering fully finished packageswere starting from $339,000 for afour-bedroom, two-bathroomhome including floor coverings,window treatments, aircondition-ing, landscaping, reticulation andfencing.”

Ms Botha said Peard Cox wasthe largest selling real estateagency in the area, accounting forproperty sales in excess of 30 percent in some suburbs surroundingMindarie.

“Buyers are nowshopping aroundand they will buy anew building lot orhouse-and-landpackage rather thanan established homeif they view this asoffering better valuefor money,’’ she said.

“Overall, themost recent salesfigures show that

established property sales in Perthhave fallen by around 10 per centcompared to this time last year.

“The major push by new landdevelopers to sell blocks of land inthe outer suburbs of Perth hashad a significant impact on estab-lished sales, especially at the bot-tom end of the market, wherefirst-home buyers are very active.”

Ms Botha said in areas such asMerriwa and Clarkson, where themedian house price was between$351,000 to $405,000, sellersneeded to correctly price theirproperties and ensure they wereproperly presented to achieve apleasing selling price.

“Peard Cox is finding that buy-ers are now looking for ‘extras’ inan established home such as air-conditioning and outdoor livingareas/features due to the impactof marketing bonuses beingoffered by land developers,’’ shesaid. “In the current market, buy-ers are now looking for real valuefor money when buying an estab-lished home.

“Properties that are poorly pre-sented or overpriced tend to beoverlooked and, as a result, stayunsold for many months.” ■
